I purchased my house on July 1, 2019 and signed a property disclosure form based on the information given. However, there were things that were not disclosed during the process and that inspection could not have known during a typical inspection. - First, my disclosure statement says that there was not any knowledge of previous flooding in the basement. However, I found a seller information form given/faxed to Home Buyers by the previous owner in a kitchen drawer of the house, where she disclosed that there had been water intrusion in the basement. - House buyers also did not disclose that air conditioner does not reach the upstairs level. When asked this on the disclosure form, they said "not applicable" even though I have Central Air. - House Buyers also did not disclose that my neighbors tree makes a huge, huge, huge nuisance in the yard by filling it with thousands of sweet gumball seeds and leaves. 8 Contractor bags full and there is still much more to clean up. There was not a drop in sight when I looked at the property which I can't even see as possible because it has filled my yard up for months and they are still dropping even now in April. Neighbor nuisances are supposed to be disclosed. This is something they knew because of how pristine the cleanup was before purchase. - House Buyers also did not disclose that the home does not have proper drainage from the sump pump. Even though the inspector saw that it worked, I eventually found out that the water has nowhere to go and ends up being a nuisance on the sidewalk in front of the house, All the way out and down the whole street and as well as in my neighbors driveway. I was so distressed because water is always pumping out and I worried about passerbys or people in cars being injured when the water iced over during the winter. I believe that information withheld would have made me think twice about the home purchase.
