    ******* ***** **** ******* *********** has sent my property to **** Law Firm for fees that were paid in full and has since put a lien on my property. They just sent my property to the same law firm about a pool assessment fee that was paid, but now they are trying to say I owe them an additional $1,641.17 from the months of July 2023 through April 2024. Each fee was paid quarterly so if there was an additional fee included, that was also paid. Do not understand why they are claiming I owe more than what was paid but I have receipts and no there was no quarterly fee left unpaid. Please investigate Virtuous Management (Fanning Bayou HOAs) for misappropriated funds on their end. I do not owe anything extra or it would have been applied to my account with this company.

    We have worked with trying to receive information pertaining to our association for getting the following :

    - receivables for last two years 2020-2022
    - list of repairs for interiors to villas for the association 2019-2022 in All units. This is to include receipts and invoices from vendors of work done on all 73 units.
    - minutes for 2020-2022. And September - December 2022
    - insurance for our villa with details on break down from insurance carrier and what we are paying on. We received only flood insurance.
    - break down on our dues for the new fiscal year.

    We sent an email in December 3rd as much discussion following a board meeting in the fall of this 2022 year. We requested information via emails and have all records of calls and emails we have submitted. We haven’t received the above per our request.

    We wanted everything when we requested in a timely manner December 3rd. It is their fudicary responsibility to fulfill their obligations on behalf of us and our association. They have not. They terminated our associations contract and not willing to finish out with the remaining information we need and have requested over and over again. They have been unwilling to work with us and provide us with the finish requests as listed and requested. Our board abandoned us too and left many of us speechless with questions for vast increases yearly of our dues.

    We want this information sent us in no less than 15 days as we have been asking for one year now and recently four months ago. It’s been such an inconvenience.

    It is bad business and unethical business practices. We need it for our records , to pay our association dues , and for legal purposes to file a complaint against our association and them.

    We are filing A complaint against this business for non due diligence , to submit to us and finish what we’ve requested as a homeowner, and to report them for bad business management.

    We need All information immediately as per requested.

    We have reviewed complaint # 18663736
    and appreciate the opportunity to respond.
    All records requested in the complaint were provided. 
    Please see the below timeline.
    1)
    Receivables requested on 12/2/22, provided on 12/22/22.
    2) List of repairs to
    interior Villas- Management does not have this information as interior unit
    repairs are the owners’ responsibility not the Association.
    3) Minutes 2020-2022-All approved minutes are posted to the owner’s
    portal, the owner was directed to the portal on 12/7/22.
    4) Insurance Policy- Requested on 12/3/22 and provided 12/3/22
    5) Break down of dues- Requested on 12/3/22 budget detail sent
    on 12/3/22

    Numerous other requests were made on 12/2/22, 12/3/22, 12/7/22,
    12/8/22, 12/21/22 and 12/23/22 all responses were provided same day.

    12/22/22- Notified by the Board President she had been and will
    continue to answer the owners’ questions and additional response from VMG not
    needed at the time.

    Last, we have correspondence
    from Ms. ******* thanking our accounting team for their assistance.  We are puzzled by the complaint as all
    information we had available at the time of request was provided.  

    In closing, VMG valued our partnership with the Association, we did
    not make the decision to terminate the contract in haste and provided the required
    notice.  We have and will continue to ensure
    a smooth transition to the new management company.
