    I am writing to formally submit a complaint against Home Property Management regarding my recent experience as a tenant at ********************. Nanticoke PA ***** I feel compelled to share my concerns, as my experience has been far from what was portrayed in their seemingly positive online reviews. From the moment we moved in, my family and I have faced numerous issues that have significantly affected our well-being. Within weeks of our move, we started experiencing health problems, which have been exacerbated by poor living conditions. My children, who have asthma, have been particularly impacted, and its alarming to see their health decline due to our living situation. We have been treated rudely when expressing our concerns, and the management has shown a blatant disregard for addressing the problems in the home. Despite our attempts to communicate and seek solutions, our requests have been consistently neglected. Instead, we have faced harassment regarding rent payments, while urgent repairs have gone unaddressed. The situation escalated quickly; within just two weeks, we discovered broken locks on the back doors, which left us feeling unsafe in our home. Additionally, a water leak caused us to be without water for an entire night. When we attempted to address these issues, we were informed that they were our responsibility. A subsequent inspection of the basement revealed alarming conditions, including extensive black mold and signs of ongoing water damage. This experience has left my family feeling traumatized and anxious, and we are genuinely scared of the implications these living conditions may have on our health and safety. I urge you to investigate Home Property Management and their practices. It is concerning that their positive reviews do not reflect the reality of their services and the living conditions they provide. I would like a full refund of $2,822.56 Thank you for your attention to this matter. ******* ******** ************************

    Dear BBB Representative,
    Thank you for bringing this matter to our attention. We take all tenant concerns seriously and are committed to addressing them professionally. After thoroughly reviewing the situation, we would like to clarify the following points regarding the passing Certificate of Occupancy, livability and rental condition in addition to the tenants lack of fulfillment of the rental agreement terms and violation of the terms in moving out without notice or cause:
    The City of ********* did a Full inspection of the property and deemed is safe and livable by all standards of habitability (see attached for that successful report). This report alone from the formal city inspector shows that for the ~1 month the tenant resided in the property that it was inspected and No deficiencies were found. This included an inspection of the basement, bedrooms, kitchen, and living space for anything that may cause a concern.
    Claims of Well-being and Health issues are unwarranted and new information we have not heard of until now: This is the first anyone from the Management team has heard of these alleged issues. I personally checked all email and text communications and there was no mention of health or well-being issues. Ive personally inspected the basement and see no signs of mold. A formal inspection was done

    Move-In and Move-Out Dates: According to our records, this tenant was a tenant of ours and they did occupy the property from August 23, 2024, and subsequently did not pay rent and vacated the premises without notice or reason on September 20, 2024.

    Notice of Move-Out: Unfortunately, no 30-day notice of intent to vacate the property was provided by the tenant, as is standard protocol per our 1 year lease agreement.


    Court Proceedings: Contrary to the claim, we never initiated any court proceedings. The tenant did not reside at the property long enough for such actions to be required. Outstanding Fees: In addition to the back rent there was tenant damage to the property that has not been remedied.

    We are committed to resolving this matter amicably and invite the tenant to reach out directly to discuss the return of the security deposit and any outstanding balances. Should you have further questions or require additional documentation, please do not hesitate to contact us.

    I am rejecting this response because:

     

    Unfortunately, much of the information in the response is false. I have all the documentation to prove my claims, including certified mail that was sent the Monday after my family moved out, which went unacknowledged. However, they chose to respond to the BBB instead.

    During my time as a tenant, I was spoken to rudely and was explicitly told that my concerns were not a priority. The inspection referenced in their response was conducted briefly, and notably while my family and I were in the home. The basement, where an ongoing pipe leak and black mold were present, was never accessed. The dates and many statements in their response are inaccurate. My family had to endure inhabitable living conditions due to black mold and consistent negligence on the part of the property management.


    To accompany my previous statement, I want to make it clear that the property was not damaged by us- and I do not owe any late fees, as I have receipts to prove timely payments. I will be pursuing the return of all the money that was wrongfully taken from me due to the significant inconvenience of moving my family into the property, only to have to vacate within the same month. This was caused by the lack of communication, decency, and the health issuesboth mental and physicalthat my family and I endured as a result of these unacceptable living conditions.

    Its also alarming that the city inspector signed off on the property as passing when there were no smoke detectors in the home, and he failed to access both the basement and the attic during the inspection. It raises concerns that he may be working in the interest of the property management rather than conducting an independent and thorough inspection.
