I am writing because we need your assistance with some warranty and repair issues concerning ********************************************. Since our closing last year, we have been corresponding with the developer, *** Landry, about some outstanding issues on the punch list that were never completed as well as a repair of the roof cap under the warranty. We have tried to remain as cordial and friendly as possible with him. However, his behavior has been erratic. Initially, he agrees to do the work, but then never follows through. And, when we follow up with him, he says that he has changed his mind and refuses to do it. Specifically, the two items at issue are:1. Roof Cap Repair: There is a roof cap that the developer had installed (as I believe that he was required to do so by the City). It appears to have been poorly installed as it has wrinkled significantly. However, more importantly a piece has come loose and needs to be repaired.2. Loose Cables: This is item #9 under the punch list. This has never been completed. Despite our efforts to remain cordial with the developer, his responses have become more and more combative. He resorts to unrelated and unfounded excuses as to why he shouldnt be obligated to perform the work that he agreed to do. He has essentially tried to claim that the warranty has been voided based on some alleged work that Unit #1 did, which is untrue. He claims that Unit #1 trimmed a tree that probably caused the roof cap to come loose. Of course, he has no proof of this. But, more importantly, the roof cap was dislodged before the tree was Furthermore, the loose cables were punch list items. We paid a fair and substantial sum for the Unit and the Warranty. And, more importantly, he has agreed in writing to do these items. Our attempts to try the friendly approach have not seemed to motivate him. Thus, we want to make a formal demand that these items be performed. Please let me know what the next steps should be and how you can help. Thanks.

I have not heard from the business in response to my complaint. The builder has not responded to my requests to address the issues he is responsible for. The roof cap is damaged, the fence wires are hanging loose, and the handles are not installed in many of the cupboards. The roof is under warranty, and the other items were on the punch list that he promised to complete. It is very unfortunate that the builder *** Landry has violated his obligations. In response to my most recent polite and courteous email request, he sent an email filled with expletives that I was shocked to receive. It is my hope that *** Landry is held accountable for his actions. A person of integrity would never dishonour his obligations in this manner. As a citizen,  I consider it my duty to let others know so that they do not suffer the consequences of hiring a builder who does not keep his word, and honour his part of the bargain. Thank you.
