    The window a/c unit that was provided when we moved in October 1st of 2023 has Burnt up on April 25 and we have contacted them many times trying to get it replaced they will not respond to us and when they do that say they dont know what they can do to help us also to be notes this apartment does not have central air or heating at all the only way if air circulating is to open the front door none of the windows will open they have been sealed shut and there are no ceiling fans so the only way to cool the apartment down is the window unit built into the wall as shown in the image provided

    Hello, 

    Please see the attached document. There you will find the original work-order, notes, and the paid invoice where this HVAC issue was repaired.

    We did everything we could do to have this repair addressed as quickly as possible, and followed all state housing laws while doing so. 

    We feel this compliant has no merit and should be removed immediately.

    On 6/21/23, I spoke with a woman on the phone regarding a house that they (H&H Property Management, LLC) had advertised for rent (*******************************************************). She told me that I HAD to fill out an application which had a required $50 fee to simply go view any of their properties (to prove my interest, as well as for property safety reasons), and that if I wasnt interested, or wasnt approved, I would be refunded my $50 application fee. She said shed call me back (either way) to let me know my application status on renting this house. I never got that call back and whenever I called the office, no one would answer, and so I left 2 VM messages. No one returned those calls either. I paid a $50 fee and got absolutely nothing in return, not even a return phone call. I never got a viewing; never stepped on the property, never got a denial or approval. Nothing. For the record: the house is still being advertised for rent online (*******************************************************). I question if the house really, truly is avail for rent. I believe that these fees (resulting in nothing) are part of their dishonest business practices. There was absolutely no reason at all for them not to rent to me; I was an ideal tenant. My annual income, my employment stability, my immaculate rental history with no evictions or owed money, no criminal record, good credit score, etc I was finally able to get someone to answer the phone a month ago (*****-an H&H Property Management employee). She promised me my money back (a check by mail). I never received it. I was also told by ***** that I was misinformed by the initial woman on the phone. They do NOT require an application fee to view properties. Im asking for help to get my refund of $50.00 for zero services provided with misleading financial requirement. They will not answer or return my calls. *This company also goes by the name of ****** and *******. (HolmsandHickman.com). I truly appreciate the help of the BBB. *****************************

    We do not normally refund application fees, because it cost ** to process apps. She was not denied the unit, someone was ahead of her "in line" for the unit and took the apartment.

    I am rejecting this response because:


    H&H Property Management did not send me a check. 
    Had I received a check, it wouldve been immediately deposited. However, the (supposed) mailed check was never cashed because it never came (or simply never existed). 

    H&H Property Management,
    Please send this previously promised $50 refund so that I can move on and be done with this deplorable experience. 

    Also, I am requesting that you please remove the listing of the (inexistent) house for rent that H&H Property Management seemingly dishonestly uses to decoy unsuspecting rental hunters to pay application fees towards an unavailable rental. A rental that seems to not even exist.

    I would please strongly encourage your agency to further investigate this company.  
    More than ever (after reading their response), I am even more convinced that this company is not only unethical, but also fraudulent.  


    I believe that they may possibly use properties (which are not truly rentable/available) to get required application fees. I was required to pay a $50 fee and fill out an application (for safety reasons) to simply view their property, yet I never got that appointment to see this (or any other) property that they manage.
    Again, I was promised that the $50 fee would be refundable (as claimed to me by H&H Property Management when I first made contact with them) if I was not accepted, or if I was not interested in the property after the viewing.  

    Now they are (I believe) making a false claim of refunding me this $50 fee.  
    It took them quite a long time to even respond to the BBB regarding this complaint.  This (I believe) proves their companys unprofessionalism and carelessness furthermore. 

    I realize that their unprofessional behavior and unethical practices are sadly not against any statutes, but scheming money from the public surely must be.  
    Im asking that the BBB further investigate H&H Property Management to protect future rental seekers and potential renters from falling financial victim to this company. 

    Thank you, greatly, for your assistance with this ongoing, personal matter as well as investigating this companys very seemingly ill practices.
