I was upgraded from the Breckenridge Inn on the day I arrived to the grand timber lodge. You have to do the time share presentation, but you also can say no. It was no pressure and we left after it was done. Just remember, it is cheaper to buy your own place up in the mountains than pay for a ski in-ski out lodge. Your fractional deed can only be sold for a loss. So be a good consumer and say no thank you.

My greatest wish is that I read these reviews before I bought not only one but a two bedroom unit 12 years ago, back when only one of the two buildings even existed. I paid what was asked for their premium "winter plus" package - all the prime Christmas and Spring Break weeks. If I thought their old dial-in system was bad, the new online "hit the enter button at EXACTLY 9am MST" system is the absolute worst! Once again, for the 3rd year in a row, I was too late, even with hitting the enter button EXACTLY at 9am, for the last 3 weeks, I couldn't reserve my room. Not plan A three weeks ago, plan B two weeks ago, nor plan C just this morning. LISTEN TO THESE REVIEWS!! DO NOT JOIN THIS CLUB OF PEOPLE WHO ALREADY MADE THE MISTAKES FOR YOU!! Grand Lodge is a total scam! You will hate yourself for reading these reviews having done your due diligence, then falling for the same lies we all did. I was their best ***** 12 years, ago. The place was new, they were raising money for a 2nd building addition and everyone was going to be happy. They failed to mention that they only meant the owners will be happy while they totally, explicitly and intentionally s**** the owners at every turn. Even the check-in process *****. You do the front desk thing, then the send you to the concierge to get a parking pass. What do you get nagged to death about EVERY SINGLE TIME? Doing your "owner update". You don't get any peace because at every turn they just keep trying to sell you more and more timeshare. It's offensive and disgusting. So now I'll try and sell this piece of dogshit that I was intending on passing along to my kids to ultimately have and enjoy with their families in the future and probably get pennies on the dollar for it - which will be fine so long as I never have to think about these people ever again! You've been warned!

Unfortunately, demand exceeds supply for the highest-demand weeks of the year like holidays, Spring break, and peak ski season. Some owners have purchased a fixed week to guarantee a specific week each calendar year to guarantee the week they most desire.The online booking platform was implemented after hearing continuous requests and feedback from our valued owners. We understand there is no perfect solution to get every owner the week they desire each year but strive to please as many as possible.

Was contacted about receiving a discounted weekend at peak 8 in Breckenridge, I said sounds great and would love to go. For the discounted rate I had to sit in on a 90 minute timeshare presentation. During the timeshare they told me I was allowed to attend since my girlfriend was not with. She is in a foreign country during for work and wouldn't've be able to make the trip. On the phone call it was never said I had to bring her or anyone else. Just attend the presentation. Also I already have one timeshare with this company at grand timber and I was considering doing an upgrade if the prices made sense. However I was told that I would be charged an additional $1700 for the weekend.

How is this company still allowed to conduct business and mess over hard-working Americans? Look at the feedback on this page! Look at the warning that the BBB has put on this page? Where are our government officials that are suppose to protect us from companies like *****? WE WANT OUT and they do nothing for us and thousands like us. If they let everyone out that wants out, this company would be ********. Instead, they hold people hostage. And that ******************* guy should be fired. This is ALL his fault. He is the gatekeeper.

I am hoping to spare fellow veterans the anguish I've experienced at Breckenridge Grand Colorado on Peak 8. As a retired and disabled veteran, I expected integrity, especially when making significant financial decisions. Regrettably, my encounter with this resort was a heartbreaking betrayal.From the onset, the sales representatives were dishonest. A rosy picture was painted of a lucrative investment opportunity, conveniently omitting essential details about long-term costs and the burden it would place on my children. High-pressure tactics and false promises of rental income persuaded me into an ill-advised decision I now regret.During an "owner orientation," promises of upgrades and assistance turned out to be empty words. The saleswoman dodged our inquiries, revealing her deception. The resort failed to disclose crucial loan terms, distorting the investment's true cost.I urge my fellow veterans (and everyone) to be cautious. Breckenridge Grands unethical practices prey on trust. Demand transparency, read every line of the contract, and question everything! Do not fall victim to their deceit. In all honesty, youd be better off avoiding them altogether.

BIGGEST SCAM!! we've been "owners" since 2008,, didnt realize what we were getting into, maintence fees have gone up consistently every year, now to almost $1000 a year, we have time every other year, in mud season (spring/fall) great deal back then, and we dont use it anymore. we have used only a hand ful of times because there were issues EVERY time. customer service was ok, but they dont care if your pilot light keeps going out for your fire place... everyday, all week..why do we pay for the upgrades and maintance costs? after many emails back and forth and us trying to use their ways to get rid of it, ie, sellmytimeshare.com (out another $500 ) nothing will work. and no the resale options are a joke as no one wants a timeshare anymore!you have no owners association and your board is a joke.no wonder there are so many negative comments. please let your owners give you back your property and you can dup someone else!!!

There are a couple of things you'll want to do before buying a Breck timeshare. One, is just look at their rating here and the comments. WOW! Second, you should know this: EVEN if you buy a timeshare from them and are loyal and pay on time for years, when you go to get out of this timeshare when you're older, sick, or for whatever reason, the "Gatekeeper" ******************* will just tell the following (these are his words from an email he sent us...they useless): Breckenridge Grand Vacations doesnt have a deed back, buyback, or internal resale program. So, basically what JC and ***** tell you is "Go to h*** We got your money and you are trapped."

We are extremely disappointed and disheartened by our experience with Breckenridge Grand Vacations. When we initially purchased our timeshare, the representatives led us to believe that reselling it in the future would be hassle-free, should we decide to do so. We communicated this concern explicitly, knowing it could be possible for us.Unfortunately, this has proven to be far from the truth. We have since attempted to resell our timeshare and wasted $600, only to learn that it is not as easy as promised. This has left us feeling completely taken advantage of by the company. It is unacceptable for a business to make such promises to secure a sale, knowing full well the financial burden it places on the buyer.Our ability to use the timeshare has decreased substantially over the last decade. We thought that our children might use it for skiing but they never have for various reasons. We went for a couple of *******, but never did ski because of physical reasons. Ultimately my husband and I rarely used it, and due to my MS and his arthritis, we have had to markedly reduce our traveling to any location. We have essentially been paying for nothing for the past ten years, and this cannot continue.We have tried contacting Breckenridge Grand Vacations for assistance, but their lack of readily available communication channels for owners facing these issues is disconcerting. This only adds to our unease and desire to sever ties with the company.In conclusion, our experience with Breckenridge Grand Vacations has been nothing short of a nightmare. We regret ever getting involved with them and caution others to be wary of their deceptive practices and unfulfilled promises.

I came here to post this review and after seeing the rest of the reviews, I can see that the way Breck treats me is the same way they treat hundreds (thousands?) of their clients. Look at the views, folks. Read them. Read the disclaimer that the BBB has on ********* page. The timeshare can deny if they want...but where there is smoke there is always fire. They are a bad, corrupt business and we want out.
