This owner is not telling the truth! I signed a contract with this owner for the management of his home April 1, 2024 . The owners ex wife was living in the home at the time the management agreement was signed.
I told the owner that I can't rent out a home that his ex wife lives in. I told the owner that his ex wife would need to move out. He stated that he would get her to move out. When the ex wife didn't move the owner then wanted me to help him get his ex-wife out of his home.
The owners home had to be painted, cleaned and repair made through out the home after the ex wife finally moved out. I then helped the owner find repair people to paint, clean, blinds, and repair that was made. The owner paid every vendor directly.
Then the owner set the rent at $3500.00 dollars and when his house was not rented in a day or two he started calling and texting me wanting to know why his home was still vacant.
I told the owner that it would take time to find the quality family he was looking for as he had high rent. There is a qualification process that every applicant goes through. Then the owner told me to lower the rent. Once I lowered the rent I receive two perfect rental applications. The owner approved the rental applications and then when the renter had to delay the move in date from a Friday to a Monday morning because of the renters work schedule the owner then required me to raise the renters rental rate from $3300.00 dollars to $3500.00 dollars because they lost him 3 days of rent.
I told the owner that I could not raise the rental rate from $3300.00 to $3500.00 as he had already set and approved the rental rate as well as he had already approved the renters applications. When the owner continued to required me to raise the rental rate I then sent him a letter of termination as I can not raise a rental rate once the application is approved. This is called bate and switch...
As far as the comments that I boast of not renting to Section 8 and minorities is ridiculous! I have and I do rent to all applicants that can qualify. Each applicant puts in a rental application, credit is run and a back ground check completed for each adults 18 years of age. I have Section 8 applicants who rent from us as well as many minority families.
I would not have a business if I discriminated against others. Lastly I have not and did not take this owners funds that he gave me for repair. He is lying and if necessary I will prove it. I was given a check when we set up the owners account. Then the owner gave me a second check which was for my management fees.
All repair was paid for by the owner to the vendors. I have sent to this owner a full report and funds left in his account after I terminated his contract. The owner is angry at me because he had to fly from over seas to hire a new property manager or to find a renter himself. I have not done what this owner has accused me of doing. I am ready and willing to defend myself in court or the **** I have kept all of the emails from this owner to prove what I am saying if it becomes necessary.
