Save yourself time and money. They attempted to place an eviction on my rental record because I refused to pay for an out dated dishwasher that should have been replaced. Obviously they were unsuccessful with that because I moved before the hearing. They are now attempting to charge me for breaking my lease, the dishwasher which was over $400 and broken blinds. I took pictures of the entire unit. I would advised if you rent here take photos Before and after. They have since sent a final bill requesting over $5,000 which they arent getting, at least not from me. I now have to go to small claims court to recover my $1,100 deposit and stop them from placing charges on my credit report. Yea the units are inexpensive, but there is lots of previous damage they refuse to fix. They want tenants to pay for their appliance replacements. I dont think they have property Insurance only liability which is why they continue to patch over leaks causing black mold and collapsing ceilings.T & R Properties, Inc.

Where do I start? Honestly? I live at the Butler, PA property and I can tell you right now that the CEO, the properties manager, etc. have never stepped foot here. If they have- they would be embarrassed. We all pay an absolutely ABSURD amount of money every month to live in filth. They don’t take care of the property whatsoever. The grass is up to my knees, the potholes could swallow an entire car, the pool is foul, the playground is a joke, etc., etc., etc. When someone does finally show up to mow (once a month)- my dog could do a better job. They mow in the rain and leave an absolute mess. I wouldn’t recommend a single soul to live here. No wonder they have a 1 star review on the BBB. Even the township had to get involved just to get the place to mow the grass. Disgusting.T & R Properties, Inc.

Good morning.
Our landscapers got caught in the rain and were unable to complete their scheduled service last week. Yesterday morning, they were back and completed their grass cutting.
The pool was opened last weekend and several residents enjoyed it over the holiday weekend. Potholes are filled regularly in the ordinary course of business. We take pride in our community, and we will fill any additional potholes that have popped up promptly. Thank you.Review fromPhillip J

We have had countless things in our garage destroyed by rats he said they would fix this. They never came. I went in yesterday to organize and assess the damage and was greeted by a little friend. I bought my own traps and put them out. Provided the Esa letter 3 years ago and as they go through manangment like it’s candy I have gotten emails each new one saying welcome your new pet and telling me about the fees. I lost my mom in March and they without fail got a new property manager. I receive the welcome your pet email once again and this time telling me I have 14 days or I have to get rid of my dog . Not only am I grieving I’m now being told my ESA isn’t good enough I need a new one. So we do and in a power move they keep dragging it out. Staying we need you to tell us who it’s for. As if they haven’t been aware this entire time. My neighbor had rats in her house who wants to wake up to that. I asked them if they are gonna raise our rent we could at least have better appliances. They bring us new ones. Ok I’m like stoked about this. No. In typical T&R fashion they scrape up my entire wall in multiple areas dent the new fridge. And then when my husband calls to tell them what the heck. They drop paint off for us to paint our walls. That they scratched and scraped. The door that’s dented ******* tells my husband there’s nothing they can do about that. ** decides he’s gonna be so generous and replaced the fridge again. For the second time. The rent you pay does not show in the property I have been here for 3 years and nothing has changed. I got my car window shattered right outside my front door. As well as multiple other residence. Please don’t let them trick you they are offering deals for the first time in 3 years as residence are leaving because It’s absolutely disgusting. The car wash hasn’t worked for a while. The trash compactor is the only one for the entire property so it just piles with trash bringing more rats. Don’t be fooled. Go look somewhere else.T & R Properties, Inc.

Good morning Mr. Moon! We have investigated all of your concerns. We are sorry to hear about the loss of your mother. We have to treat all people according to fair housing and we have now obtained the necessary documentation to approve your Emotional Support Animal. Additionally, a new refrigerator was provided to you. Lastly, mice are an unfortunate, common nuisance- we have placed numerous mouse traps around the property and are taking all standard, necessary action. We have a serious issue with the new office manager **** at Bayberry Cove. We made an agreement with him on a date to pay our October rent and when we tried to do so he stated he filed eviction notice early on us. Now he and the district manager ******** wants us the pay the additional $360 attorney fees even though we held up our end of the agreement!!!! There is no communication between anyone and he just does what he wants without talking to the residents or his upper management. I've reached out the several people at corporate but nothing has been resolved. There are new property managers there every 6 months-1 year for whatever reason and its extremely frustrating when you have no idea who is supposed to be managing the property. We desperately need someone to reach out and resolve this issue for us!!!!!T & R Properties, Inc.

Greetings! Our apartment has a roach infestation. I have been reaching out to the apartment community manager for about a year when I first noticed the problem with a few roaches coming from a incorrectly installed kitchen island in December of 2022 At that point, I submitted a work request which was never fixed. The landlord started pest control however, instead of it getting better it has now gotten much much worst. Every attempt to let them know it was getting worst went unanswered until one day they stated they would do a fogging in which they charged me $161 without letting me know of the charge in advance. The roach infestation has only gotten much much worse since the treatment that started last December 2022 - it has not gotten any better. The infestation is so bad the roaches make the smoke detector go off, they are in me and my kids beds while we are sleeping and all our food and dishes have been in the garage since December of 2022. This is no place for me and my daughters to live and every attempt to communication with the leasing office has not been taken seriously. I would appreciate any assistance that can be provided in getting a solution for this problem.T & R Properties, Inc.

Since our Manager previous manager left we have not had anyone in the Office much. In the middle of March I received a call about renewing our lease. When I told her we were going to move she increased our rent to prime rate and I started to complain. We have been in this this complex for 7 plus years and have NEVER missed a rent payment even during the pandemic. I told the lady we were going to move and that would be the last bit of money she was going to get from us. At no point did she tell me she could NOT except a verbal notification and wanted something in writing. These apartments are extremely outdated and are charging more than they are worth. My resolve to this is for them to remove current rent charges and allowing for us to pay our water, trash, and complex fee for a total of $81.26. 1 starAbsolutely the worst. My dad lived here. Theyd cancel maintenance appointments to fix things, wouldnt respond the emails, theres ONE trash compactor for the ENTIRE complex. You have to put your trash in your car and drive it over. And for a while they had an overflowing dumpster not far from my dads place. More convenient? Yeah. Super trashy? Definitely. But it gets worse. My dad died. My brother and I went down to the office to inform them and to see what we needed to do. They told us normally we would require notice but it should be fine. Yeah I would hope so. I realize entering into a lease that is not month to month will have repercussions if broken before its up, but Id say its a special circumstance and hopefully if youre going to be monsters, youd tell us. So we leave the place immaculate. My dad was a very tidy man anyway but I mean, touching up paint, shining door knobs.everything. Drop of the keys on the 31st of the month, leave my forwarding info for deposit return, ask if theres anything else I need to know or do; they say no. Nearly three months later, after I call and call to ask about the deposit and am completely ignored and given a run around, I get a move out checklist with a charge of $350 dollars for trash removal of one bag (no way, nothing was left), broken knobs?? Keep in mind, no pictures were provided of these offenses, and not only was the tally $350, it was tacked on to.a bill of $1800 for re rent of the unit. Deposit taken. Wow. *** contacted the attorney general and will be getting my fathers estate lawyer involved. But please, stay away. Theres a complex called The Bend, beautiful location.
