    AVOID AT ALL COSTS
If I could give zero stars, I would. My experience with ****** *********** *** and MOD Equities at 129 Church St. was an absolute nightmare from day one.
Let me be crystal clear: in my opinion, this property is not safe to live in, and the management is both incompetent and dishonest. I couldn't even find the name "****** **********" in any business entity search, nor any contact information.
In my opinion and from my firsthand experience:
The building is an active construction zone with exposed electrical wiring, missing ceilings, debris scattered in common areas, and unsecured entrances. One elevator even had a light fixture dangling by wires from the ceiling — a blatant fire hazard. There are no working locks or deadbolts on the main doors, and vacant units are left unlocked, making it possible for anyone to walk in off the street. My own apartment was left unlocked, with the key inside — a complete security and liability disaster.
I was assured during the leasing process by representative, Caryn A***** that there would be minimal construction and that the building was safe and secure. That clearly was not factual. Further, half-naked individuals who appear to be under the influence loiter outside the entrance to the premises. Though I was promised security, there is no doorman or deskperson and the premises were unlocked at 10 p.m.
I found these conditions dangerous and unacceptable. During my move in, when I discovered how bad things were, I immediately notified the property managers and requested assistance in terminating my lease and receiving a refund.
NOW, nobody will respond to my written communications. I'm being called and texted to “just call” even though I've asked for all communication via text/email. I suspect they want to avoid a paper trail.
I paid for the first month’s rent plus a security deposit — and the place is so unsafe (inside AND out) that I couldn't even spend a single night.
