      If you are here and reading this, chances are you have a bad experience with a scummy company. Pro Invest Realty LLC sent us a letter saying we would have to pay a mandatory fee of $180 per month per occupant (that's a lie it's not mandatory) My upstairs neighbor said their rent went up $360 due to having 2 occupants. I know this letter was sent to hundreds of not thousands of renters. It sickens me to think about the renters who cannot contest this absurd fee due to language barriers, or are in situations where they want to say something but cannot. Since I can't post any pictures, I will copy and paste the letter right here for all:PROINVEST MONT Mandatory Building Protection Fee Effective Sep 1, 2024 We hope this letter finds you well.We are writing to inform you of a new mandatory building protection fee that will take effect on September 1, 2024. This fee is necessary to ensure the continued maintenance, safety, and protection of our building and its occupants.Fee Details:Annual Fee: $180 per year per occupant Monthly Fee Option: $15 per month per occupant For your convenience, we have added the charge for a yearly payment. If you prefer a monthly option of $15 per month per occupant, please let us know. This fee will be added to your monthly rent payment now and coverage will be effective September 1, 2024.The building protection fee covers property damage, fungi, bacteria and bed bug remediation, pet damage, canine liability, and all non-negligent tenants affected by damage to the building/unit to ensure a safe and pleasant living environment for all residents.We understand that this change may come as a surprise, and we are here to address any questions or concerns you may have. Please do not hesitate to contact our office for further assistance.Thank you for your understanding and cooperation in this matter.       The property management company ******* and dimes it's tenants. They are charging a fee to pay by eCheck and/or credit card, meaning the only way to avoid a fee is to drop off a paper check at their office. They should recognize that they wouldn't exists without their tenants, and take on any fees themselves, it's the cost of doing business, but not the tenants responsibility.

      I moved into one of these properties on August 1st 2023 it has been one nightmare after the other Starting with no hot water which is still a problem to a waste filled pipe leak on Sept 1 2023 that flooded my first floor bathroom down to my basement that this waste of a company and team still have yet to address .The kicker is I have been locked out of the tenant portal the only source they have in place to pay rent on time and this guy Faud whom I told this too before rent was late tells me today I can mail it in after advising me to set up a new email address which I did and I still can't login to pay my rent.It is very suspect.

      My partner and I submitted rental applications for a listing represented by agents under Pro Invest Realty advertised as available for move-in on 7/1/22. Applications were submitted and updated as requested between 6/13 - 6/15/22. We also reached out to our previous landlords and current employers to confirm they reached out to the agents of which the agents claimed they were possibly invalid/false references. As professionals relocating for work with reputable companies and currently residing in a city with a higher cost of living than ******* (*******), I personally find these claims incredibly insulting.The agent working on our behalf then informed us that the agents representing the property (through Pro Invest Realty) agreed to extend the lease of the current tenants through to 8/1/22 on 6/22/22 and asked if wed be willing and able to wait around temporarily until the listing is available againThis also seems ridiculous and wildly unprofessional. Firstly, I doubt anyone would be open to or willing to move across the country just to have to unpack temporarily and repack within a month. Secondly its very costly to rent a u-haul twice in a month nevermind how difficult it is to secure a rental at the end of a month especially in the summer. Thirdly this would require to secure temporary lodging adding to our moving expenses.Basically I do not think highly of ******************** or J. Sbeihs professional skills or customer service skills from this experience. As customers whom are looking for a rental with the intent to get to know the area while looking toward a home for purchase, we will definitely try to avoid having to rely on Pro Invest Realty or view any of their properties after this awful experience.
