1. They pay commission to Seller's agent to get pre-approved.
2. Then Seller's agent will ask to put conditions in the contract that buyer can't change lender without seller's consent.
3, Now when buyer finds a better lender, the seller's agent tells the seller that the buyer wants to change lender but OVM is a better lender and the seller's agent thinks it's a bad idea to go with the other lender because they have a bad reputation in the business.
4. At this point the buyer is stuck with OVM.
At this point buyer also realizes that OVM is charging around *********** more than the market and are not responsive, it gets even worse if you are a female buyer because they won't take you seriously. They do not answer the question you asked but will tell you the info around it. The brokers cannot explain their own worksheets. They will not share info about the process.
The Mortgage broker from OVM tells you, you have a few days to look over stuff, but they'll call both agents and tell them that the buyer needs to sign these documents ASAP.
They will make sure to kill your any and all excitement you have of buying a new house.
