    My husband and I have been living in this apartment building where the constant smell of smoke and marijuana comes wafting in through vents and outlets. We have reached out to PPM since it started happening and no action has been done to prevent these from happening again. Part of the lease includes a no-smoking addendum which is continually violated with these tenants that smoke cigarettes and marijuana. The desired resolution we are looking for is the eviction of these tenants or permission to terminate the lease without penalty. Attached are screenshots of emails that we have sent PPM proving that this has been a consistent issue for a while.

    Moved out before the end of my lease. I asked PPM to make the unit available to rent. They responded that they would not make re-renting my unit a priority since "they already had me on the hook" for the duration of the lease. I informed PPM that under ******** law, it has a duty take reasonable efforts to re-rent the unit. They did not respond. I further requested that PPM advertise the unit as available on its online broker availability list. The list is posted online and anyone can see which units it is advertising as available. A PPM representative informed me that my unit could not be placed on the list as long as my name was still one the lease. They offered no authority or support for this position. After continually checking the list, two weeks before the lease was to expire, they added my unit to the list. My name was still on the lease, so obviously the representative was not truthful. After PPM sent the final invoice for the outstanding balance, I sent them correspondence explaining why, under ******** law, they were not *********** the full amount. I offered to pay a sum, I deemed appropriated under the circumstances. I received neither a response nor an explanation. I followed up with several calls and was repeatedly sent to voicemail. To date, I have never received a response from PPM. After more than two months PPM sent the account to collections. PPM has conducted itself very unprofessionally, has told untruths, and has violated ******** law.

    ************************* vacated his apartment on 9/30/23 prior to his lease contract expiration (lease expiration 10/31/23).  Planned Property Management put ******************* apartment on our internal availability list.  The apartment was re-rented for an 11/1/23 lease start.  Therefore, ************************* is responsible for paying the October 2023 rent balance and his prior unpaid balance on his account as per the lease contract. It is Planned Property Management's policy to place sublets on the internal availability list and not on an outside broker list.  Planned Property Management has a fulltime leasing staff that show available apartments 7 days a week. The apartment rented within 30-days so it would have to be on our availability list in order for our agents to show and re-rent the apartment. The outstanding rent balance due is $3,832.78. ******************* file has been forwarded to the collection agency and he can make the payment directly to the agency to clear his balance.   Thank you, Planned Property Management

    Resident moved out with a balance before the end of this lease. He was sent to a collection agency and now he does not want to pay the balance. The balance was already forwarded to the collection agency. Thank you, Planned Property Management
