      We recently received numerous harassing letters from out *** (www.spectrumam.com) describing out of compliance repair work to be accomplished on our property at ****************************************************************************************. My husband FINISHED all repairs in the allotted time frame (BY JSNUARY 6, 2024) given by the *** complaint letters and we were fined $150.00 anyway! The work was done but we got fined $150.00 anyway! I also received a harassing email concerned a flower bed that was approved by a previous *** company in 2018 (*** changes every 2 years) and the records were never maintained by the *** association concerning the flower bed. I suggest the *** contact the prior *** association for the records they are missing! I also suggest the *** (www.spectrumam.com) get a copy of The ************** District Court, Tarrant County Citation Cause No: ************* dated 08/13/2018 concerning the flower bed resolution from 2018. I want the fines removed immediately and since all the repairs were accomplished prior to January 6, 2024. I also want the harassing letters and emails to stop! I have attached copies of all harassing letters and emails. I have also attached a copy of the cover sheet of The ************** District Court, Tarrant County Citation Cause No: ************* concerning the flower bed resolution

      We're very sorry that you feel like we have been a bother, that is definitely never the intention of our communication.  In reviewing the account, I do see that notices were sent according to the Association's Governing Documents and escalated per the policy that the Association has in place. The letters you note, which allowed a cure time of January 7, 2024, already had fines associated with those from a previous letter. I understand that this can be a frustrating experience, but I do see that in the following inspection, these notices were closed, so thank you for being a great neighbor and taking care of the concerns! 

      With the Flower Bed, this was only a courtesy notice and no enforcement action was taken. Once you alerted us to the prior approval, our team researched and informed you that we reviewed all items,noted the account and closed the property notice. We do understand that this can sometimes be a frustrating experience when Management changes but do try our best to make it a smooth transition with minimal errors. 

      Our role in reviewing the property can feel like owners are being picked on, but we want the same thing that all residents want,for the community to look it's best! If you need additional time to complete a repair, reach out to us with the instructions on the letter. We will do our best to help bring things to a quick resolution and are always willing to review requests for additional time when needed.

      Date of Transactions: 12/29/23 & 01/02/24 I paid the Spectrum *** Management: $355.74 & $355.74 Issue: When they receive my payment on 12/29/23, they posted on my account on *** app on 12/29/23 however they deposited my hardcopy check on 1/2/24 and refuse to issue a refund until its posted on my account on the *** app. Emailed several times and did provide a readacted screenshot of front back of check as well as my bank's transaction activity that shows both payments. I then called and spke with a rep ***** (manager ********) however he told me they are 1 month behind posting to *** app accounts. I asked for escalation because they can clearly can see their ********************** records of both payments but are keeping my duplicate payment for a month??? They stated a bookkeeper will call me but cannot tell me when bookkeeper will call so I can make sure that I am available to speak (I work too). Does their CEO know that they are treating clients this way? Prolonging refunds and not providing better customer service? I would like a refund in the amount of $355.74 issued sooner rather than later please and thank you.

      I am a resident of an *** supposedly served by this property management association. The residents here legally voted out the *** board due to malfeasance. This **A has chosen to ignore that legally binding vote and is continuing to attempt to collect "***************" from the residents here and refuses to acknowledge that the old board was voted out with far beyond the necessary number of votes to do so. We have sent in emails repeatedly to only be ignored. We have tried calling and have been ignored. We have "attended" *** "meetings" that we were muted on, the chat was disabled so we could NOT speak in any way. This **A is ignoring this community's wishes and needs to be out of the ** business. They are sending out invoices to collect the dues from the residents while simultaneously ignoring all of their requests for information. They need to be held accountable. They also continue to raise our fees, they're destroying our amenities without consulting the residents, and who knows what else is going on over there.

I am named in no lawsuits, I have filed no lawsuits, and yet Spectrum both happily billed me for dues and took my money.

      Spectrum Association Management sent me a bill including a violation fee. I disputed the untrue violation and requested fee waiver on the website, on August 16, 2022 when i could not locate the company phone number on any document, including the portal. *********************** responded to my dispute, acknowledging receipt and said her office forwarded my request to Greenridge Home Owner Association's community manager. According to *****, the community manager supposed to present the request to the board of directors and provide an update once a decision is made pertaining to my request . I waited but didn't hear from Spectrum. My husband decided to go to the office but was told the people he needs to talk to moved to *********** and no office number was provided. I kept receiving exorbitant bills. I contacted the ************ customer service, up till today, they kept referring me back to Spectrum Association because none of them were able to pull up my information. I sent another email to Spectrum, no one responded to my email; Spectrum kept increasing the fee on me at every bill. I wanted to talk with someone badly about my issue but the way the system was set-up denied me this right. No inclusion of a phone number in the contact link was purposefully planned; for the *** to be able to make money off homeowners. I finally got the number to Spectrum Association Management, i'll called several times and the line will sound as if someone is picking but the line will cut off ... like a prank. My reason for reaching out to BBB is that all my attempts to resolve this issue failed. All i am getting is exorbitant bill increase from Spectrum debiting my account with different types of service charges including interest on unpaid amount. It is ridiculous, depressing and frustrating that no one would respond to my emails. The company ignored my emails but will send some other information about nomination of officers, garage sales and keep on sending my unwarranted bill that i did not owe; just because they think they have the right to torment and threatening people. The last bill i received due 8/30/2023 total $379.43. Also i registered for auto deduction of my quarterly assessment fee; but Spectrum refused to auto deduct as I pre-approved. Spectrum needs to remove false charges from my name and fix my auto pay. I didn't commit any violation, i don't owe Greenridge *** (************, *****) any violation fee, including all interest charged.

      I am rejecting this response because: I contacted the new management PS property before and after I reported Spectrum Management to **************** I was told that:

      i. Spectrum are the one responsible for charging interest and fees on my account, even when they knew i signed up for auto pay; PS property management disapproved of Spectrum action.

      ii. Spectrum was fully paid and reimbursed for the amount of claim (fees and Charges) they charged to my account, by **************************************************. Therefore, i have to contact Spectrum to refund the amount back to Greenridge management, because i am not going to pay for the charges or fees falsely, dubiously and unfairly charged to my account. One of the reason i was trying to contact Spectrum and no one got back to me.

      iii. The only thing the new management could do was to remove the $25 violation fee, wrongfully charged to my account by ******************** (which is meant to go to Greenridge HOA),    The rest amount is the profit that goes to Spectrum. I was told Spectrum is the only one to resolve the issue and cancel such amount. The total bill is  $451.93. I contacted Spectrum and no one return my call.  My question is that, why did Spectrum decide to be charge my autopay set up account with only $60 for every ***************, when they were the company calculating the ***************?  They decided to be charging interest on every $6 (1st increase and the other $15 (2nd increase).....the portions they reserved for their gain making strategy, repeatedly for so long. They were responsible for the ledger maintenance. Is it true that, no one noticed that my auto pay bill should be the total that is due to me every quarter, not a portion of it?  I never heard of auto pay been a partial pay or portion pay. I auto pay my *************** so that all my dues will be presented to my bank and get paid so, i don't have to stress on late payments. 

      Please I need Spectrum to removed the ridiculous charges and fees away from my account, because they do not have that right to torment me, and it is unfair to be charging my account all those fees, after they knew I registered for auto pay. Every portion of my HOA fees was signed up for autopay.. No one could tell me ....while the charges against auto pay; Spectrum action is unacceptable and very dubious.

      Spectrum HOA company have not ever responded to me.1. I submitted a response/complaint in regard to a violation in which article but I am yet to hear back after 30 days. 2. I submitted a complaint and never heard back nor was it acknowledged that my report/evidence was received. 3. I received an email from Spectrum asking for volunteers to join the *** committee in which I immediately responded expressing my interest but once again i was never responded to. After two months, I followed up and still radio silence. 4. Board members are a joke and everything is a popularity contest. No SOPs, no protocol, no consistent treatment across the community.5. Our HOA president and board members are a joke! They favor their friends and get kickbacks for food trucks, events, contractors, repair etc they have their friends complete the work and they never share the invoice or company who does the work for our community.Are these 5 reasons enough to take action??

      My complaint is primarily due to the HOAs inability to clean a drainage ditch on the side of my house and behind my home. I have requested they clean these areas on 6 different occasions over 5 months. I have called, emailed and texted my complaints and concerns with the area becoming a haven for snakes and other animals. I have been told my concerns will be reported to the property manager yet nothing has been completed. I have been tempted to clean the area myself but I believe this is what dues are paid for every year. Please call me if you have any questions.

      We live in the gated section of ************** (the Enclave) in ********, **. Approximately early July the gate to our section failed. It remained standing open for approximately 6 weeks. When it was finally repaired, our remotes would work only appropriately 20% of the time. The rest of the time we had to get out of our vehicles and manually enter our gate code.I called ******* at Spectrum several times and she acted like this was an isolated problem and that we needed to 'reprogram' our remotes. I've heard from many other residents that this is not just an isolated problem, but more of a universal problem. Unfortunately, I didn't document the dates of these interactions. ******* basically blew my concerns off.I spoke with ******* on 8/18 and he understood (after checking our account) that our remotes were the old style and couldn't be reprogrammed. He emailed me the codes. We checked our remotes and the codes were correct. I responded to his email letting him know our codes were correct and asked for further direction. Still, our remotes only work appropriately 20% of the time. Again, no response.On 8/25, I spoke with ****** and asked for follow up to all the above. No one ever called me back. I spoke with ****** again on 9/5 and he took a message for *******'s manager, *****, to call me back. Again, no response to my concerns.What are we paying our homeowner association dues for if we get no assistance or responses from the management company? This continues to be a major concern for us and other residents in our section, and has been going on for over 2 months (far too long!). Can you please help? They need to have the repairman address this issue. I believe there is something wrong with the direction the receiver is pointing. They CERTAINLY need to address my concerns.***********************************

      So I just received a copy of my ledger in the mail today concerning a balance due of $806.88. However, this is OBVIOUSLY an error, as I have been on a payment plan, and I have continued to accrue administrative fees on my account while making all of the regular assigned payments and dues.As of 2/22/2023 the *** board agreed that my balance due was $3,150.59. I agreed to 6 payments of $545.10 and one assessment of $246.00. All of my payments were sent directly from my bank account, BEFORE the dates your firm listed as being due.Well, the ledger shows they never removed the $467.07 from my account, and also continued adding the $20 monthly assessment, contradicting the fact that you stated to me was already included into my payment plan. I need a total of $$467.07 removed from my ledger as that is the amount the *** board waived from my account.I also need $18.82 removed from my ledger from *** delinquent fines from my account that was billed 3/01/2023 & 4/01/2023, well after this payment plan was put in place and payments already made..I also need $55.00 removed from my ledger for an ***F invoice dated 3/29/2023 as I never received correspondence for anything regarding an invoice.I also need $120.00 removed from my ledger in Administration Fees, (as highlighted and underlined below) the monthly payments included the **************** Administrative fees.My bank mailed out checks to your ***F office on 2/24/2023; 3/24/2023; 4/24/2023 ( 2 checks mailed, one for $545.10 and one for $246.00); 5/24/2023; 6/24/2023; & 7/24/2023.The total amount I need removed from my ledger is $660.89.

      I have lived in my home in Thistle creek for some years now! When I first moved here, it was such a nice family neighborhood, but things started deteriorating some time ago, and I have contacted you on the matter a few times, but no action has been taken to correct the situation!THE PROBLEM: The homeowners directly across the street from me, they have perhaps 6 cars are more, 3 of which (as far as I can see are diesel engine vehicles, very loud in performance! Although I love my home, if I had known such a family as those directly across the street from my house at ************** would be living here, I would never have purchased this house! I am an inventor; I work from home, and I need that peace and quiet every homeowner would expect to find in a good neighborhood! Under your watch, this neighborhood is falling apart! This is supposed to be a family neighborhood, and these people directly across the street from me have about 7 vehicles, 3 of which are diesel engine vehicles, and you know how loud those engines get! Beyond that, they have a son who feels he must open the garage door and boom his music as if trying to entertain the whole neighborhood, I explained that I boom music as well but, I use headphones so as not to disturb my neighbors, but I was ignored! It is impossible for me to sleep-in in the morning, or on weekends living here because those engines are roaring up those diesel engines at all hours, even on weekends, its like living across the street from Joes car repair at some industrial estate! THIS IS SUPPOSED TO BE A FAMILY NEIGHBORHOOD! I have presented the matter previously, yet you have clearly done nothing, makes me wonder what housing associations do, why I pay a fee to be in a housing association!
