      The Tamarack Property Management Co. has a horrible bed bug issue in one of their buildings. I live in their property in ******** ** called The Hearthstone Apartments. I have been here a few month now and I have bed bugs in my room constantly. They refuse to bring in any professionals to evaluate and remove the bed bugs because they don't want to pay for it, their service coordinator and maintenance man have both told me this. They have a small fungal pesticide that is supposed to kill them but it doesn't seem to work, They have sprayed my apartment 4 times and yet the bugs continue to get in, breed, and bite me all on my legs and lower back. I have had multiple bites swell up because I am having an allergic reaction to the bites. My main issue is that this bed bug thing is causing me stress, anxiety, and depression to become worse and i am not sleeping, I moved in here to get help for this issues as i am labeled as disabled by my Dr. and i am getting worse and not better. This business will not take it seriously that this is becoming a medical emergency for me and many others who have complained and something needs to be done.

      I have investigated ****************** allegations.  Following is what I found after speaking to the Property Manager, Regional Property Manager, Maintenance Technician, Corporate Operations Manager and reviewing our electronic records.

      ************** moved in on April 22.  Prior to his move in date, there is no evidence previous households complained of bed bugs in this apartment and a routine bed bug spray was completed on 1/12/22.  He reported he saw a bed bug on 5/26/22 and our Maintenance Technician sprayed his department, even though he found no evidence of bed bugs.  On 9/16/22, he reported they were dropping from the ceiling. Maintenance went to his unit on the that same day and sprayed behind the ceiling tiles and in his unit, but found no evidence of bed bugs in either location.  Our Regional Property Manager did 100% unit inspections on 9/27/22.  Because she received complaints from ************** about bed bugs in his apartment, she carefully inspected and found no evidence of an infestation. 

      We have reached out to several pest control vendors and will have one of them do a follow up inspection of ****************** apartment to confirm we are not missing something.  We do have some apartments within the building that have a bed bug problem that we are working to resolve, so it is possible that ************** has seen them or been exposed to them while on the premises.  I asked our maintenance technician (*****) to go to his apartment again today to find out where he found the bugs that he sent pictures of.  ***** has visited with ************** several times and he has not shown him any evidence of bugs or bite marks during previous discussions or inspections.

      ************** can provide a 30 day notice to vacate at any time, and we are willing to consider releasing him earlier if he is able to find alternative housing.

      I am rejecting this response because:I know their were dead bed bugs on the floor of my apartment when the manager of the property came in because, I left ones that I killed the day before on my floor. When ***** the maintenance man came into my apartment, he seen the live bed bug that I killed in front of him so the fact they said he did not see it is not true. I have shown the multiple of bites to the service coordinator and I have up to 15 pics of the bite marks on my body. Even if the nest is not directly in my apartment, they are still coming in daily. I have had to spend time constantly cleaning, spending money on bed bug item, and at the cost of my mental health, continue to live in this establishment. I am unable to leave because I am broke and dont make or have enough money to move to a new place yet, especially while I am still paying for this place.

      Our Maintenance Technician inspected ****************** unit again after we responded to his original complaint and agrees he did find evidence of bed bugs in two of the traps.  We have arranged for an exterminator to spray the unit next week.  We will continue to work with ************** until the bed bugs are eradicated and we are willing to reimburse him for any bed bug remediation expenses he has incurred to date, providing he supplies a receipt.  ************** should not use sprays or similar products, which often make the bed bugs leave temporarily or hide, making them more difficult for the exterminator and staff to eradicate.
