Did not follow through with registering our AC/Heat Unit and therefore, our 10 year warranty on the product will not be honored. We needed service during ********** Blast in Dec. 2022 due to heat not working. Technician found the Unit's warranty and manual tucked inside the unit and we were never made aware of the registration card. Little did we know until now, that if the unit is not registered, the 10 year warranty is null and void! We purchased a modular home from Quality and they should have made us aware of the Unit's registration for warranty. They totally deny that they should be the ones responsible for making us aware of such. Now, we the customer, are the ones to suffer the out of pocket costs to fix the unit. I won't go into the original issues we had when trying to get our home erected as that was 6 years ago, but that whole process was ***********************.

In the 35 years we have been in business, we have each and every customer sign their ********************** Closing, which is an informative in-house closing that allows the customer to be aware of expectations, requirements, and their responsibilities as the new homeowner throughout the whole home buying process. The home owner manuals and warranties, registration of appliances, post card registrations are all the responsibility of the homeowner. The factories/manufacturers of all appliances and of the home itself are also aware of this and expect the homeowner, not the dealer, to send in their warranty cards. This information is actually a line item in the Quality Closing, and was initialed and singed to by this homeowner. In *************************************************** the home for the homeowner on the behalf of the homeowner to said manufacturers. The owner is the responsible party to register all of their appliances and registering their home with the factory. This was stated on paper, with ink signatures at your Quality Closing and it is stated in your homeowner manual packet and information that was in your home when you moved in. Quality Homes did 100% make the home owner aware that you had to register for the unit, as stated in your Quality Closing. I am sorry if this was something overlooked by the homeowner, but every single customer for 35 years is responsible for their warranties and owner's manuals. It is the responsibility of the home owner, when becoming a homeowner, to be aware and cognizant of documents they have signed. Furthermore, in our 35 years, Quality Homes has never heard of this complaint prior to this by this home owner.

I also just called ****** Heating and Air on 12/29/22 at 10:29 am to ask if they told the the homeowner that it is Quality Homes responsibility to register the unit for the homeowner. ************, who answered the phone said what she shared with the homeowner was that it is not the dealer's or the manufacturer's responsibility to review the warranty with the homeowner, nothing was said about registering the unit for the homeowner on the homeonwers behalf. ************ said they do not do post cards to register, rather they go online to fill out a form that way and it is the responsibility of the homeowner to do so.

Someone should have been responsible for handing us the ** Unit Homeowner's manual and the registration card. The installer of the unit hid it away inside the unit and did not complete his/her portion of the card. I ask, if you were a new homeowner, would you think to go outside, unscrew the cover of your ** unit to look for those? As a new homeowner, you sign hundreds of documents. We received registrations for other items and we did send those in, but obviously purchasing a home is an overwhelming time and either the technician who installed the unit or our person who we are supposed to rely on to help us through the process, Quality Homes Agent, should have ensure this was brought to our attention. One of you are at fault, and neither of you want to take responsibility. So be it. Will never recommend Quality Homes or ****** Heating and Air nor do business with them ever again.

    Quality Mobile Homes, Inc. Response

    01/12/2023

Again, for 35 years this is the only time we have ever had someone insist that it is Quality Mobile Homes' responsibility to register the ** unit for the homeowner. I am saying that to convey the message that it's odd for you to insist that something that is so standard procedure and has been for 35 years, to all of a sudden be something other than what it actually is. We did everything we could to ensure that you were aware that it was your responsibility to handle all homeowner manuals and warranties by having you sign documents and also hearing it verbally at your Quality Closing up front, as we do with every single buyer/homeowner for 35 years. To answer your question, As a homeowner myself, I have figured out the warranties for all my appliances, even if it was not put in my hands physically. The builder I purchased through made it abundantly clear that all home owner manuals and warranties are my responsibility as the homeowner. So, when I heard and signed my signature that I understood that, I adhered. You signed at the beginning of this process a document, actually two documents, that stated you understood all home owner manuals and warranties are your responsibility as the home owner. At this point, Quality Homes would deem it negligent on the homeowner not to have taken ownership of the manuals/warranties by organizing all documents (whether it's several as you stated or just a few), figuring out that one may have been missing, considering it's THE most major appliance in your home, then making a point (6 or 7 years ago) when the home was purchased, to reach out to the ** company or the builder and ask for help. You as the homeowner should have organized each manual/warranty and said to yourself "Ok, I have the stove, the fridge, hot water heater, etc...." and notice that one major appliance was missing, in which case, Quality or ****** would have been HAPPY to assist to help you figure out how to register your unit and provide copies of a warranty or manual. Buying a home isn't like purchasing groceries, where you have a list, and at the end a single receipt. There are several documents from the multitude of parties involved, and it is unreasonable to believe it is the builder's responsibility to organize the warranties and paperwork for the homeowner as you stated it was "hundreds of documents". It is not Quality Homes' responsibility no matter how much you may believe that it is, and again, you are the first in 35 years to insist that it is anything other than the homeowner's responsibility.
