Discrimination, unresponsive to my stolen truck/apartment/mail keys, and FOB to the property. To this date, no replacement keys, management response, or otherwise, has been received. Our mail has been tampered with, and reported to the Largo PD. 4 gate code lockouts, EMS services were unable to address a 911 call, and ER services due to the gate code not being provided. EMS agency has disclosed they were unable to contact the property management staff for a week. 3 occasions: 1. May 8 (Friday) 2020, where at 8pm (after property office hours), my spouse and I received a text message that our gate codes had been changed without prior advanced notice. 2. May 16th 2020: my spouse and I received voicemails on our individual cell phones with management staff voices discussing the steps of their changing our gate codes eight days after they had change them and without any prior notice still, and/or any requests for formal response/updated lease documents with the new codes. 3. May 18th 00:15 hours, 911 call for emergency medical services/er services made by my husband, for my life threatening, nonexistent prior condition of kidney stones, which one was 6.0 mm (requiring emergency procedures to remove or risk septic shock/death), and when I was in the ambulance, the ems tech was embarrassed to inform me that the ems crew was unable to access the property to reach me initially. That management had not issued new codes for their access for a week, and I was forced to give them the only codes I had which was the complex address. The EMS staff also commented that it was a security risk that the code was also the numerical address of my apartment complex. I reported this in writing, voicemails, and email to property management. They have refused to formally respond, and only leave voicemails at obscure hours, accusing us of ignoring them. I found a previous guest of a tenant had been unable to get a response from management since January, for an incident of grand theft auto of their personal vehicle, while on the property visiting a tenant. This was confirmed as of 5/27/2020. This is a series of misdemeanor/felony criminal negligent violations, lease agreement violations, and fed/state regulation violations. Our guests, my spouse, a Florida State appointed notary republic, was at our home, and was walking our service animal, and was followed by a tenant who has a history of harassment of other tenants, attempted to have their vehicles removed unlawfully, and made numerous deliberate and criminal attempts to harass, terrorize, intimidate, and demand an unlawful eviction, of a county school teacher during the corona stay at home ordinance, due to her violation/harassment/interference/denial of federally protected rights of a cancer patient with unlawfully forced documentation of medical needs of their registered, licensed, and trained service animal. The perpetrator tenants followed, stalked on and off property by car, while the notary was on foot, causing them to feel Unsafe due to being also photographed, by an unknown group of people, Which were identified as the tenants aforementioned. He has filed a complaint against the individuals, and informed management, which has made no effort to respond to us, or the notary, to this date. Criminal charges are being filed. Per lease, each adult tenant on the lease, is issued an individual gate code and/or fob, and mail key. I still have no such items/services/access, and my spouses codes/fob have been deactivated. We have reported and submitted photographs of trespassing individuals on the property management office patio (closed and locked to tenants due to corona outbreak two to stay outside of business hours), which resulted in police response, yet no police log of this incident, or any other witnessed events, exist on record. Clearwater bar, FL attorney generals office, and private counsel, have referred us to the state police/commission on human rights violations. This place is not BBB accredited, and has also been reported to the county code enforcement office, and the FL real estate Commission. Again: No codes/written response/documents have been received by any lease holding person’s referenced, with an explanation/reissued access codes, no service request for replacement keys has been responded to, and we have had to be responsible to expense the replacement of our locks, when we had suspicions of unlawful entry/theft of of our property, from the apartment. We were also served an illegal, non-complaint with county ordinance/eviction process regulations, a notice of lease termination, less than 60 days after taking occupancy, when the aforementioned tenant, deliberately went out of her way, approached our documented service animal, and with a rubber glove, and prior knowledge of the service animal’s requirements to not be intervened with to this tenant on numerous occasions, touched the dog in the face, resulting in it believing the gloves were a rubber chicken (his favorite toy), and the tenant was bit. This tenant had been reported by themselves as violating their lease agreement by installing unapproved hardware/netting on their patio, harassing the other tenants for a lawfully parked vehicle on the property that blocked their patio view, and has been reported 6x to management/sheriff’s department, for habitual violations of handicapped parking. The management staff has also signed for certified mail, from a law firm, and withheld it for 14 days, before we had it left without the certification/signature card, in our us postal box. I am unable to document the number of violations/liability/negligence/assault, and criminal activity perprated by management. Corp office for property owners, have not been responsive to written/phone complaints, and Today I spent an hour attempting to contact the corporate office in Houston Texas by phone and every single extension I called does not offer a name or individual identifiable voicemail for any administrative officer, nor does anyone actually answer the phone. It hangs up or merely send you to voicemail on every single option you select even if you select other jurisdictions where you are a resident etc. even the operator and front desk does not respond it goes directly to voicemail. today I spent an hour attempting to contact the corporate office in Houston Texas by phone and every single extension I called does not offer a name or individual identifiable voicemail for any administrative officer, nor does anyone actually answer the phone. It hangs up or merely send your voicemail on every single option you select even if you select other jurisdictions where you were a resident etc. even the operator and front desk does not respond it goes directly to voicemail. I, my husband (who has been unable to even walk his service animal, or fears going outside alone, as we have been publicly humiliated, stalked, and verbally assaulted by the tenants who unlawful and knowingly abused our service animal. We are not safe here. Local Police even refused the Clearwater bar director’s personal referral to request a peace keeping detail, so we could move out, for our safety/security. Due to the conditions of our circumstances, we have had to withhold rent, relocate, and my foot has been broken as a Result of their negligence/illegal acts/inaction. Management refuses to correspond in any formal format.

I’ve lived in Champions Green for about 9 months and it’s been lovely. The staff are amazing, they work with you, and during this pandemic they have really shown compassion . Keep up the great work. This staff definitely deserves a raise!

we have issues from week one. every time someone moves in they tell them the green spot is open when its really not. the gates are always open. we can smell weed so strong the smell fills our bedroom through a window.women get harrassed. staff seem to not be truthful with everyone.people let dogs just run free. ive been attacked twice. guys hit on women if there alone.staff lied about tow trucks coming in here. people bang on cielings just for people getting up at night to use the bathroom. and office said theres nothing that can be done. theres an opening in the far corner by the playground and dog park that allows people to come in. the bushes there is a spot for people smoking and young teens to have sex.pool is never clean.i got told that my dog was in the way at the pool when i was caring the dog in my arms. and ive seen multiple people with pets at the pool.ive been called a bitch by quite a few guys because they hit on me and i told my husband.sometimes i dont feel safe living here.whats the purpose of having camaras in the parking lots if they dont even work? and there is supposedly someone living in here who scans liscense plates. and will tow your car on false claims. yes they were wrong about the car and had it towed. and we had to drive 2 hours to get it before they took it out of state the next day.

I have lived in preserves @ colony lakes for 1 year now. I must say that my rights as a tenant has been violated and it is unacceptable. I recently moved into another building within the same complex and got a bill for transfer cleaning charges which includes; full clean and full paint totaling $238 and was told it is the outsourced company charges meanwhile it is the maintenance guys that would fix everything. I must say the unit was properly cleaned and left in good condition but i am being forced to pay for basic resurfacing for the next tenant which i am ready to take it to the small claims court.The said unit did not have a working microwave for 3 weeks before i moved out, i had to get a new one after the staff at the leasing office said microwave is not considered an emergency, i guess they did not care how i warmed my food.The bathroom and sink of the unit i moved into have cracks,this is yet to be fixed.I have met with the manager but she is not better.The corporate office has no valid phone number or email. Lastly, i have never been treated like this other apartments and i am not encouraged to recommend this apartment,not forgetting the breaking of cars in July 2019.

We truly care about our residents’ living experience and want to resolve every issue that we can. In the case of your disputed charges for the apartment you moved out of at Preserve at Colony Lakes, after review of the move out photos, the charges for cleaning both tubs, the stove, oven, and ceiling fan, as well as re-painting, are fair. Moreover, during my review, I also learned that you were originally charged for carpet cleaning, but that was later removed after conversation with you. I understand that this is an unexpected expense and that can be jarring. I was advised that in the interest of customer service, the charge was broken into two payments, to be due on November and December; then you spoke with the Senior Community Manager and she moved the due dates to December and January. To me, this seems as though it was done in your best interest and is more than fair. Concerning your microwave, I apologize that it took that long to replace, it was a warranty order, so the staff had to wait for the new one to arrive. Please know that we appreciate your residence within our community and I sincerely hope that we can move past this issue to a brighter and happier future. Thank you
