    I have used this company as a property manager as I live out of state. I am a senior citizen. I have been paying this company to manage my property. The tenant is moving. The property is destroyed. I have been paying for insurance for this type of thing. They wont help Me as I am terminating my business relationship with them. I am 73 years old.

    The house was more than adequately clean. Unfortunately, the links to your move in and move out videos don't appear. Since you brought them up I will address them. The move in video is mostly a man pointing out all the outlets but it does show that the carpet in the back entryway was filthy when I moved in. The move out video is a staged, "gotcha" video. The video shows that the house is very clean, but you zoom in on a particle of dust on the floor and declare the floors "dirty". This is just an example of the contents of your video. If I didn't know the situation I would think the video was meant to be satirical. As for your cleaning invoice there is no itemized list of the cleaning costs. The law requires that you include an itemized list of each thing you are charging me for with the cost broken down. You simply included your same checklist as the move out checklist. Your "cleaners" checked off everything. Even things that don't exist in the house apparently were cleaned. I guess that's why the invoice was so high. $525? For a one level two bedroom 960 ft house that was clean! Finally, as communicated to you by the Attorney General on January 23rd, it is illegal to require the tenant to pay for routine turnover costs such as cleaning. That's reality. Regarding the water bill: I called the water utilities and scheduled a final meter reading. They could not come out until the next week after i moved out. I do not control when they read the meter or when they send me my bill. I paid it as soon as I got it. I did not trust you to pay a bill in my name and I think I made the right choice. My question is have you tried to pay the water bill? It's now February 13th. It was due on January 4th. Someone should have tried to pay it by now and realize that it was paid. Or do you not intend to pay it? The security deposit is my money that you are wrongfully withholding. I will see you in court.

    It most certainly is not illegal to require the tenant to clean up after themselves.  The property was cleaned when you moved in and you are required to clean it when you move out.  Leaving a property with items on the floor and dirty is not normal wear and tear nor is it considered wrongfully withholding to charge for this.  Regardless, the owner has refunded you the full amount of the cleaning and refunded you the water charge since you paid it.
