I was a tenant at Revive 318 under a lease ending August 1, 2025.On June 6, 2025, I submitted my first maintenance request regarding a broken thermostat that left the apartment without adequate climate control. This issue had existed for some time prior, but I officially reported it through the propertys maintenance system on that date. Despite multiple follow-upsincluding text messages to the building managerthe thermostat was not repaired for the remainder of my lease.A subletter occupied the apartment for most of June and informed me that a maintenance worker visited once but left without completing the repair, stating they would return. They did not return. When I visited the apartment on June 27, 2025, the indoor temperature was over 90F. I immediately called the property management for an urgent repair. I was told that they would send somebody to fix it within a few days. Which it never was. This issue persisted until my lease ended on August 1, 2025. I repeatedly requested a repair, but management failed to resolve the problem in a timely manner. Indiana landlord-tenant law requires essential services, such as heating and cooling systems, to be repaired within a reasonable period after noticegenerally within 1014 days for non-emergency issues and sooner for urgent matters. Management did not meet this standard. The failure to provide a habitable unit for nearly two months constitutes a breach of the implied warranty of habitability. I am seeking a partial rent reimbursement for June and July 2025 proportional to the period the apartment was uninhabitable due to the non-functional thermostat.
