      I have had multiple work orders closed when they are not completed, the place was filthy when we moved in and I would have a full cannister every time I for weeks. I purchased a carpet cleaner and it took 4 rounds (every other day) through the apartment before the large chunks of dirt stopped cleaning. I was told there was no pet with the previous tenant but I was finding dog fur everywhere. My closet and blinds reak of body odor. My kitchen sink is geld up with duct tape and has a leak, but maintenance said there wasn't when it was clearly wet and had water damage underneath. My toilet runs randomly, they gave me a new handle which did not stop the problem and after the maintenance manager told me he'd come out to check since others could find nothing wrong, he never showed up. The vent over my stove was held up with electrical tape and fell down. I was told they would replace and they closed my work order and never came back. My shower was "remodeled" over old toilet and wasn't glued down properly and has tons of black mold growing behind it to where it pops out in places. When i moved in, my large burner would catch fire every time i put it on high. They came for preventive maintenance and my carbon monoxide dector started beeping the day they were supposed to come and never showed up. I am a stay at home mom so i know for a fact whether they come in. By far the worst place I have ever rented.

      They took my money. Now I'm nervous they may try to keep my deposit. I don't trust this situation. Because of the application fee, I asked before I applied if a bankruptcy was going to be an issue. They said that a bankruptcy would not automatically disqualify you if you were released from the bankruptcy, which I am. Then after I apply they tell me that I am being denied because of my bankruptcy.They told me to apply knowing they were going to deny my application in order to charge me a 35 dollar application fee... They are a bunch of crooks. The office staff said "as long as you are released from bankruptcy, you won't be denied based on bankruptcy." They either lied, or were giving information on something they knew nothing about. In this situation, given their misinformation they should offer to refund the application fee. I feel like I was scammed

We want to extend our most sincere apologies if you feel that you were wrongly misjudged or treated unfavorably. I can assure you that is not our intention. It is our policy to deny applicants with a credit report indicating they have had a closed bankruptcy less than two years prior to their application. At the time of our initial conversation, we were unaware of the recency of the bankruptcy and are unable to deny an applicant the right to apply, per Fair Housing laws. Please note, although we have sent a refund for your deposit, unfortunately, we cannot refund your application fee as is indicated in your signed rental application. We wish you a bright future and the best of luck.

      I still have the on going meth lab on the other side of my interior wall as mentioned in my previous review in addition to the dead squirrels in the ceiling.The 2 "annual maintenance" visits that they've done is supposed to consist of changing the smoke alarm batteries, the furnace filter, and cleaning the bathroom exhaust fan. The smoke alarm batteries have never been changed nor was the bathroom exhaust fan cleaned.I have pictures of the fan that I cleaned myself and it was so dirty that I couldn't find the exhaust pipe and the entire fan including the motor was black and yellow from smoke and meth residue. Then I had to repair the ceiling around the fan myself because it was rotten. The access to your apartment is just a pretense used to find out how many pets you have. They set off the smoke alarms to scare the pets out so they can add an addl. $200 per pet that isn't registered to your next months rent. They justify that because it's in the terms of your lease agreement. That is dishonest and unnecessary stress to your pets. Their part of the lease is not upheld. TWO times they came in and neither time the annual maintenance performed. There is NO EXCUSE FOR THAT. The utility room where the furnace is located has an extremely musty odor and maintenance did not resolve the problem after it was leaking water. I looked behind the furnace and found black mold. I know it was black mold because when I sprayed it with peroxide it fizzed. I also have pictures of it. I cleaned what I could and maintenance painted over what was still visible. The rest remains behind the furnace. They still refuse to give me an itemized copy of the fees I paid at move in and my bank records show that I paid more than $2277 to move in. They're "saying" that the only part that is refundable is $750. They take up to 60 days to refund it "per ******** law" which is not true and illegal. ******** law states 30 days return time!       This company or at least the apartment complex i live in (************* Apts) in **** is full of broken promises and lies. From day 1 they used covid 19 mandates to take advantage of me and my family by not letting us come look at the apt we were wanting. Due to possible spreading of the Corona virus. They only could offer a virtual tour. Which wasn't our actual unit. Trusting them we moved forward and paid houndreds of dolllars for non refundable application fees. They informed us that the unit wouldn't be ready for another 6 weeks. A week before our move-in date i stop by and walked into the building where our "new" apt unit was and the horrible smell was stronger than I've ever encountered. The unit was not occupied and looked like it hadnt been for a long time. I dont know how the other tenents in the building were able to live with that smell in the building coming from my future apt door. You could smell a mixture of animal urine, fecies, mold mildew and raw sewage from outside and through the entire building. I said to myself There was no way this apt will be ready for us in a week. I new right away that it would need gutted completly and wood rot replaced and all new everything. So they called me a day or so later and as i told them what i emcountered they apologized, set the movin date for 2 more weeks and promised in there exact words... "We are going to gut the entire unit and replace everything new and you will get a BRAND NEW APARTMENT. Agreed and thought they must have a big super crew to acomplish this in just 2 weeks. So I took their word for it. In two weeks when we moved in they did nothing more than replace the carpet with vinyl flooring and cover everything with a thick sloppy coat of paint. All the door frames still have wood rot at the base of every door and they cut the rot off the bottom of doors instead of replacing them. I was required to pay them all deposits and first months rent before we could ever step inside the unit.

      Absolutely the WORST experience I have ever had. Moved into **************** in *************** a few weeks ago. They do not turn their apartments . Six hours of cleaning it took me. Dried pee and pubic hairs on the toilet, cat litter everywhere, dried blood etc ... Just nasty. There is a week old leak in my apt. that they refuse to fix. Started in a corner away from the doorway, now it's to the hallway. I am pregnant with small children and we have all been sick since we moved in. We asked for new carpet, which we were being charged for, come to find out, the carpet was not replaced. Please do not respond to me by apologizing and "we've got a solution". No, you don't. The solution is, when the work order was put in, water leaks like this is considered an emergency, as is mold, you don't come 24 hours later, pull the carpet back a little from the corner, put a turbo fan down and leave the sopping wet padding down. HELLO! Someone was supposed to come back days ago and they never have. They won't fix it because they know the public health department doesn't have funding, so they don't work with stuff like this. My rent is going into escrow, I've contacted an attorney and I will be spending the next couple of days calling and reporting this to every company and organization that will hear me. I just moved in too! I will never ever move into a complex owned by this company. Seeing how this complaint is just a drop in the bucket for this company, it's not going to matter one way or another. Paying OUTRAGEOUS rent for an apartment that smells like a sewer, and can't even use that room. The water is out to the hallway now. Don't even respond with any "solutions". It shouldn't have gotten to this point to begin with. And no, contacting you directly, will do absolutely nothing. Do y'all teach classes in scamming and excuses?

      I've been living at *************** Apartments ( Monarch Investments) in Gr Blanc, Mi for 7 months and I absolutely love this place! The girls in the office are so caring, they're pleasant, and very knowledgeable. The grounds are kept up nicely in the winter and the summer, and it's such a calming, beautiful place just to even drive through. Oh my gosh.. and the dog park.... ???? I would definitely reccommend calling this home.
