Contractor breached *************** in an incomplete project with faulty craftsmanship. Renovation of a bathroom: itemization missing in contract (he"forgot"); quoted $15,000. Despite paying for everything to be taken down to the studs, walls were plaster, in good condition so were instead freshly painted over. We were told this saved us $500. Understanding that they were plaster & that their demo/removal is a larger process than drywall replacement, $500 is light. It's difficult to see the entirety of $15k having been put into the bathroom.$35k deck needs to be rebuilt: stairs not attached properly; deck is not affixed to the house.Concaves in upstairs hallway: acknowledged by the *******. This project was completed without his supervision. Also, humps are on main floor & these complaints have gone unfixed. We were told that he will not come back out to our house. (Was on the job once between ************* 2022, while the work was still occurring). He was inside the house (downstairs only) one time; less than 10 minutes. ************* owner confirmed sub-flooring issues & said the contractor needs to redo the sub-floor. In an email sent from the contractor two hours later, he prevaricated regarding his communication with the flooring guy & told me he wanted to be paid & that there is "basically nothing wrong with your floors." ********** inspection indicates *****% completeness: $5,016 plus the $1,260 from items in the contract owed back to us. Total amount paid for the new floors is $13,500 & they are in need of adjustment.Rough estimate for fixing everything reported above: $70-$100k. This doesn't include money owed from joists that do not match those in the contract, the unfinished bathroom or monies owed from the contract for items we purchased. Also: issues with water collection in new master bathroom HVAC & the floor under the new Bilco doors is covered with ************** from constant water flow.We have additional supporting documents.

     Complaint: 20770068

I am rejecting this response because:

This response is a personal attack devoid of an attempt at remedy.  It solidifies my claims:  because Robinson is unable to factually refute the observations, reports and actual issues we are experiencing, he blathered in a way that does not address the situation.

Further, he is shamefully dishonest.  It is challenging to do business or resolve issues with liars.

Interestingly, his first instinct was to ignore this complaint, but because he is now understanding that we are pursuing our options through various avenues, he copied and pasted a letter written for another forum and comically responded to the Better Business Bureau two months later.

This letter exemplifies his continued refusal to even acknowledge that my house is in code violation, unsellable and fraught with faulty craftsmanship throughout.  Because of his refusal to cooperate, listen and understand, we are at an impasse.

    Regards,

This letter confirms that alleged contents of a conversation purported to have been exchanged between attorney ******* ***** and Larry Robinson did not occur.

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the response. If no reason is received your complaint will be closed as Answered]

     Complaint: 20770068

I am rejecting this response because it is largely off-topic and there is no adequate evidence provided that address the matter at hand:

Regarding the conversation with attorney ******* *****:  nobody ever said the conversation did not occur; its the contents of the conversation about which Larry Robinson does not remember.

Larry Robinson, again, is missing the details of the complaint:  just because the house is safe enough to live in does not mean it does not violate codeSpringfield Township refunded permit fees in acknowledgement of the fact that our deck is not properly supported or affixed to the domicile, and the roof was not approved by the township.  Morever, all future permit fees have been waived because the work needs to be fixed.  This is some of the proof of the improper craftsmanship performed on my home.

Regarding We never ignored any complaints: I have a 100-second voicemail with Larry Robinson stating outrightwhile we were under contractthat he will not come to my home, personally, to meet with me to go over our questions.

Larrys continued whining about the $5,000 is, at this point, comical:
he did not complete the bathroom renovation as promised, saving well over $5,000
o   did not demolish or remove the plaster walls and ceiling
o   did not install a new window
o   did not complete rough electrical or plumbing that would have come with completion of that portion of the project
o   there are items from the contract that we bought for which we should have received money back.
All told, these monies total more than $5,000.

The only recourse he has used in his communications is an overuse of untruthful when talking about others' communication.  Attempts to provide evidence have not supported the argument.  For example, the *** merely enables us to live in the house and not be endangeredit has nothing to do with the poor quality of his craftsmanship.

Further, should we have to vacate the premises for safety, he would be liable for fees incurred for our board and lodging, as our house was certainly livable before his work was performed.

    Regards,

    **** *******
