      Mosaic property management company has been consistent and reliable in their service of my rental property management. They have always addressed any issues with honest, fast, and reliable service and resolution. I highly recommend them for your rental property management.

      We just moved into our new rental home and found a few minor issues once we settled in nothing urgent, just small things you wouldn't notice right away. I submitted maintenance requests through Mosaics user-friendly portal late one evening, and by 10am the next morning, I'd already heard from a vendor to schedule repairs. I also received an email from ***** updating me on the status. They responded within an hour of opening!As a renter, you never know what kind of property manager youre dealing with until something needs fixing. Mosaic quickly earned my trust. Their response was fast, reassuring, and professional I barely had time to drink my coffee before things were already being handled!From the beginning, communication with Mosaic was outstanding. Scheduling a viewing was easy thanks to their automated lockbox system. ****** answered all my questions by text and email during the application process, and when I picked up my keys, everything was neatly organized garage remotes, mailbox keys, HOA info and ****** was both personable and **************** that we're moved in, the portal makes it easy to track maintenance requests and pay rent. Everything has been smooth, organized, and convenient.I've rented many homes across the Valley, and this has been, hands down, the best move-in experience Ive ever had. Mosaic manages a lot of homes in *******, and if you're looking to rent, I highly recommend starting your search on their site. Their application process is straightforward and even transferable to other properties they manage, saving time and money.I'm not getting any discount for this review just truly grateful for great service. When a company and its people do an exceptional job, they deserve to be recognized. Thank you, Mosaic, for making this move so easy and for giving me real peace of mind!

      Extremely pleased and highly recommend Mosaic Property Management to oversee your rentals. It has been nearly three years since we have been with Mosaic, and it is overtime that I write a review. In my experience to date, I see that they care for the tenant just as much as they care for the landlord in acting in a sense of urgency to have tenants issuers addressed. As a landlord, it is always nice to hear good news in that the tenant call reporting the refrigerator was not working, and ***** (Mosaics Maintenance Manager) found out that the refrigerator that was not working was in fact the tenants. This freed us of the financial burden. Apparently, the tenant moved their refrigerator into the house and moved our refrigerator into the garage, which actually voids us, the landlord, with financial responsibilities should our refrigerator stop working in the future. Again, Mosaic Property Management has been a gift and recommendation them for your tenant and property management services. ***** L

      In short: not the best, not the worst as a tenant. Seemed like living in a college dorm with the condition of the property and the monitoring they did. They weren't even good at tracking their own documents, as we were charged for pre-existing damages. Avoid if you can. If you have issues and need to escalate things, the broker's license and employees real estate licenses are part of the public database at services.azre.gov We were tenants of a property managed by Mosaic. For a firm as large as this, I figured they would have had their stuff together more. It started with them trying to be sneaky and slapping us with an undisclosed "trash" fee after we had paid them our application fee and deposit. We fought it and won, but the oversight seemed a little shady. After we submitted our move-in inspection, we spent almost the entire time fighting them on preexisting damages. They would also send condescending emails when they needed us to repair or clean, even if the damage was documented in our inspection. They also inspected the property multiple times during our tenancy which felt invasive and unnecessary. I'm not sure what the $300 cleaning fee is for, since we moved into a dirty apartment, and were forced to deep clean it before leaving. Their contract heavily favors the owner, late rent penalty is ridiculous, deposit was delivered late, response from the company was weak. Better off renting directly from an owner. ******** marketplace is a great source for this, just be careful.

      They were my property manager for 3 years. They did a decent job of finding tenets and keeping it rented. Their communication was also average. Where they lacked was ensuring my property was returned to me at the same condition it was rented in.After returning from being stationed overseas and moving back to the home their lack of attention to detail became apparent. Rooms that I was charged to repaint because of "wear and tear" weren't even painted the same color or sheen causing patches everywhere. A window had been broken by the tenant and the property manager signed off on a replacement window that was clearly the wrong color (white vs tan). And apparently one of the tenants over the years replaced the garage entry door handle and when I questioned the company about why my Kwikset Smartkey lever was replaced with a generic door k*** they explained the law allowed the renters to return the house in a similar condition and nothing I could do. So basically the renters are allowed to steal my stuff and replace with inferior products? I don't think that is the intent of the law. I didn't even get the keys to the new lock someone installed forcing me to purchase a new lock just so I could have working keys. Bottom line, the good: keeping it rented, the bad: their inability to pay attention to the maintenance and when I question them have the audacity to say this is a common problem with "non-investors".I would NOT recommend them and when we get stationed somewhere else I will shop around for another manager.
