I was the cosigner on an apartment for my college aged daughter for the past three years, from 2021-2024 for a property that was managed by this company. My daughter and her roommates were, in the company's own words, "excellent tenants" the entire three years, with no complaints or fines and always on-time with rent money. They had the place inspected a number of times, with wonderful reviews and no complaints. When they moved out, they cleaned the apartment very well. The management company, inspected by *****, gave them NONE of the ($2,900.00) security deposit back! They had a checklist that had all "good" remarks except for one question about candle smoke on the walls. For this reason only, as the manager told us in his own words, they received none of the money back, stating that the cost of painting wall, because of the smoke, was over $2,900.00. He gave us two different costs by the painter. Once he said the cost was two times the amount of the security deposit and once he said the cost was three times the amount. When we asked why they had no warning in all of the prior inspections, he said that the smoke damage was covered by artwork. But in the picture he sent (see image) of the smoke on the wall, the damage was right above a heater, behind a cabinet, where they could not have had artwork hung. The artwork would have been only a foot above the floor, right above a heater, in a bathroom! This makes no sense. I have done some research, and this "wall damage" that he is speaking of, is very common among these types of heaters, especially in a moist environment such as a bathroom. It would have nothing to do with candles being used. In all of his statements to us, he has had discrepancies in costs, clearly making up numbers. When I spoke with the other manager *****, she stated that she has never heard of tenants getting NOTHING back. I have given them an opportunity, over the past month, the do the right thing. They have kept the $2,900 sec. deposit.
