    I am filing this complaint against Pinnacle Property Management and ******** ************** for mismanagement, false billing, and harassment related to the Brielle Hills HOA.Since purchasing my unit in 2020, Pinnacle has repeatedly mishandled records, falsely reporting me as delinquent on dues that were paid in full at closing (HUD settlement statement confirms payment). Despite proof, they continue to show me as ************* 2023, Pinnacle imposed a paving special assessment while under ********************************* order to replace a defective septic tank (a common element). I temporarily delayed my contribution until the septic project was complete to ensure that no sidewalk damage and duplicative costs occur. Completed in December 2024, and once ensuring that the sidewalk leading to my main entrance was sustainable, I requested credit for these expenses, which would have paid my share in full. I also obtained paving estimates 50% lower than Pinnacles contractor bids, but these were ignored.Pinnacle authorized ******** to place a lien on my property on June 19, 2025, without notice or required mediation. I only learned of it through the County alert system. The following day, ******** sent a certified letter confirming the lien after the fact and threatened foreclosure for fabricated legal fees which they later admitted were discretionary.Pinnacle has also selectively excluded me from landscaping, parking lot painting, and refused to credit my out-of-pocket costs for common repairs (septic replacement, grading, poison ivy removal, debris removal). They continue to issue inaccurate ledgers and ignore requests for correction, while mismanaging community funds (painting lots before demolition, inflated contractor bids).This pattern of false billing, improper lien filing, discrimination and harassment has caused me significant financial loss, emotional distress, and business harm.
