    We purchased a new build in Brazoria county back in October of 2023. Discovered some issues and problems a couple months later that we felt should have been addressed before we moved in. Kendall did reach out after our complaints and sent out a team to fix our issues. Communication has been great since and we are satisfied with the service provided by the project manager. We would refer new buyers.

    My experience with Kendall Homes has been overwhelmingly negative. The quality of construction is subpar, evident in the numerous issues we've encountered within just six months of moving in. The customer service and sales agent interactions have been disheartening, lacking professionalism and genuine concern for homeowners' issues. The second floor of our supposedly new home is plagued with annoying squeaks and noises, reflecting a severe lack of structural integrity. The warranty service's responses have been consistently disappointing, offering ridiculous excuses rather than genuine solutions. Furthermore, several aspects of our home were left incomplete, and even construction remnants like blue tape were left behind, showcasing a staggering level of negligence. The kitchen, a focal point of any home, has been a continuous source of frustration with crooked cabinets and drawers breaking regularly. Overall, I would strongly advise against choosing Kendall Homes for anyone considering a new home purchase. The constant issues and lackluster response to concerns paint a grim picture of this builder's commitment to quality and customer satisfaction.

While we aim for thoroughness in walkthroughs and inspections, some issues may arise after move-in. We acknowledge the importance of providing solutions, not excuses, in our warranty service responses, and we are actively working to address any remaining concerns. Please review this list and let us know of any outstanding items, excluding the Cabinets door and drawer guide, which we are actively addressing with our cabinet company for a swift resolution. Your satisfaction is our priority. 1. Chipped mirror (Confirmed repair with H/O 8/1) 2.Aligned front door lock (Confirmed repair with H/O 8/1) 3.Damaged attic ladder (Confirmed repair with H/O 8/1) 4.One small cabinet piece (toe kick) was damaged (Confirmed repair with H/O 8/1) 5. Garage door wouldn't close (Confirmed repair with H/O 8/1) 6. Subfloor popping (Flooring Co. scheduled a repair with the homeowner We went a second time with the framer pulled up the carpet in the upstairs gameroom (entire room) screwed down everything that was making a noise. The homeowner checked to make sure he could not find any noise. We went into 2 of the 3 upstairs bedrooms as well and repaired a few small pops in these rooms as well. Homeowner confirmed work completed on 9/29) 7. Lost all power to bathroom outlets (GFCI was tripped in the upstairs bathroom) Homeowner was informed of the reset location and the problem was solved the same day 8/15 8.Kitchen cabinet under sink chipping paint (Repair completed 7/13) 9.Front door sticking (Repair completed 7/13) 10.Propane tank not level (not an issue the tank was level) 11.T-ply in the attic was loose and leaking insulation (T-ply was loose but no insulation was missing as it was secured in the wall) T-ply secured same day 7/6 12.Kitchen drawer guide broke (drawer guide replaced 10/5) 13. Cabinet doors misaligned and a drawer guide digging into drawer box (currently open)

    Did you know your hardy plank can crack if incorrectly installed and it isn't covered by your warranty? It was recommended to me to get home inspection before the first year was up, not at or before closing. I did this and while vendors fixed things that were the electrical, added insulation but wouldn't fix cracked hardy plank saying it was cosmetic. The cracks are allowing water (Rain) and bugs to get to what is behind the hardy plank. I had to hire pest control to come out and treat an ant infestation that I couldn't clear with the usual ant spectracide granules. Who knows what else might be there and could cause continued problems. I won't recommend purchasing a Kendal home.

    My client just closed on their house built by Kendall Homes, and it was a seamless process from execution to close. We worked closely with Teresa (New Home Sales Consultant) who was great to work with. Teresa made herself readily available at all times and answered all our calls and questions promptly. Her team completed all tasks required to close in a timely manner and I look forward to working with Teresa and KH more in the future. Great job KH!

    Stay away from these guys. This happened to us in Conroe. They are consistently raising prices enormous amounts 45-60 days before closing is due to take place, using a little escalation clause in their contracts. I simply don't believe their rationale for doing it either. If you look around, you'll see this story repeated by others, consistently - just look at the reviews here. Don't trust them! Even more than the loss of the home we'd counted on purchasing, it's that they wasted 6+ months of our lives we could've been planning to be somewhere else. Of course, we had planned to move, so when they did this it effectively left us with no where to go and we had to scramble to not be homeless at the end of our lease. These guys are either predatory or incompetent - I suspect it's a bit of both. Don't believe what they say. I've rarely been treated this poorly by a company. This is not how you do business. It's just not. It affects everyone involved, us of course, the lender, the community itself and its long-term value and viability, etc. Fair warning to everyone reading this.

    We do our best to absorb avoid price increases during the course of normal construction and not pass that onto our clients and in a normal market this is typically not an issue. The market for building materials, labor and lumber has been volatile during the months of when your home was being framed. Something we could not have predicted nor foreseen at the time you contracted. Rather than inflate our prices on build jobs to absorb such a risk, we contract at current market pricing with an escalation clause in our contracts. This escalation clause is not hidden in our contract. There is a paragraph that speaks to this that must be initialed by all customers so they clearly understand their risk. Not to mention the sales team discusses this with customers at contract and during the course of construction. We typically audit budgets at sheetrock stage and customers are informed of that at contract. The reason we do this at sheetrock is because the home is 80% complete and we can get accurate view of the costs to date. We are still seeing price increases in other materials and labor. Unfortunately, this is largely due to inflation. We totally understand why you are upset and apologize for how this impacts your family. This is not an easy for all involved. Unfortunately, as a company we too cannot absorb these major increases and stay in business. We have offered you the home at our lowest price possible and are respectful of your decision. We truly wish you and your family the best.
