We moved into a condo unit (we rented the garden, the other 3 units have individual owners) in the ****** Park area in *******, off Columbia Avenue.. Green Ivy did nothing to check to make sure this unit was ready to rent before we moved in. We had numerous plumbing issues, a defective stove that leaked gas into the unit, the fridge broke down more than once and was never replaced, AND we were assaulted by an associate of the person who lived above us and Green Ivy did nothing to help or protect us and sided with the person who assaulted us. We were only told to "break the lease", thus making us the bad guys if we did. They are sleazy. When we looked at the place originally, we were told during the showing that someone already applied but we should go ahead and apply because "they did not like the people who applied" but would not say why.

Green Ivy Realty & Property Management Inc. Response

    04/29/2022

To preface our response, it needs to be noted we do not manage the entire property but only the interior of this unit, the property is managed by the **** With that said, When they rented the apartment they took the unit in "as is" condition, they made no requests for painting or aesthetic changes. They were given the opportunity to do so but declined. The unit was inspected and in clean condition upon move-in. After they moved in, the maintenance requests they sent were met with timely responses and action. To be specific, the plumbing issue noted was a faulty ejector pit that we made multiple adjustments and cleanings to before finally replacing and doing an extensive sewer line cleaning and camera work. Thousands of dollars were spent on trying to make this right for these residents and toward the end of their tenancy they refused our plumber to go into their unit and finish the plumbing repairs, we listened to their request and told the plumber to wait until they moved out. As for the oven, the tenants reached out saying the oven was not working properly, we sent out our appliance repairman and a new gas assembly was installed within 6 days, it was tested and working fine with the tenant's approval. There was no danger of leaking gas and the tenants were notified of this when it was inspected by the repairman. As for the refrigerator, we were notified the ice maker was not working properly, we had our appliance repairman inspect it and within 5 days we installed a new ice maker. Tenants approved repair. At the end of their tenancy the tenants noted the refrigerator was having a separate issue, when we asked to have our appliance repairman come out and check it out, they declined his visit and said it could wait for them to move out. We accepted their response, no request was ever made for a new refrigerator. There was a dispute between our residents and the unit owner above them. The police were brought into the situation and attorneys were worked with on all sides. The tenants were offered to break the lease free and clear with no penalty and the owner would provide them with a credit to their rent upon moving out. They declined the offer, choosing to stay in the unit. As for Green Ivy protecting them, we worked with our attorney, the tenant's attorneys, the *** attorneys, and the local police, we did everything within our power to work with them, the other owners, ****************** to try to make the best of the situation. In terms of the reviewer's comment about the other application, their quoted statement is 100% false and was never said.Lastly, we provided each one of them with a good landlord reference for their new apartments and wish them well going forward.
