Since *********************** has started doing marketing for ICM I have noticed an increase in social media post. ICM has been popping up more and more on TikTok, I enjoy seeing the apartment tours. She is always open to feedback regarding her post in order to help a potential renter get a feel for the unit without even having to see it in person.

Disappointing experience all around. Maintance is hard to get. When you email multiple times about one same issue that isnt getting fixed, you getting rude responses with advised to just embrace the problem, it is what is it. Beware, even if renting freshly updated unit for $$$, you still will be getting heating / plumbing problems, pests, dirty yards and back porches. Old buildings carrying old problems that arent addressed properly, but also nobody cares. Not enough maintance crew employees + too many building owned by ICM = thats obviously an issue. No agent that shows you apartment can know about the noise lever and other technical stuff, obviously. They are chasing your check, and will verbally sell you whatever is that youre looking for. In the present market, ICM has nothing to stand out from other local companies. Their apartments getting utterly overpriced for what you actually getting into. I suggest you carefully consider all the fact and details before signing-up with them. Same yourself time and those extra $$ that you will need for a move-out when your icm lease ends.

If you are considering ICM please avoid at all costs. I have never been treated so inhumanely in my life. I had 2, stated defined emergencies, that went completely ignored by ICM. First, my heat broke in the middle of winter during a snowstorm. Since this was 4pm on a Friday (after work hours) I was sent to a 3rd party "emergency line" that did nothing to get maintenance to my unit. Took ICM over 24 hours to acknowledge my lack of heat, in violation of IL state laws and I had to report them. I was able to snuggle my dog for warmth and use the oven for heat. A few months later, another emergency. Flooding in my apartment. Same 3rd party "emergency" line. No response for a week from ICM. They did not care water was damaging all my things as well as their property (can't wait to see if I somehow get fined for floor damage when I move out LOLOL) Also a month after moving in my door broke. Sent to emergency line. Had to pay for a locksmith. I had my key in this scenario but the door was literally broken and there was nothing I could have done differently as a tenant to have access to my apartment other than have someone fix the door. This was not a lock out. I am furious I had to pay for a locksmith when I pay $20/month for maintenance that DOES NOTHING. Even in an emergency. Least of my worries is the CONSTANTLY broken shared/washer dryers. But nonetheless it is a huge pain in my ****. When the machines aren't eating quarters they barely even function without making my clothes moldy and nasty. Lastly, management and specifically, *************************, is the cherry on top of this rental hellscape. ******* is incredibly cruel and it is clear we are not tenants to ICM, we are a unit number and a paycheck. It is so sad and disheartening to that we are seen as profit and not as human beings, tenants, residents, and community members that are trying to access a safe and comfortable home.
