This place is beyond horrible. I, the owner, moved back in to my property today. The way they have maintained my property is horrific. I have mold in one of my rooms from something that was payed to be taken care of back in March. Carpet was not cleaned, they said they spot painted but I dont see where because the walls are still dirty with marks and residue. I do not recommend anyone to conduct business with this company whether it be property management, leasing, or buying. Please take your business elsewhereReview from Thomas P

Mediation.com LLC, also known as FiveStarReviewssite.com, is a crooked business. I feel I need to protect other consumers like our business from the unethical practices of this company. They convince you that they will improve your ****** reviews in short time. We started with their company in 2020 with the hopes that we could increase our rating on ******. Because our business demands high standards in maintaining rental properties almost all of our negative reviews are from our company holding tenants accountable to the standards set forth in their lease. Our company has focused on doing everything with utmost integrity and sometimes maintaining that high standard makes our tenants upset, thus they respond with negative reviews. We know these types of reviews come with the business we are in.
Since 2020 with Mediation.com LLC their company has done nothing to improve our ****** ratings as promised. Proof of this is their own website that publishes the reviews of our company was never updated since April 2022. No new reviews as they promised to collect monthly. Ultimately, the proof is that our rating did not improve, but went from 3.1 down to 3.0 since using their services.
Thus, in January 2023, I emailed their company to stop their services (see proof below). Instead, they continued to bill us monthly for another 7 months. I emailed them to request a refund of the overpayments and they refused to even acknowledge that I had stopped their services. I asked multiple times through email, which puts things in writing, to acknowledge our termination of service and for a refund. Their response was to show what their own website's performance was AFTER I had terminated their services as if to justify their continued billing. To continue billing after services were terminated, in writing no less, to me is fraud.
I made a BBB complaint on Mediation.com LLC a few days ago with this same information with hopes they would do the right thing. Instead of correcting their mistake, THEY are retaliating with a fake BBB review. They have no justification to state that we reneged on paying for their services. In fact, I can show that they received payment until August 2023. Only once I challenged the payments through the credit card company are they suggesting we have reneged on payment. If they are right, then they should easily provide proof to the credit card company that the charges are valid, and they will receive their payments. But, as I suspect, they will not be able to provide any proof of continued service after I terminated, and the credit card dispute will stand. I asked for any reason why they continued to bill after we terminated service and no justified response.
As you can conclude from this information, they are not a reputable business. Their practices are fraudulent. They must refund the overpayments we made since February 2023 and act like a responsible business.

Obviously please immediately stop any new billing and close our account.
Please respond to this email that you acknowledge receipt and will take the appropriate actions as mentioned above.____
If their Operations Manager, ********************************, or ************, the original business representative we worked with at the beginning, would have simply acknowledged that we cancelled our services in writing and responded appropriately, we would not be having this issue.
If you are reading this review for Lone Star Realty, please understand the intent behind Mediation.com LLC - they are showcasing their unethical practices of retaliating against a company who is holding them accountable for their own fraudulent business practices. We will not bow down to anyone who tries to violate the integrity of our business through their intimidation.
I would hope the BBB staff would investigate the content of this review and see it as invalid. I would love for the public to be able to read this response to Mediation.com LLC so they will have an informed opinion as to the character of their company.

If I could Lone Star would have a negative review from me. Basic my apartment master bath caught fire, due to electrical issues that has never been fixed. It's been about 5 months and my bathroom has not fixed. Keep getting the run around from lone Star realty and Target (NOT THE STORE LIKE ******** out of ****** *****, which I shouldn't even be talking to. I HATED HERE I DON'T LIKE LONE STAR REALTY IS A COMPANY IT WAS BETTER OFF JUST RENTALS REALTY. Lone Star Realty is working diligently on getting the maintenance issue resolved and we want to assure the tenant that all needed repairs will be completed. 5/17/2021 Work order dispatched to Target Restoration5/17/21 to June 2021scheduling conflicts between tenant and vendor July 7th - received the estimate from ****************** and sent it over to the property owner for approval due to the amount of the repair.July 7thdispatched a second vendor to go out and give a second estimateJuly 14th-second estimate receivedJuly 23rd, we received notification that the property owner filed a claim under his insurance at USAAWe are closely monitoring this repair with ****************** as they have been contracted through the insurance company to complete the repairs. We kindly ask for your continued patience in this matter as we work to get it resolved. Below is the message we received from ****************** in reference to ice/snowstorm and COVID impacts on services. Over the past 7 months, insurance claims and home projects have been more than triple the amount for an average year. As you know, the February ice/snow storm was the start of this. Target Solutions has a contract with all major insurance carriers, anchored by USAA in the ******* market, and have continued to work with each of them on the workflow. With the increase in losses and COVID impacting factories and plants that produce the material needed for each project, contractors are experiencing new challenges. In addition to material shortages, skilled labor has also been hard to find to ensure the quality of work we expect for our clients. With the addition of claims and material/labor shortages, Target Solutions schedules customers farther out than usual to ensure that all material is available for each job and can be completed with the correct personnel. As a company, we have been selective with new projects and have continued to work with partners like ********. I apologize that ******** was involved in any complaint and I have addressed this with my team. Communication is key to a great partnership, and I have challenged my team to be more involved when a schedule a client is accustomed to cannot be met.
