    I am writing to formally file a complaint against the developers (B&F Development and PSMT HOA) responsible for managing The Ridge, located in ***********, ***Over the past several years, the developers have consistently failed to fulfill their obligations to our neighborhood community. Despite increasing annual fees for homeowners, they have not delivered on promised services or completed critical amenities.Most notably, a community pool that was proposed and initiated years ago remains incomplete. There has been no clear communication regarding the delays, updated timelines, or an expected completion date. This is a highly anticipated amenity, and its prolonged incompletion is both disappointing and unacceptable.Additionally, the front entrance to our neighborhood is in visible disrepair. It has needed maintenance for a significant amount of time, yet no action has been taken to address it. This not only affects the appearance and pride of our community but also potentially the value of our homes.Multiple emails and inquiries have been sent to the developers by residents, including myself, regarding these concerns. However, there has been no response or acknowledgement. This ongoing lack of communication and transparency is deeply frustrating.Furthermore, we have not been provided with any clear or detailed financial statements explaining how our HOA fees are being allocated. Given the absence of completed projects and the lack of basic maintenance, many homeowners are increasingly concerned that our funds may be mismanaged or misappropriated. We believe this warrants closer investigation.We respectfully request that the BBB look into this matter and urge the developers to take accountability for their responsibilities to our neighborhood. Homeowners deserve transparency, action on promised amenities, and reassurance that our money is being used appropriately and lawfully.

    The development team hired a pool vendor to complete the amenity as discussed.  The contactor has been delayed, no doubt, however, they (the vendor) has not provided the *** with updates for the purposes of a timeline.  As much as we have inquired, no response, update, nor timeline has been provided.  Unfortunately, we are at the mercy of the vendor.  

    The front entrance was enhanced within the last year at the request of The Ridge homeowners.  The sign was requested, meetings transpired with homeowners from The Ridge, which resulted in a new design for each of the entrance monuments.  The redesigned was approved by the ****************************** and a vendor was hired to make and install the redesigned sign.  The base footing of the sign is that of fieldstone and if there are any stones that fall off, they are periodically replaced.  

    Financial information is made available through the private, password protected homeowner *** portal.  The *** has communicated with The Ridge owners multiple times with instructions and guidance as to where the information can be obtained.  At the current time, there are at least three (3) months of *** Balance Sheets and Income Statements.

    We purchased our home in 2020 from ********************, but the neighborhood was first started in 2019. It is now 2023, nearly 4 years since ******************** first broke ground on the neighborhood and our roads are still UNPAVED, riddled with potholes, and we have NO SIDEWALKS. The neighbors have been in communication with the developers, their realtors, and even the property management company and no solution has been brought forward. We have gone as far as to notify the city and the mayor and it is now to a point where ******* Homes cannot finish building on the 9 remaining lots in our neighborhood until the roads are paved, but still NO road improvements or sidewalks. ******* Homes has washed their hands with responsibility for Brookside II subdivision now that they are on to building $700k+ homes in Smyrna and ***********. I would strongly warn anyone considering moving into a ******* Homes Subdivision that you will likely not be satisfied. They over-promise and under-deliver time and time again. If they promise your neighborhood will have a pool, they'll remove it from the plans right before completion. If they promise they will pave your roads, they won't pave them to even respond to city and resident requests .

    ******, your comments hurt but we truly understand the frustration.  Unfortunately, ********************** is not the developer.  The developer is responsible for the roads and common areas.  ********************** buys the lots from B&F Development.  We will pass your concerns over to The Developer and are hoping for a resolution soon.
