I put a deposit down on a apartment 200$ .. and was told if I wasn't approved they would refund my money on 1-3 days...I was denied and have been told very rudely that my refund will take up to a month to process and would eventually get mailed in check form... horrible customer service...Z HORRIBLE.. I would like to know what Wasatch Property's definition of "newly remodeled, renovated, upgraded" is. At my complex units some have carpet in living *************** some carpet only in the bedroom, nice wood looking vinyl in living area, kitchen, bath, Some have stainless steel appliances, some white. Some have oak or dark (cheap) wood cupboards, whomever installed them *****. I've had to get the gorilla glue out a few times. Different vinyl in the entry way, yet vinyl is different in *************** The carpet in some is old & gross, some new carpet. ALL units different & NOT "Newly Remodeled" by any intelligent persons definition. Yet, rate vary, doesn't make sense! I went thru 2 that had the same wood vinyl in every room, no carpet, stainless steel appliances. Dark cupboards, quartz countertops in *************** THIS is a "NEWLY REMODELED" unit (ALL units have the same crown molding, paint color). One bedroom, one bath, same sq ft units SHOULD be at the same rate. Lease renewal rates increase $150 - $300. Yet, the website rates are less than the initial rate? Manager needs go through additional training. Doesn't understand the lease or addendums, Calculate prorate amount right. Prorated amount on my ledger higher than my calculations, Emailed my questions & how I calculated prorated amount: $1725. divided by 30 days = $57.50 per day X 15 days = $862.50. My email wasn't read or she isn't very bright (I'm going for the later). Told she calculates how many days in a month 28, 30, 31. Standard is 30! What took months to get resolved could have been fixed by a return email with her calculations & correct ledger. Charged $50.00 for power, the manager said the utilities hadn't been put in my name. Provided a letter, 3 times from power company, put in my name 4/3, move-in 4/13. Still charged. COSUTMER SERVICE! Manager doesn't take responsibility. A different answer comes from every o****** on the same subject. She blames the assistant manager or upper management.Wasatch Property Management, Inc. Response

From the moment I inquired about the apartment availability to the day I moved in, 14 years ago. Upon moving in, I was pleasantly surprised by the meticulous condition of the apartment. Got charged about $1,500 for move-out cleaning, painting and labor. Mind you, the apartment was returned in same condition as was given minus wear and tear like two wholes on the wall for hanging paintings which is covered as wear and tear on the lease.Litigating is not worth that amount and time, just telling you their trying to milk every cent out and having attorneys and collection agencies on retainer. Also, posted a collection on my credit for literally being late on rent for 1 HOUR, lease at your own risk. Everything stated is based on experience, receipts and opinion.Review from L. S

I regret sooo much not reading the reviews!!!! 2 weeks in and they raise my rent $50. Enough said. Dont rent from this company. Home supposed to be a place of peace and comfort not a place that you cant wait to get out from.Review from Yessil S

Let me start by saying how much we regret signing a lease at ********************************. I have been renting since I was 20 years old all my past rental properties have been through a different management company they treated ** so much better but wow Wasatch have some unethical and inhumane people. NEVER again in our life's we will be renting through a rental property that is owned by Wasatch. We got charged with a $500 pet fine recently and that's not even the worst part what makes me so mad is the fact that I was told by the regional manager that he couldn't lower the fee due to them already lowering it by $350 which made me so confused because I kept checking the resident portal and the pet fine still showed $500. Thats when I realized that they wanted to switch gears on me(fool me) he said I was originally getting charged $850 but they had "reduced it" by $350 by not adding a pet deposit. I had provided *** forms to our rental property the regional manager had the audacity to say the manager was nice enough to waive the pet deposit fee? Uhmmmm that beats the whole purpose of providing signed documentation by a medical proffesional. That's not cconsider a discount or reduced fine that's being unethical.I have provided all records for vaccinations as well. $500 pet fine is outrageous to me but I guess we have learned a huge ****** to Investigate by whom the rental property you're interested in is 1) managed by 2) owned by I am still so thrown off by the fact that people don't have respect neither consideration to others. I currently live at *************** S and would not recommend this place to ANYONE. Not sure of their other properties but stay clear of this one by any means necessary. I have reached out to Wasatch Property myself in hopes to resolve my issue but had to reach out to HUD since they were the only ones to take my claims serious. No one emailed me back or even cared to reach out. Besides *****, whom in the end did nothing but disregard how I feel by saying her property manager is the best. Close your eyes and imagine how it feels to live in anxiety, walk on eggshells and be so uncomfortable you would rather be at work than anymore near this place. I have never wanted to be away from home more than I do now. That is my EVERYDAY life while I live here. I can not wait to leave and never look back. But you also need to hold your property manager accountable and you do not. I was charged for an *** even AFTER I complied with the 3 day to comply notice. Not only that your property manager told me I was unable to use the club house since I "violated" my lease. No where in my lease does it say I am to be restricted from amenities that I pay to use every month, if my lease is violated. When the property manager gave me a copy of my lease and I asked her to highlight where it says that she stated she would not because it's not in my lease. I am also being charged fees that I am not told about but just so happen to appear on my rent. When I ask about them no one can follow up with me as to why. Also, lets not ignore the fact that I also told your property manager I was contacting HUD if we keep having the unprofessional and childish encounters and then had the police called on me for making threats. When I asked her how i threatened her she refused to say how I did since in her words " I am recording" Which I have all on camera so there's no denying that. So please tell me how any of my " valid frustration" was agreed in my lease because I can assure none of that was what I agreed too.Review from Jonathon E

If there is anyway to find out whether or not your rental property is owned by Wasatch management before renting, it is worth your time to find that information out beforehand. They are not a good company. You will not regret avoiding their properties.Wasatch Property Management, Inc. Response

I live in their *********************** in ********, **. And they are the worst apartments I have ever lived in. There are constant issues, and their office staff does nothing to resolve them. In fact, they will ignore emails for months if you send them. Also tried to reach out to Wasatch directly to which my email was also ignored. Let's start with the most recent-I was out of town for a week, while gone they entered my apartment to change the batteries on my keypad. Had no idea they were doing that till I got a review for maintenance after the fact. The bigger issue was when I got home to find my door had been left unlocked after that. Meaning my apartment was wide open for a week. And there has been such much theft in this complex, I feel it should have been extremely important to ensure they locked my door. Their response? We're so sorry that happened and we'll use it as a coaching opportunity. Great. That does me nothing. Speaking of theft- there is no secure access or cameras to the storage units here. The building where mine are have been broken into at least 3 times that I"m aware of and on the 3rd time a bunch of stuff was stolen out of my unit. I was forced to file a police report even the cop said was pointless because there are no cameras, nothing to show who may have entered or when the theft occurred (cause I don't check my storage unit daily). I received no compensation for the stolen items, nothing more than again an empty apology. When you tour this place their big selling point is that they are solar powered so you will save SO much on your utility bills. This is a lie, they sell more of the power back to the grid than they give to residents and my electricity **** has been the same as I've paid anywhere else. And they keep increasing other charges like trash pickup (which you can't decline you have to accept) and I've never paid so much as 1 person for things like water. The apartments were put up too quickly and they are not built well. I had a leak in my balcony door that they attempted to fix but didn't and water keeps coming in when it rains. Blind is now ruined and they still have yet to do anything about it. Many other people have complained of leaky roofs. They also put no thought into sound barriers between apartments. I am well aware in apartments you may hear your neighbors but I've never lived anywhere that was this bad. You could probably hear a pin drop. And I have some terrible neighbors above me who are always loud with music, stomping, yelling. I've made many complaints, many reports to the security team, etc. And nothing more happens than giving them a "3 day notice to comply or vacate" to which they comply for 3 days then go right back to being loud. I have so many complaints these are just a few. And they still aren't resolved. Other than offering me a lease cancellation, which will include a fee of course. Cause they charge for just about anything here. It's not worth it, it looks pretty and nice when you tour but there are so many apartment complexes out there and for the price you pay here... you could go about anywhere else.Wasatch Property Management, Inc. We want to thank you for your feedback and offer our sincerest apologies for missing the **** with you. There is no excuse for your door not being secured after we completed our work order and I know that our manager has been actively working with our team on emphasizing the importance of this and we will ensure it does not happen again. In regard to the storage units, we have recently made arrangements to help with the security of that area by adding a fob system. Historically, we have not found cameras to be particularly helpful in these events since it can often be difficult to identify the individual on the cameras, but instead we have been working with ********************* on increasing their presence in the area, and we have also increased our night patrol services in hopes of deterring this kind of activity. With that being said, it is not possible for us to guarantee that theft or other crimes will never occur in or around our communities, which is why our lease reads that we do not accept responsibility for the loss of personal property. We hear your concerns regarding the utility costs. ************ runs solely on electricity, so part of the utility savings you will see with us is that you will never have a gas **** on top of your electricity **** while living there. We had received feedback from our residents regarding trash enclosures overflowing. In response to this, we chose to add additional trash pick *** and that change in cost resulted in a minimal trash increased to all residents utility bills. We found this to be the best solution in order to maintain the curb appeal and cleanliness of the community that all our residents expect and enjoy regularly. We apologize for the unforeseen issue you are having with your balcony leaking. We are aware that our community manager is actively working with you to schedule these repairs, and we will have your blinds replaced once the leak has been fixed to ensure these only have to be replaced once. We are utilizing every resource at hand in order to help resolve the issue with your neighbor, and I know that ****** has kept you apprised of this.We are committed to providing our residents with an exemplary experience at ************, and will continue to do our best to meet that **** with you and make it right. Ive never heard of them and suddenly I have two accounts from them on my credit report. You do not do this to people. I plan on contacting them immediately. I work very hard on my credit not for a company to abuse their powers and ruin what Ive taken so long to build. Hi Amy, I believe that at this point a representative from Rent Plus has already reached out to you to help explain why you might be seeing this on your credit. I do want to reiterate what they told me, and that is that these accounts you are seeing are not actually from a Wasatch owned or managed community. The accounts are from another community, not related to Wasatch in any way, who also uses the Rent Plus services to report positive payment history. Wasatch Property Management has no record of you as a resident of ours, and has not reported that to any credit bureaus. Rent Plus has told me that they are working with you separately on this.
