    I rented a apartment from Abode Servicea at *************************************** I had many issues with the property and the changing of the management. The elevator didn't work half the time. We didn't have mailboxes for almost a yr. I recently moved out and moved to **************i am on sec 8 as well. I put a $400 deposit down on move in. I moved out May 19, 2025. It is now aug 2025 and I have still not received a move out check list, and type of letter stating why they would be holding my deposit. I have sent several demand letters to several different people at the property as well as the administration office. I finally was able to speak with the asset manager Mr. ******* Just for him to give me the run around for yet another month. I have talked to legal aid. They suggested I take this to small claims court. I sent another demand letter a few days ago. ********* told me they mailed the check 2 weeks ago.the other issue is I can not get my mail forwarded because the city still has the apartments listed as a hotel.i have anxiety, high blood pressure and heart probI'm disabled. disabled.i really need to get my money back.and not have anymore stress from this place. If you could help me please.

    We appreciate the opportunity to respond to *** ******* concerns and to clarify the actions that have been taken regarding her tenancy and deposit refund.


    Security Deposit Refund
    Check #*** in the amount of $400.00 was issued and mailed on August 7, 2025, to refund *** ******* security deposit in full.
    In addition, recognizing the delay in processing, a penalty payment in the amount of $1,200.00 has been approved and is scheduled for payout on or before August 22, 2025, in accordance with good-faith compliance with Californias requirements regarding deposit return timelines.


    Mailboxes
    *** ******* statement regarding the extended delay in operational mailboxes is correct. This was the result of development and construction delays outside of property managements control. We regret the inconvenience caused and understand the frustration this created for residents.


    Elevator Issues
    The elevator challenges referenced by *** ****** were accurate during her tenancy. These issues have since been fully resolved as part of the propertys rehabilitation and capital repair work. In addition, the property now has a dedicated elevator service contract in place, ensuring timely response to any outages and maintaining reliable service for residents going forward.


    Property Listed as Hotel
    We understand the concern about the property appearing as a hotel for mail forwarding purposes. We are working directly with the city to resolve the zoning classification so that the property is accurately recognized as residential housing.

    Conclusion
    We sincerely regret the stress and inconvenience these issues have caused *********, especially given her health considerations. While we cannot reverse the past challenges, we have taken the correct actions outlined above to resolve her financial concerns and to improve property operations for all residents going forward.
