    Business Response

Hurricane Ian caused much devastation to central Florida
when it hit. This 5-unit multi-plex property had multiple leaks in the roof. We
immediately sent our roofer to apply a tarp. The property owner called his
insurance company within a day or two of the hurricane. Insurance adjusters and
subcontractors were very overwhelmed during that time. Within a few days after
the storm, we sent an employee to this unit to remove the wet drywall that had
collapsed. The area of concern was limited to one closet in the master bedroom.
It was not throughout the unit. Because of delays with the insurance funding
and subcontractors, we weren’t able to start the re-roof of the property until
late January. As of 2-6-2023, this property now has a brand new metal roof. We
also fixed the drywall of the master closet ceiling at the same time as the
re-roof. Our handyman said there was no wet material when he did the repair.
The closet has new drywall and paint. We walked the property on 2-6-2023 and
took pictures. There are no trees or limbs against her unit in the back. There
is a leaf pile and an old aquarium that someone put out back. We are having a
crew clean that up this week. We are providing pictures of the back of the property and the new metal roof. We consider this matter closed. We have completed
all the repairs that were needed to fix the unit. It is also important to know
that the tenant has caught up on her rent and, therefore, we are not pursuing
eviction at this time. We have allowed the tenant to pay late and are
continuing to do so as recently as February 2023.

It appears that the tenant's only remaining argument is about a leaf pile. I'm attaching pictures. It has been cleared. The leaves/mulch are gone. As of today, 3-2-2023, the tenant has moved out. She moved with only 2 weeks notice (the lease she signed requires 30 days) and owing a balance for part of February's rent. She moved of her own accord and was not evicted. We agreed to let her out of the lease if she would just pay the balance owed for the month of February. She moved out 2-28-2023. We have not received those funds. She did not leave the unit in the state in which it's supposed to be left in. We will happily supply pictures of all the trash and debris left inside and outside of the unit if requested.
