    Buyer beware! Read your lease and understand every word. Companies extremely unethical. They say you need a 30 day notice to vacate but its actually a 60 day notice per the confusing verbiage in lease. I put my 30 day notice in on December 5 thinking I would be moving out by January and be done. But no, they require me to pay januarys rent in full with no prorate per lease agreement. Everyone Ive spoken to agrees with me that this is an unethical practice. As if its not hard enough for renters to make a move without paying double rent for a month. Now Im paying double rent for 2 months. Stay away from this company.

    The TREC lease was executed for the property and All County Property Management Group is going by the lease.  All County, did however, reach out to the owner of the property to see if they would be willing to waive that portion of the lease and let the tenant out of the lease early and the owner did not agree to let the tenant out of the lease early.  My team has endured verbal harassment from the tenant over the phone when they are only trying to do their job which is not acceptable.  Please let me know if you all would like to see a copy of the lease as the tenant also has a copy.

    After ******************* told me on the phone to fire them, and agreed to wave the cancellation fee, they invoiced me two months later and sent me to collections the day after. I tried to call them to discuss the miscommunication, but found out they blocked my phone number, forcing me to drive to their office to drop off the check that we agreed wasn't necessary over the phone. They also adjusted the asking market rate without my consent.

    The owner terminated the contract last July/August 2023.  All County was going by the contract which if canceled within 12 months would incur a $500 termination fee to cover costs in marketing the property and other expenses.  The contract was signed in March 2023.  The owner paid funds to All County in August 2023 to cover the termination fee of $500.00.  Let me know if you need a copy of the management agreement.

    I am rejecting this response because:

    ******************* told me to cancel the contract over the phone and agreed on the phone to wave the termination fee and cancel the contract. I asked for the phone numbers of people she  explained they would call, but when I asked for their numbers so I could call them, that is when she told me to cancel the contract and would wave the termination fee. All County was unable to complete their professional obligations. They caused unnecessary stress on my business, failed to market my property in a timely fashion, and did not provide any professional guidance. My phone number was blocked so I couldn't ever discuss next steps.

    1.  I understand that the client wanted the property to rent for a much as possible as does All County. The MARKET sets the rate.  All County always communicated with owners when lowering rent.  Previous resident that All County inherited moved out 4-30-23.

    5-2-23: All County drove out to the property and put a lockbox on the property.

    5-11-23: Waiting on owner for schedule of inspection and utilities.

    5-16-23: Per Owner: Electricity should be on tomorrow.

    5-22-23: Emails going back and forth regarding rent rate.  Owner wanted property on Zillow as well as our other platforms.  Owner had to deactivate his listing from Zillow in order for All County to add it there along with other avenues of MLS and multiple sites that our website pushes out to.

    5-25-23: Put property on market after confirming a few details with the owner.  All County also paid for a detailed inspection of the property.

    6-5-23: Provided Owner Showing report.

    6-6-23: Communicated more information about marketing of property to owner.

    6-13-23:  Owner called upset about the property not being rented as of yet.  Explained again the market sets the rate.  The owner did not want to lower the rent.

    8-7-23: Follow Up: Did not hear a peep regarding the termination letter sent so All County sent a reminder about the $500 termination fee.  See attached executed Management Agreement (Pg. 5, Section 15)

    As you can see, All County put it time and effort which cost the company money with marketing, inspections, delivering lockbox, etc...

    I am rejecting this response because:

    1.  I understand that the client wanted the property to rent for a much as possible as does All County. They showed me a list of lease comps in the area, and I asked what they thought, since based on the comps they sent me my house would be at $2043. I said If I could get at least $2000 that would be great, but mentioned I didn't have any luck marketing it at that price. I told them I think if they can lease it up for $2000 within a month or so that would be great, otherwise I would just go with bare minimum of $1850. ******* responded that $2000 would be overpriced.  She suggested starting at $1850 and as it was on the market, then they can see traffic and get feedback from realtors showing the property and go from there, which they failed at doing. I responded and I agreed to market at $1850.
    5-2-23: All County drove out to the property and put a lockbox on the property.
    5-11-23: Waiting on owner for schedule of inspection and utilities. I asked to be there for the inspection and ******* told me she could not provide a time except for a 3-4 hour window, and I told her it was fine just let me know when that window is, which she never did. This was not on the 11th, but on the 17th.

    6-13-23:  Owner called upset about the property not being rented as of yet.  Explained again the market sets the rate.  The owner did not want to lower the rent.
    I gave her two leads I received from Zillow and they are now not interested in seeing my property anymore.
    At the end of the phone call, she was unapologetic and simply asked me well what do you want me to do about this? and I told her I wanted her to do the right thing, what she is supposed to be doing. 
    I explained to her that given the comps they provided me, my home was already the cheapest in that market. We were getting tours with people already knowing what the price was, but once they toured they became disinterested and I wanted to understand what about the house disinterested them. They just told me to lower the price with no explanation. 
    Another Allcounty property manager in ft worth told me other offices are not hiring enough people to save money, so some people are doing more work than they can handle, and that's what seemed to be happening here. Considering the lack of communication and work being done to follow up to get guidance after tours so I knew how to either fix the property to get the price I wanted or lower the price to meet the market. The comps they showed me was it was well below market, and gave no further explanation

    6-28-23: ******************* talked with *** and discussed the market sets the rate conversation again.  During the conversation, he mentioned he was talking with another *********** *** told me they had people working full time that were supposed to tour and follow up after these tours to get updates on how the tours went. I then asked if I could have their phone numbers so I can call to follow up because I was not getting this information, and that is when she told me that if I am not satisfied with their service that I should terminate the agreement and would they wave the termination fee. After she said this I asked her what else she needed from me to do this, and she told me to send an email stating I would like to terminate the contract which I then did after the call.

After exactly one month immediately sent me to collections without making any effort to reach out to collect the fee and blocked my phone number. I tried calling the office, *******, and *** to discuss the miscommunication and was blocked on all numbers. I tried logging in to the portal and couldnt find anything on how to pay. It was apparent they were making it extremely difficult for me to pay the bill to the point where I had to physically drive to the office and drop off a check because they completely cut me off. 
    As you can see, All County put it time and effort which cost the company money with marketing, inspections, delivering lockbox, etc All County cost me a lot more than the $500, roughly $9,450 in damages - Waiting almost a month to market the property after they promised to, which cost me $1,750, sitting un-leased for 4 months cost me $7,000 to find a new property manager, driving out to install my own digital lock box so I can control it remotely was $200, and then their $500 termination fee. I am just asking for the termination fee back which is what we agreed to over the phone.

    All County failed on multiple times to inform me about deductions being made to my security deposit. I asked on multiple occasions for some sort of explanation as to how they reached those numbers but was only getting directed to the "owner" who is at the same address as them but they refused to provide any type of way to communicate with them in real time. I belive this was done on purpose to avoid returning my deposit. I have asked the person in charge of this process personally for some type of clarification and they failed to reply at all.

    Guessing this crossed about the same time as I was talking with this person.  Explained that all security deposit funds were transferred to the owner.  The owner has the final decision on the deposit deductions.  Explained that they should communicate with the owner on this matter as we no longer manage the property.  They threatened to sue *** County verbally.  The owner's address was provided for communication.  *** County no longer holds any funds related to this property.

    My wife and I paid a application fee of $130.00 to All Country Property Management for the home located on ***********************************. After a couple of hours, our application was removed and we were told the home was not ready to be rented. This was after we took the time to go view it. From 3/4/2024 to 3/28/2024, I emailed trying to get our application fee refunded. I have still not received payment. I urge everyone to think twice before putting in there application because I've read I am not the first one this has happened too. I would like to be refunded, but after all the failed attempts, I don't think that will happen.

    All County Property Management Group does not have them in our system as placing an application.  As All County Property Management is part of a franchise and have multiple locations throughout the nation, perhaps they contacted a different location.  This particular property was recently added back into our portfolio by the owner.  Another possibility could have been a former property management company.     We rent a house for a year from allCountyProperty via *** ********* *******. AllCountyProperty deduced $1151.42 plus $350 agreed exit cleaning fee from my $7000 security check. I believe they are not correct.

    Below are the three items:
    1. Carpet cleaning $500 — We pre-paid $350, there was the only appendix regarding the exit cleaning. And the carpet was not in clean condition when we moved in. They are bugs, stains noticed on the carpet throughout the house. Please see attached move-in condition report on 1/9/2022. Regarding carpet cleaning, I have specifically talked to *** Mr. ******* *********** a few days prior to moving out and was told $350 we already paid will take care all exit cleaning. I notified allCountyProperty on May 1st via email.
    2. Deep cleaning for full home $921.42 — there is no such requirement upon exit. Plus the house was not in perfect cleaning condition when we moved in. See move-in condition report. $350 is stated as exit cleaning fee. Not as initial cleaning deposit as suggested by Ms ***** from allCountyProperty. Section 10:D is talking about routine ‘clean, deodorize , exterminate, and maintain the property’ which we did for the past one year. We are not responsible for making the house cleaner or better for next tenant.
    3. Broken blinds $80 — We didn’t break any blinds. We did notice there were a few blinds couldn’t be opened when we moved in. They are noted in the move-in condition report also.
    The report didn’t say the blind was broken. It well maybe not being tested. From their provided picture, it doesn’t look like it being broken from some extra force. More like from aging and natural wearing which per the lease we should not be charged from those.

    *** Ms. ***** advised that those charges should be disputed. I’ve forwarded the lease, disposition doc and move-in condition report to Ms. ***** but received no reasonable resolution. I request allCountyProperty to correct the amount and reissue the full refund check.

    The tenants moved in January 2022 with the assistance of CSR
    Temporary Housing while their home was having repairs completed.  The
    deposit was paid by the tenant but submitted through *** ********* ******* at
    time of move in in the amount of $7000 plus a $350 cleaning deposit.  The
    tenants moved out April 30, 2023, and security inspection completed May 2nd. At
    time of move out the tenants are to clean carpets as well as clean the home and
    provide receipts as required by the lease.  Receipts were not provided,
    and the tenants confirmed they did not complete either task.  Carpet
    cleaning for a 5,119 square foot home was $500 and full cleaning was
    $921.42.  There was also a broken blind in bedroom 2 which was not listed
    on the tenants submitted move in condition report. The final deductions from
    the security deposit were $5848.58 giving them a credit of $350 for the initial
    cleaning deposit, bringing the cleaning cost to $571.42.  Cost to replace
    the blind was $80.  Per the instructions from *** ********* *******, the
    security documents were sent to them on May 16th and delivered May
    19th.  Tenant has 15 days to submit any disputes in
    writing.  All County received the dispute from the tenant on June 6th. 
    Lease, move in condition report, pictures, and receipts were provided to the
    tenants upon request. These deductions were approved from the Owner and they typically have the final say on security monies.

    The business stated: "These deductions were approved from the Owner and they typically have the final say on security monies." is not true because I've contacted the homeowner prior to file this dispute (he is our neighbor only 2 streets down from our house). He stated that he is not involved on that end. Please see attached text message screenshot. 

    The business stated: "Lease, move in condition report, pictures, and receipts were provided to the tenants upon request" is not true. *** ********* ***** agent provided me the lease and move-in condition report after I called them and they suggested to dispute with the business, which I've forwarded to the business. The business never provided me any receipts.

    I request for full refund of the security deposit.

    The Owner approved the make ready and charges.  All of documentation was sent to the tenant and insurance company.  All County will be happy to resend that information again if the tenant will email our office requesting a copy again.  All County will reach out to the owner again asking if they would like to refund the security deposit.  It is completely up to the owner.  It is not All County's money.

    Dr. ***** is willing to refund the $500 carpet cleaning fee but wants to keep the cleaning fee.  He inspected the property and feels like it needed a deep clean and feel they are responsible for that.

The last email I received from Ms. ***** (quote) stating that "You have already cashed the check and by doing so you agreed to the terms.", which I replied on 6/14/23 (quote) "No, I have not deposited the check. Please confirm with your accounting. Please do not make statements without checking the facts. I really need to speak with your manager regarding this dispute handling. Please advise.". After that, I have not received any response hence I am trying BBB. Please see attached email screenshot.

    I've also just contacted the owner and provide him with the move-in report and dispute status. Please see attached text message screenshots.

    I contacted all property management group to cancel a lease for an apartment that was to begin 30 September 2022. In the contract it clearly states on paragraph 28 early termination - this lease begins on the commencement date of move-in and expires on the date of move out which would be one year from 30 September 2022. Nowhere in the lease does it state anything about a release fee of $1000 that this company is trying to charge me they refused to give me a refund which I then contacted my bank and had to file a chargeback. Now this company is threatening legal action when it clearly states in their contract that there is no lease until the start of move in. ******** is the person I contacted her and even after I explained my situation on why I could not move she tried to persuade me to keep me in The lease until after it began because she very well knew that there is currently no lease and nothing is valid until the start date of the lease which would then put me under contract at that point I would be charged if I broke the lease.

    All County is in the process of putting it back on the market to help this tenant to get it released out so that they do not have to pay the entire year of rent as collecting double rent is not legal.
    There is a 100% Releasing Fee which = $950 in this case.
    They also sent us an e-mail not to communicate with them any longer as they would consider that harassment.

This company is fraudulently trying to collect funds from me. Next complaint is going to the news and attorney general
