      These people are the worst, don't rent from them and definitely do not let them manage your property. I called today to speak to someone about their so-called "residents benefit package", and my leasing agent refused, REFUSED to speak with me. Instead I was told to send my issues and information in an email, an email I know I will get no response too because they are lazy and can't manage their way out of a paper bag. The reason I know this is last summer I sent a maintenance request because my window AC was blowing hot air. The response from these people was to send me a ******* video about how to clean the filter, insulting and lazy. I responded asking if anyone was going to come look at it and received nothing but silence in return. This was not the first time they dragged their feet, a pipe burst in my house a while back and I found out when I came home. I called them to tell them and they mentioned nothing about turning the water off (or even ask if I know how). It took over 24 hours for a plumber to come and they left a giant hole in my wall. This hole remained for three months!! Meanwhile, through their maintenance portal, I would repeatedly ask about it, and a week later I would get a response asking me if it was done yet, again lazy and incompetent.Back to the resident benefit package, they are suppose to send filters for HVAC to people as part of this package, I've never received anything but 2 phone calls asking me if I know what size the filter is...FROM THE MANAGEMENT COMPANY. I've been here 3 years how do you not know this? Again, lazy and incompetent.

      Regarding the Resident Benefits Package (***), our records indicate that these terms were communicated and acknowledged during both the 2023 and 2024 lease renewals. Emails detailing your enrollment in the *** were sent on April 16, 2023, and March 12, 2024.

      We understand there was some confusion regarding the insurance portion of the ***. With the recent renewal, it was necessary to resubmit your updated insurance policy through the link provided in the renewal email. If you have already submitted these documents, please let us know when and where they were uploaded so we can ensure they are correctly documented.

      Our standard procedure involves troubleshooting steps to quickly resolve common issues, but we recognize that this did not meet your expectations with your air conditioning issue. It's important to note that troubleshooting is a standard procedure for all residents.

      Regarding the **** filter issue, we understand that you may not have been aware of the filter's location in the past. To assist with this, we can schedule a time for our maintenance team to help you find and replace the filter. As outlined in the lease agreement, the replacement of furnace filters is the tenant's responsibility.

      We sincerely apologize for the delay in repairing the drywall. While we strive to handle all maintenance requests promptly, we acknowledge that this took longer than anticipated.

      The customer service here is exceptional! From the moment I called in, I was greeted with warmth. *** is incredibly attentive and went out of his way to address all my needs and concerns promptly. His is knowledgeable, professional, and truly care about providing a top-notch experience. I highly recommend this company for anyone seeking excellent service.

      By far and away the worst team I have experienced, even simple requests fall on deaf ears. Listed my unit so incorrectly for nearly a month there wasn't a single view. Finally got a hold of someone to fix the errors and that was the point that we finally started to see traction. Since then this team have come in to the unit and disconnected security and monitoring systems and now refuse to go back to address the issue. Normally not a huge deal but im in another state. Talks with the "manager"are fruitless as they do not take ownership of anything just talk in circles to deflect. Stay Away!!

      I recently had the unfortunate experience of applying for an apartment through Colorado Realty Property Management, and I must say that my encounter with them has been nothing short of a nightmare. From the moment I applied online through their website, I was met with incompetence, deception, and complete disregard for customer service.After submitting my application and eagerly waiting for a response, I was shocked to discover that money had been withdrawn from my account without any prior notification or explanation. This was a clear indication of fraudulent activity, and I immediately reached out to Colorado Realty Property Management for an explanation.To my dismay, my attempts to contact a representative from the company were met with frustrating obstacles. Every time I called their customer service line, I was instructed to leave a message and assured that my call would be returned promptly. However, despite persistently leaving messages for an entire week, not a single call was returned. This lack of response left me feeling ignored and undervalued as a potential tenant.Finally, after an excruciatingly long wait, I managed to get in touch with someone from Colorado Realty Property Management. However, the response I received was far from satisfactory. I was informed that the apartment I had originally applied for was no longer available, and I was directed to check their website for other options.The fact that they did not bother to inform me about the unavailability of the apartment earlier is utterly unprofessional and indicative of their disregard for basic communication and transparency. It is clear that they prioritized their own convenience over the needs and expectations of their applicants.

      We were unfortunately short-staffed during the 4th of July holiday period, which resulted in delays and challenges in our communication channels. However, please know that this is not an excuse but rather an explanation of the circumstances that contributed to the breakdown in communication. Your experience has highlighted the need for us to establish better contingency plans during holiday periods to prevent any lapses in communication.

      As disclosed prior to submitting your application, the application fee is incurred as soon as you submit your application. We process applications based on a highest and most qualified basis, not first come first serve. After carefully considering all applicants, we ultimately selected another candidate. The decision was made based on income verification. As soon as a different application was selected, we promptly updated you regarding the units status. While we cannot personally act as your agent to find a rental property, we are more than happy to provide you with information on the available listings in our portfolio and transfer your application.

      ************************* at CRPM was very helpful working with me to straighten out some confusion regarding the utility accounts with ************* After a few emails and phone calls the situation was successfully resolved. It turns out the problem has existed for some time, perhaps could have been discovered and addressed earlier.

      I had my onboarding call with the Red Team on Wednesday May 17th at 3:30. I was informed that even though my home is a brand new build with an inspection that was completed and all things that needed attention was being addressed under the warranty, I would still need to place a $500.00 Maintenance fee. There was no way to get around that or I could work with this company. I paid it on May 18th and on May 19th my husband found out he would no longer have his job as we are moving across the country. I emailed on the 19th at 3:38pm to let the team know that I would not be able to cover the mortgage and would like to cancel the plans. I asked for the $500.00 back and they refused, even though nothing at all was completed. I filed a complaint with the ************************* and filed a dispute with my bank. I just received an email from ***************************** (Accounting Coordinator) stating " You have a balance due to Colorado Realty and Property Management, Inc. Please remit payment as soon as possible. I have attached an owner statement for your review with the breakdown of bills currently unpaid. Please let me know if you have any questions. This is your final notice. Failure to pay your balance due in full will result in your file being turned over to our collections agency".

      Hello,

      You signed the property management agreement on April 24, 2023. As outlined in the agreement, we require the $500 maintenance reserve upfront. You initiated the payment for the reserve. Our team visited your property three times installing a lockbox, walking the property, and removing the lockbox when you changed your mind. Your payment was returned last week and we do not hold funds on your account. We are empathetic to your husband's job loss that was never brought to our attention, but our company has incurred expenses and asked you to fulfill your obligation.

      I have been a client landlord with this company in excess of 10 years, and am a happy customer.Recently, ****** and ***** at CRPM handled a quite complicated series of issues involving two large utility expenses at a multi-unit property. I know this took a lot of work and time, and I certainly appreciate their expertise and efforts!Even more recently, ****** again assisted me in unraveling a (seemingly) double utility billing issue. Once again, she was very thorough, friendly and professional!************

      My whole experience with Colorado Realty and Property Management has been overall bad. I went to look at a property owned by them and I was really impressed, it was nice! It has nice floors, nicely finished walls, the stairs were stable and the basement had nice floors and walls and a washer and dryer. Then I looked at the apartment next door and it was in terrible condition! When I first opened the door a very strong disgusting smell of dog urine made it difficult to even enter the apartment. Then I looked in the basement and the stairs were unstable under my weight as I walked down them. The walls in the basement of this place is not finished nicely and had wires sticking out and insulation exposed in some areas, there seems to be poor attempts at dry wall repair and painting. So I obviously inquired about the nicely renovated apartment. The Realty Agent that was in contact with me informed me that the nice unit was rented already but the unit next door is still available for the same price and "same" amenities. This made me believe that the apartment would be renovated to the same standard as the nice place, especially since the price was the same. I was kind of rushed to sign the lease and was assured by the same Realty Agent, that helped me before, that work was being done in the unit I signed a lease for. When my move in day came I was stunned to see and smell that my apartment was as disgusting as the first time I took a tour. I feel cheated. They tried to fix this problem by replacing the carpets with vinyl wood planks but then I couldn't move in or live there while construction was happening in my living room and main floor bed rooms. The basement remains in sub par condition and I'm roped into a year of living in a slum.

      Hi ********, The property you originally applied to was no longer available so our team provided you with the information of a similar unit within the same triplex. This property was listed with the same rental rate and same amenities (washer/dryer, shared yard, shared parking, etc). Our team never said it had the same finishes as the unit you were originally interested in nor did we guarantee any updates would be done to the property. The photos are a representation of the size and space of the interior as mentioned in the advertisement. You also viewed the property in person and were aware of the condition before signing a lease. Prior to move-in, the property was repainted and cleaned. Upon receiving your concerns regarding the condition of the property, our team completed an additional cleaning of the property and had the refrigerator door fixed. This is a gently used residence and will show signs of wear and tear from previous tenants. Some of the items you have requested can be addressed and we are working to fix them (most of which have already been completed), but other items are “as is” as addressed in your lease. Our team has provided you with the option to break the lease with no penalties and you have not acknowledged wanting to move forward with that option.
