    ?? WARNING: Avoid Cobalt Property Management in ****, ****** ??I strongly advise renters to stay away from Cobalt Property Management. After moving out, they illegally withheld my full security depositover $1,000by charging for normal wear and tear and even billed me for landscaping upgrades I never authorized. They even admitted to charging my for wear and tear, which was a poor business move on their part and immediately illegal. Worse, they sent the itemized charges after the legal 31-day deadline, which by Oregon law means they forfeit all rights to the deposit.I provided video proof showing the home was left in great condition. Since then, they've ignored my requests for a lease copy (which is also illegal) and have stopped responding entirely.This company appears to operate in bad faith. Im pursuing legal action and urge others to avoid renting from them to protect yourselves from similar abuse.

    Rental property ********************************** First issue - Attempted break in/ Vandalism resulted in a broken window on 12/22/24. Filed a police report and notified property management company immediately. Took them two weeks to finally make a decision to bully us into paying for the repair ourselves saying we were liable even though we dont own the house and this was an act of peril out of our control and we did not cause. This repair cost us hundreds of dollars. Second issue - recently moved out on 8/21/25 after deep cleaning the whole house, garage, front yard and backyard. They are trying to charge us $1300 from our deposit for deep cleaning and minor repairs. The pictures they provided to justify their charges do not have matching pictures before we moved in of those exact areas to prove the need for cleaning or repair caused by us. They are charging for repairs of things that were marked on our original move in paperwork as already an issue. Again not caused by us and was prior to our move in. We dealt with a lot of issues with this house during renting rather than have them fixed because the property management company and the owner of the house were not on the same page such as one repair the owner showed up with his own repairman because he didnt trust the management company handy man and their prices for repairs. Making the process to get repairs done unbearable. Third issue - upon turning the keys in and receiving an official end of lease paperwork and proof letter. It was stated that they would take care of all utilities being transferred back to the owner on the next business day which was 8/22/25. We called the following week to double check with all utilities and none of them had been contacted from the property management company resulting in us having to pay more money for days we were not occupying the property.

    I am filing a complaint against Cobalt Property Management for the improper withholding of my security deposit after I ended my 9-year tenancy at *******************************. I paid a total deposit of $2,345 at move-in $2,095 standard plus $250 pet deposit.After moving out, I received a Security Deposit Statement dated July 18, 2025, showing deductions totaling more than $2,300, many of which are excessive, unsupported, or legally questionable under California Civil Code ******. I was a long-term tenant with no late payments or behavior issues during my tenancy.Unfair charges include:$30 for a clogged shower head likely due to normal mineral buildup $80 to install a carbon monoxide detector, which is the landlords legal responsibility in ********** $200 for a toilet that wasnt flushing no proof of misuse provided $80 for a cracked sensor light button normal fixture wear after 9 years A charge for drywall repair, despite the fact that the drywall was already damaged before I moved in and should have been documented during the move-in inspection They only credited the $250 pet deposit and provided no breakdown or proper accounting of the remaining $2,095. I requested receipts, invoices, and photo documentation, and have not received any of it.?? Total Security Deposit Paid:$2,345 (standard + pet deposit)?     I am writing to relay a timeline of events between the residents of unit ******************************************** and the managing property, Cobalt Property Services.Despite our persistent communication and requests for flood water mitigation as well as mold testing and remediation to be done in our unit, we have been largely ignored.We sent a certified letter to terminate our lease early and were told it would cost us the equivalent of 90 days rent in addition to the forfeiture of our security deposit. We recently hired an independent contractor and performed our own mold assessment to determine if our mold toxicity health related issues were in fact due to management refusing to maintain a habitable residence. We are now invoking any and all means to be permitted to vacate the premises without penalty.Thank you for your help in this matter!

    Upon initial inspection, the house was not clean & sanitary by any rental standard. Cobalt was surprised by the neglect. Cobalt didn’t have a resolution, we had to search for an emergency cleaning service. Cobalt only agreed to pay half of the cleaning fee. In April the irrigation line in the front yard was sliced, we called the maintenance line asap & sent pictures of this issue. It took from April to Aug for a repair but it wasn’t fixed properly and had further issues. We had a rodent issue which we paid for exterminating but there is a hole on the side of the house. We put in a maintenance request for the hole to be fixed in April. The only responses were given was the builder should be coming to fix it, it was never fixed. In August we noticed a huge foundation crack on the backside of the residence and we knew it was a cause for concern. We emailed about that problem in Aug and it wasn’t until *** ******* finally came to look. It was a massive problem causing insulation issues with weather. Theres a settling problem & the windows have shifted. noticeable drafts in the home. Cobalt said there was nothing they can do. Upon signing the lease We were given a utility sheet to transfer the following in our name. Gas, water, electricity, trash and internet. No other utilities were ever mentioned all year long until we informed Cobalt of our increased utility bills due to the crack in the house, upon which Cobalt notified us for the first time of a year long delinquent sewage bill which is not in our name. Cobalt is demanding we pay this bill. They were willing to negotiate however when we stated that it was an unfair ask they took the negotiations away and demanded we pay even more than previously asking. The fact is we have paid every bill of ours on time & our concerns and issues have been completely unresolved and ignored the entire length of the lease agreement. Our living environment was inhabitable and we have been retaliated against for having complaints.
