We contracted Clean Freaks (*****************) to replace the lanai on our ******* home, which was blown off by hurricane ***. We paid $3,624 for the materials on May 23, 2023. Work was to begin as soon as the materials were available. Between May and December 2023 we contacted ***************** ten times. ***************** repeatedly told us he had the materials but had many excuses as to why the work had not been done ( crew had covid, he lost his crew, he fell off ladder, he lost crew again, crew had covid again, etc). On December 11 we were told materials were to be delivered Dec 13 and work start Dec 14. Three weeks later when no materials and no work, we asked him to return our money. It is now February 21, 2023. We are seniors living on a fixed income and this dishonest and corrupt treatment by ***************** has been very stressful and upsetting for us. We see that this con man has done this to other seniors. We want our entire $3,624 returned. Your "desired settlement "does not provide that option. Also, your rating shows an A+ rating for ***** with multiple similar complaints.Business Response

We signed a contract with CLEAN FREAKS on March 3rd 2023. Agreed to pay $8,200 total. Still hasn't completed the work and has been paid in full. Plus he charged us an additional $600.00 for a storm he said we needed. This is the 3rd door that we have had. The first door was too small: the 2nd door was too big. Still waiting for the 3rd door. Still no door and screen is coming off on Lanai. We have sent text massages and phone calls to him for the last 3 weeks and NO response. Carport still leaks in spots and downspout is not secured. On July 10, 2023, *****************, Owner of "Clean Freaks", provided Estimate of $4,180.00 (via e-mail) to replace storm-damaged portion of roof on carport and lanai of my modular home located at *************************************************************. The price was agreed upon and I paid the required $3,080.00 (in two increments through ********** account) for MATERIALS, with job scheduled for August ****, 2023. There was a "partial" delivery of MATERIALS to the subject property. The installation job was never started, let alone finished, without legitimate explanations of reasons for delay. Over the past 3+ months, I was informed by ************ that INSTALLATION was scheduled on approximately 10 occasions, but it never took place. Each time I inquired about the job status, ************ issued brief FALSE STATEMENTS (via text message) that the job would be scheduled for certain days, that he would "complete the job" and/or he was "working on it". ************ requested that I not call him, but only send a text message (of which most have been ignored). At this point, I have contacted another contractor to review the situation and give price quote to repair the roof. Depending on the new analysis of actual material requirement and related cost, if the materials that were delivered are not adequate and proper, or the amount charged by ************ is fraudulent, I would like to receive an appropriate REFUND of money that was paid to *****************, Owner of Clean Freaks. Due to DEFAULT OF CONTRACT AGREEMENT by *****************, Owner of Clean Freaks, I have issued written request to him to "Cancel Contract". Obviously, this is a dishonest CONMAN with continual manipulation and an indifferent attitude. The report at BBB should reflect this risk to protect other citizens from becoming victims of this unscrupulous person.Business Response

She has hired another company to completed the job .And she has requested to to use material on job site that was delivered by my company and she wants $1500.00 refunded to her for the balanced owed . I reviewed the response to my complaint by ******* "****" ****, Owner of Clean Freaks, and encouraged by his effort to reach a satisfactory resolution, but I am not yet totally satisfied due to the following:Although a minor issue, ************************ indifference is further evident with his misspelling of my last name in response to the BBB complaint --- spelling it "**********" rather than the correct "*********", even though my name and signature appeared on numerous email communications to him over the past five months.
************ and I have had conversation regarding settlement of this matter. Due to CANCELLATION OF CONTRACT as described in the complaint, rather than having ************ picking up the aluminum roofing materials that were delivered to my property, I suggested the materials, of which I had prepaid, could be used by another contractor for the repair job. ************ did not provide information on the actual cost of materials delivered, and it was difficult for me to determine the correct amount of value, as I described such items over the phone to the supply store, Mobile Home Depot. According to my unprofessional description of the stack of aluminum roofing materials and calculation, it appeared that $1,500 should be enough REFUND balance from the initial $3,080.00 that I paid to Clean Freaks for aluminum roofing materials that were NOT delivered. This amount of expected REFUND was believed to be accurate on my part and relayed to ********************* However, after another reputable contractor detailed the stack of usable aluminum roofing materials left at the property, it was determined the actual VALUE of my REFUND balance should have been closer to $1,750 rather than $1,500, based on pricing obtained from Mobile Home Depot.
According to my conversation with ************, he is willing to resolve this matter with payment of the REFUND in two installments rather than one lump sum, with assurance this matter would be completed on or before December 12, 2023, and that is agreeable with me. The correct TOTAL REFUND AMOUNT should be $1,750. I am looking forward to reaching a satisfactory settlement for this unfinished business transaction, based on having correct information and fairness of both parties.

There has been NO FURTHER RESPONSE to my last statement, dated December 9, 2023. *********** did reimburse me $1,500 for ESTIMATED OVER-CHARGE by Clean Freaks for cost of materials retained by me for the job to be completed by another contractor. Then, it became known that actual over-charge reimbursement should have been $250 more. I will be satisfied with receipt of additional $200 from Clean Freaks to make me whole and close out this transaction, which has involved several months of frustration and additional travel expense on my part for scheduled work that was never completed by this company after it's collection of hefty down payment and numerous, false promises.Sincerely,
