San Mar Properties are a great company to work with.     Hi I am a current resident for Village Oaks which is currently managed by Village Oaks. I am a section 8 participant and let me tell you they are all over the place unfortunately. The former manager " Valerie S******* " did my application process. She contacted me the next week to let me know I was approved which is wonderful but it took them because I can't blame it all on her 3 months to give me a unit which almost resulted in me having to complete an extension with section 8. No only that the apartment wasn't even ready the day of the inspection which took another weekend to get done.I finally moved in Myself and two daughters . I only have one visitor which is the dad so you can imagine how quiet we are in a 2 bedroom 2 bathroom apartment. I complained to corporate that I believe there's extra people living in the upstairs unit aside from the main residents. I've called security multiple times because of the noise past 10:00 p.m , I've been threaten twice verbally of gun violence and solution to that was to switch me to another unit. For whatever reason there is no PG&E so the inspection ended up inconclusive. I'm already on an extension with Section 8 and it's been 4 days since that "failed inspection" and they are still unsure of being able to get the PG&E on for the inspection. Aside from that I had to workout another deposit with them as they weren't flexible in switching the deposit even though CCLS told me to call them and they'll work that out with them. I didn't as I'm tired of the headache from San Mar Properties being all over the place and my neighbors being a nuisance with they're subleasing and violent threats.
