0 stars. Taxes havent been paid in 5 years on this property so we get harassed by investment companies looking for the owner. Weve been left with black mold, exposed wiring, safety hazards and overgrown trees (per our lease and **** Prescotts email, PRS should have come out to trim them last year). Its impossible to get in touch with the office as they never answer phone calls. They violate their part of the lease consistently. Awful company.Review from Susan M

If there was a minus number, I would have provided it!This company/management personnel have NO desire to manage your property with ANY kind of integrity. They have managed (I use this term VERY lightly) my property for three years and after two years of being unable to travel due to Covid-19, I personally discovered in April 2022 the decline of the exterior of my home.I immediately addressed it with the manager, who sent someone to the property and submitted over a dozen photographs of items needing repairs! That was the beginning of April 2022. It is now August and I have yet to have ANY contact with PRS on THEIR part, but Ive called at least a half dozen times with responses such as oh you didnt get the quotes? and I checked the quote submitted and it was for a roof replacement NOT the facia oh, and Ill get back with you on that.! They were AWAYS ****** on the Spot when the lease was to be renewed.do you want to increase rent?. My tenant has been in the home for 8 years with minimal contact with PRS, as I have a home warranty for additional protection.I beg of anyone looking for a management company to NOT USE this company. Absolute WORST property management company to exist. If you can avoid it, please dont rent from them. And if you're a landlord, please find another company to represent your property. I'm sure their fees are very low, but it's not worth it- unless you want to be known as a slumlord. We had a gas leak, cockroach infestation, mold, a broken pool system, a busted pipe in the master bathroom that ended up being repaired... but we didnt have access/use of the master bathroom/the actual master bedroom for TWO MONTHS. The bathroom was a literal hole for most of that time because a plumber dug it up and then didnt return for weeks. PRS says its not their job to follow up with whoever they contract out for work... so jobs will sit unfinished. I came home one weekend to find people working at our rental even though no one had said they were coming. Came back a little while later and the hall bathroom toilet was disconnected. While the master bathroom was still unusable. They also dont clean when they turn the place over. Our place was disgusting when we moved in. It reeked of cat pee, and when we brought it up they said, "that's unfortunate. It will always smell like cat pee. Previous tenant had cats. Try plug-ins." We had to hire someone to clean the floors ourselves, and when they showed up, one of the floor cleaners asked if I was trying to get my deposit back...assuming I had been living there and moving out. I said NOPE this is me moving in after paying a cleaning fee to the property management company. They said it looked like no one had ever touched the floors. I agreed. The actual cleaners PRS uses told us they are never hired to do a "deep clean," even when homes sorely need it. ****** is especially unhelpful and unprofessional. We signed a lease with a move in date and when the time came they tried to push back our move in date by at least a week. We said no, we signed a lease with a move in date and they said they never signed so they can change what they want.Review from Disappointed R

If I could leave zero stars, I would. I have rented thru this company for a long period of time, out of necessity. I have been in my home for over 10 years and yet they have not agreed to update anything. ******* renters law says that the carpet should be replaced every 7 years. I asked them about this and was told that the only way that they would replace the carpet is if they can increase my rent by $100.00. During the pandemic, I was never late for payment and paid every month. They rewarded me by increasing my rent by almost ******. I absolutely hate everyone who is affiliated with this company and if everyone else wasn't abusing renters, regarding price gouging for rent, I'd move in a heartbeat.PRS Property Management Response

Unfortunately I couldn't locate the history of this individual without a name to get a full picture of their tenancy. When it comes to changing the carpet, AZ law actually doesn't state we are required to replace capet, only that "The landlord shall:... (2) Make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition." (See ARS Sec. 33-1324(A)(2)). During any tenancy, we inform the persons living there to report any maintenance or cleanliness issue so we can access to repair or replace. Us demanding that this individual pay more monthly to do so seems unlikely, but again with no name I cannot check the history to verify these claims.As it comes to rent increases, any owner in AZ has the legal right to increase the rent at the end of any lease/contract to any amount they wish. We give insight into the current market to each owner if an amount they want could be obtained but at the end of the day they have the final say in price.Review from Chad C

Horrible company probably running rental scams. Tried contacted them everyday for over a month regarding a posted rental home. No response. When I went to their office in ******** absolutely no one was even there. It seems this company is taking advantage of unsuspecting renters in the area trying to find a home in this crazy market. I am very surprised and very worried that the BBB accredited this business with all the claims of fraud and scams. Makes me really question if the BBB is even monitoring these businesses or if the businesses just pay for the rating.PRS Property Management Response

****************************************** was an applicant for one of our properties back on 6/27/2021 but never finished filling out their application, which includes never paying our application fees. Before this was ever completed, the property was approved and rented out on 7/1/2021, and all applicants were sent e-mails notifying them that the property is no longer available. We understand the frustrations with the current market but to make baseless claims against our company and BBB is undeserving.
