    I have not been able to get timely responses from the rep assigned to my community. My community is 521 ******* and our Fieldstone rep is *********************************. I don't think I've ever received a timely response from this lady each whether by email or phone. I should be able to reach someone from my HOA management team whether it's by email or phone. I continue to have issues with our landscaping and it's now at the point where I wish to speak with someone higher than ********. I'm tired of my time and money being wasted. It shouldn't be this hard to get someone on the phone.Landscaping came out today - still had to chase them down to cut my yard. It doesn't help that I can never get someone from Fieldstone timely.

    Despite my repeated requests addressed the Manager of HOA, I have not received any response regarding my demand for a reasonable offer to rectify the erosion problem as of today. *** is well aware of the problem.

However, Fieldstone Association Management is the management company and implements decisions of the ***** of ********** We do not have any decision making authority over the current request. We will continue to work with the owner, and the ***** of ********** to hopefully facilitate a satisfactory resolution for all parties.

    My complaint is against ********** Realty. We have lived in a community with an HOA run by this organization for two years and in that time they have consistently acted poorly and failed to do the job they are responsible for despite our $750 a year fees that have just been raised to $850 a year without notice. The budget they give us doesnt make sense as we have barely had the use of our amenities over the past two years. When attempting to contact them it may takes days or weeks to get a response, this was particularly terrible when there was a leak at our neighborhood clubhouse that we informed them of that I ended up handling my slef but the leak is now being reflected in our dues. This company is dishonest and mismanaging money.

    Fieldstone Association Management is the Management Company for the Association, and do not make or determine assessment levels for the community. As the management company, we implement decisions by the Association's ***** of ********** In this case, and for the financial requirements of the Association, the ***** increased the assessment. As the management company, we provided notice of the increase within the required timeframe of the Association's Declaration. 

    As it relates to response time, this owner has recently contacted us on Sunday, November 26, 2023 at 1:45 PM. We responded to this inquiry on Tuesday, November 28, 2023 at 10:24?AM. While we strive to respond to inquiries within 24 business hours, unfortunately due to returning from a holiday week, we were not able to respond until the next day. Further correspondence was received from this owner on Tuesday, November 28, 2023 at 11:29 AM and was replied to on Tuesday, November 28, 2023 at 3:15 PM.

    I am rejecting this response because:
    Feildstone is willing to enforce budget but yet does not manage the community well. The people who live in the neighborhood have no say in what happens with the funds or the ability to make positive change. If fieldstone is going to enforce an obscene budget the least they can do is address the concerns of the community. The community areas are not well kept, and some of the amenities have been unusable since we have moved in.

    *** contacted *** back in June 3rd she has yet to get answer for. This is a common problem, With her she never follows up or replies to emails. Plus she said are pool would be open this summer we still dont have one!

    My wife and I moved into The ********************************** in March of 2021. ******************************************************************************************************* *************) uses Fieldstone Association Management as the *** until the condominiums are completed at The Gatherings, a part of the same complex as **********************************. I have contacted *********************** countless times regarding issues with my property and the overall property of the subdivision. *************** is offsite and supposedly comes to visit the subdivision to ensure that covenants are being adhered to set forth by the ***. No one has seen her come into the community to date and we can only take her word that she is actually visiting. I can provide emails to ***** regarding trash cans. on the sides of homes. There remain three homes with trash cans on the sides and visible from the street. This is against regulations and *************** seems to be unable to enforce this covenant. Every homeowner but three keep their trashcans inside of their ********** have asked if these three have an exemption or exception to the rule and I have been told that it is private and cannot be discussed. Homeowners are also doing what they wish with the front of their homes against other covenants with no followup from ***************. We would like complete compliance to our covenants but we are helpless to do anything until the *** is turned over to the home owners at the earliest in ****.

    Fieldstone has taken action to correct open violations within the community. Any owner within the community, including ************, has the right to report a violation but Fieldstone will require a photo of the violation, including the address of the home responsible, to serve as evidence of the violation should it be challenged. ***** does not have the authority to discuss the specific steps taken to address any open violation, nor does anyone else at Fieldstone. The standard process is to send notice of violation, which provides a 10-day period for the owner to correct the violation, a final notice of violation, again with a 10-day period to correct, and finally to be turned over to the Associations attorney and to begin fining the owner per occurrence or per day until the violation is corrected. ***** can neither confirm nor deny where we are in that process for any individual but will continue down that process should a violation be reported with proper documentation.

    This is in regards to ongoing *** violations - spanning the 4 1/2 years I have lived in Everton ******** neighborhood in **************, **. I have sent multiple emails to Fieldstone Management regarding ongoing violations with no resolution. Each resident signed off on the *** regulations (which help protect the value of our property) when we closed on our homes. Examples of violations:Cars parked on lawns repeatedly in on my short little street Cars parked almost in front of stop signs in front on homes - not using the allotted extra parking Entire backyards turned in to vegetable gardens - vegetables hanging from the house.Trash cans always visible Broken basketball stands **************** on the porch every night all year long.Doors and other items leaning on the side of homes *********** siding (paint) ripping off the house and not addressed Vegetable gardens with cinder blocks on the side of home Empty plastic containers with weeds or dead plants visible at all times - for years. This is not acceptable and the *** has not done anything to resolve these and many other issues. Please let me know if you need copies of emails I have sent over the 4 years my husband and I have lived in Everton. Thanks,***********************

    Fieldstone has taken action to enforce the covenants within the community. We have a defined violation enforcement process and while we cannot share the details of where we are within that process with another homeowner we have taken all appropriate action to move through that process, which includes involving the Association's attorney and fining the responsible party for the ongoing violation until it is resolved, for any known and reported violations. It may be that this homeowner sent notices of violation to the previous Association Manager but *** has confirmed that she not received any emails from a ***************************. If ****************** has any ongoing violations that she would like to report please report them to *** directly.     We live in ***************** in **************, *******. We found this Property Management Company extremely unorganised and unprofessional to the point that the complaints that are communicated with them two years ago have never been resolved. ********************************, property manager has poor communication skills and not capable of handling a community this big. Fieldstone is not following HOA rules and not giving any explanations. Can't wait the day they are voted out. Not recommended to anyone.

Both the Association Manager, ***, and her Senior Association Manager have been in communication with this owner about this specific violation and confirmed that action has been taken per the aforementioned enforcement process.
