    Adam LLC in conconjunction with Valle Cereza HOA hired a roofing compnay to replace shingles & every owner had an assessment. The work was not properly done & I have tried to contact Adam LLC several times via email/phone. I have left several messages and nobody responds to my email or returns my call. I received a response that said to send pics & those would be forwarded to the roofers (which I did) & that she would let the board know. Specifically I have left voice messages on 5/23, 5/22, 5/21, 5/20, 5/8, 4/22. 4/16, & 4/7. The date of the emails include 4/7, 4/29, 5/1, 5/21 Additionally I have been unable to attend the last two monthly zoom meetings because Adam LLC sent out the wrong zoom link for April (the March zoom link) and there was no zoom link for May. I emailed them ahead of the May meeting to give them a heads up I wanted to attend zia zoom. I have also mentioned to the HOA board that they should look for another management company.

    Good afternoon Ms Ressa,

     

    Thank you for your recent communication regarding the roof repairs. As previously communicated, the roofing company has determined these repairs are not a result of their work & the Board has determined that these repairs are the homeowner's responsibility.

     

    Property Management takes direction from the Board so there is nothing further that property management can do to assist you with this as the Board decision has been made & communicated.

     

    If you feel this warrants additional dialogue, please attend the next Board meeting to discuss your concerns directly with the Board as any decisions on if/how to proceed are ultimately theirs to make.

     They normally send out a notice of the board meetings with attached zoom links, but this does not address the previous issues or resolve it.




    Next Board meeting is scheduled for Jun 18, 2025.

    They ignored my complaint that they never returned any of my phone calls/emails and they failed to provide zoom links to the last two monthly HOA meetings.  It took me filing a complaint with the BBB for them to respond.  This in itself speaks volumes.

Where in their response do they address the zoom link issues or that fact that I asked James to call/email me several times and he never did.  There are several homeowners upset with Adam LLC and it is my understanding the HOA board has/will write them a letter expressing their dissatisfaction and giving them some time to rectify it or they will go elsewhere.

    HoA is responsible for maintaining and repairing roof. No maintenance has been reported and eventually my roof started leaking even after the company this management has hired "repaired" it and they are refusing to take accountability for their negligence. Deleting work order notes I had made about the situation to appear as if homeowner is the responsible for leaks. Refused to provide residents with any information regarding roof maintenance and will fine them if they even try to do it themselves. They harass the contractors who have been hired by my insurance. Harass families when children are playing outside and threatening CPS is watching them. Raising HoA dues and giving additional "special assessment" fee when they refuse to give information to the homeowners about it and why it is even necessary after raising the fees for the second time in one year. I pay over $400 in HoA dues and my roof collapsed which is what this is supposed to cover. Now they try to tell me it's my fault when they hired a carpentry company to fix a roof who is under qualified to do the work.

    The HOA and the board of directors at the HOA is who would approve a refund.  **** *** is the management company, and we cannot refund any monies without approval from the board of directors.  Please refer the customer to the HOA board.  She can contact them directly.
