Date of last transaction 07/30/2025. Failure to return my security deposit for an apartment I leased from 06/30/2024 until 06/30/2025. Security deposit was not refunded for some ***** and fraudulent charges of which I believe. I left the apartment in better condition than when I moved in. I have water bug infestation and mold growing on the walls and they kept $594 of my $750 deposit . I am 77 years old and I feel as a senior citizen I have been taken advantage of. I can provide correspondence that has occurred between me and RCPM if I need too.Business Response

On September 24, 2024 Rcpm came in and inspected my property. No issues were found except for a window that had a small hole in it due to the grass being cut the rock hit the window so on September **************************************** to renew my lease, so I then put in another work order for them to come and check the mold that has been in here for the last year so instead of sending somebody for the month they sent a plumber so the plumber says that he cannot fix this property that they would have to tear the walls out of both bathrooms and I have pictures plenty of them so then two days later I get a notice saying that I have to vacate this property and I only have until November 30 to do so so when I asked these people are going to rent me again they tell me they cant rent to me at this time, I dont understand it does not make any sense is the fact that they know Im not gonna stand for slumlords that they dont wanna rent to me again because that mold that I have been living with in this house for the last two years could have caused health issues with me my mom so Im definitely going to contact the real estate commission as well regarding this no reason for them not to even find me another property to live in knowing that I have my grandchildren and its so close to Christmas time this company does people need to be shut down it is very unacceptable for you to remove a tenant from their property due to your issues Mold all over the bathrooms. I want form of apology. I want my full deposit back and I will be calling a real estate commission to complain about this because this is very unacceptable and I have the text messages to prove that my inspection went just fine for them to offer me a whole Nother year lease then to take it back for no reason at all whatsoever very very poor. Hello. Ms. ******* has lived in the property and been a tenant with RCPM since 2022. During the tenancy we have made all repairs within 72 hours and exhausted all options for any repairs needed. During our most recent inspection, we found a broken window and general uncleanliness. Neither of these were issues until the tenant did not respond to our lease renewal offer. The lease renewal offer was contingent on the tenant having the window replaced, as she took ownership of the window breaking. The tenant did not respond to this request and then submitted new maintenance requests. During the inspection for the maintenance requests, we found that the main concern was that she has not been keeping the property clean, and there were no maintenance issues found. Any repairs needed to the property at this time cannot be done with a tenant in the property. Also, during the property inspection, it was found that there are multiple people living in the property that are not listed on the lease agreement. This information plus the tenant's inconsistent and late payment history led to the decision that RCPM needed to serve the tenant with a notice to vacate the property per Alabama guidelines. Due to all previously stated issues, RCPM concluded that it is not in the best interest of our company to rent another property to this tenant at this time.Initial Complaint

On August 30 2023, I moved out of the house I rented (********************************************************************************************* *****) with RCPM. I took photos of the condition I left the house. I even had my neighbor, ***************************** *************) do a walk through. In October I received a bill $500.00 over my deposit of $1295.00. They stated I damaged the house. I contested the claim and sent the pictures of the condition of the house when I moved in (scuffs on the wall, trash and lifting tiles) and when I left (painted, cleaned and no items left behind). RCPM said they reassessed the damage and where now going to refund $1200.00 of my deposit. I received a check for $1200.00 but the bank said the check was invalid (No numerical dollar amount on the check). I wrote to the company and they offered to reissue the check. They did reissue and I received another check for $1200.00. I attempted to deposit the check and again it was rejected again because the check was missing the date. I need and want this refund! Why is this so difficult? They do not allow walk in service, they never answer the phone, and it takes days before they respond to email. I cannot even go because I am military and I have since moved to ******. Please help!Business Response

RCPM made up charges to upgrade the apartment after move out and billed me for it. The foundation is sinking and every time it rained, the living room carpet was soaking wet. It smelled of mildew from the carpet always getting wet. The ** also leaked onto the carpet which caused stains. The carpet was filthy when we moved in and we paid to have it cleaned. There were brown stains on the living room ceiling. The kitchen floor was glued together in one spot, which made the floor ugly and a tripping hazard. There was a list of charges billed to me upon move out that should not have been my responsibility. The apartment was a dump. There were constant maintenance problems, the outside had vines growing over the windows and when we asked for things to be fixed it was always a bare minimum patch up job. I do not deserve to be overcharged for them to make improvements to a run down apartment that had these problems before I moved in.Business Response

In the month of November of 2021 I moved to ********************************************************************. Worst mistake I could have ever made... During my time under contract to rent with RCPM, I had to put in several maintenance request for my sink falling in a number of times, vulnerable spaces in the walls do to the owners of the house. There are witness in the neighborhood to how bad of condition the house was in. We had problems with heating in the cold months. My God brother died 1/28, only for me to come home to a cold house too cold to stay in. I left for the funeral and was greeted still to a cold house for February and March of 2022. I was still made to pay rent without anything being removed from my rent or compensated. They have bullied me enough!!!They gave me two space heaters that jacked up my utilities and didn't want to be held accountable. In the month of June, they put in a brand new HVAC UNIT improperly so they had to come back and fix it. Wood rot, leaking sink pipes and more. I have a video of the place before I left and they are now trying to charge me 705 and take my deposit, and for what a house I already cleaned. My guarantee is that maintenance came in and half a** did their job or did nothing and then said they did when they didn't. They lack in communication and their customer service team needs to be fired all of them, because the lady who answers the phone acts as if she can talk to you aggressively and wants you not to respond to her incompetence. This company is a waste of space and energy.*My complaint is about my security deposit that needs to be returned to me. My own property manager didn't know I had an emotional support animal "to which I submitted the paperwork before I even moved in" and charged me for having one then removed it from the balance. I have a video of how the place looked after we moved out. I want an apology and my deposit. This is a complaint about my landlord. I have lived here for 8 years and they have always been slow making repairs.In December of 2021, I complained of gurgling noises in the drain of my kitchen sink. Water was also backing up. They sent a repairman on 2/5/22. He said he replaced the plumbing under the sink. I'm on a ****** and couldn't get on the floor to check his work. Apparently, the cabinet under slowly filled with water that then leaked under the kitchen flooring. I saw it at the end of February and reported water seeping from under the flooring. A few days later, the same maintenance man returned and told me that a fitting on the gooseneck had not been tightened causing the water leak. The floor was damaged, and the top layer peeled up leaving a rough, swollen paper, (somewhat like cardboard). I have filed maintenance reports, left voicemails, sent texts and emails asking that they fix the floor. About a month after my first contact, a man claiming to be the head of the maintenance company contacted me to say that the landlord had decided not to repair the floor! I asked if they thought I had anything to do with the damage. In early Aug. I told themk that Alabama statute required they provide a HABITABLE apartment as long as I was paying rent. I am on a ****** and have tripped on the damaged floor and fallen twice. I reported this and a woman came out to inspect the floor. She said I would have to move before they would fix the floor. I continued to complain. I received a text from **** saying they could replace the damage in the primary walkways only. I agreed to that. A month went by. ****************** texted me to say that was no longer an option; they were not fixing the floor.I want them to fix the floor or pay the expenses for me to move somewhere else. Even to another apartment in this complex!I have stayed here so long because I can't afford to move. The rent is low here and I live on Social Security only. Please help!Business Response

Over the course of the complaint we have offered to repair the flooring several times for the tenant. This would require him to move furniture, which he has adamantly refused to do. Flooring can not be fixed if the tenant is not willing to move anything. We have offered several times to let him move into another unit in the same complex and he refuses that as well. Also, he just renewed his lease for another year. Guaranteed we will not offer renewal for the following year.Customer Answer

Again - we have offered to let the tenant out of his lease with no penalties to him. He refuses to move his furniture so flooring can be fixed so at this time the only option we have is to leave flooring like it is or him move out of the apartment.
