      SNAKES!!!! They have snakes, dont stay here. They dont take care of the property all the photos on the website is a scam. Management told me they are just garden snakes I can live with it. Very rude management, wouldnt give us our deposits back because they said we broke our lease after we had to because two snakes were found inside the apartment. The photos attached are the snakes we found in the apartment and had to remove ourselves.

      Worst apartment management that I've ever dealt with. Repairs go months before they're done and then some repairs don't get done at all. Management ****** responds to a phone call or vm. I've been trying to get my rental history from them for over a week and they tell me they will send it but they don't. They charge a Common Maintenance Fee but there's lights out in the hallways and outside on the. Buildings make the situation very dark and unsafe.

      ******* property in *********, ***** has fallen apart since S2 took over management and maintenance. Maintenance requests go months before they are responded to or they are marked completed without anyone making a repair. I've had ongoing issues with my central heating and air. My unit completely stopped working for an entire month last summer when the temperatures were in the 100's almost everyday. Even after this disaster my unit is not properly repaired, there were several vents that had zero airflow. So my unit does not efficiently heat or cool my apartment. I have currently been waiting 5 weeks for someone to look at the most recent issue with my air conditioning. The office has not even offered a portable window unit.

      ********************** in *****, ** is AWFUL. This was a fantastic place to live before S2 bought it. I lived here for over 10 years and once S2 came in, they painted (god-awful dark blue and black. Not only ugly but a horrible choice for a hot ***** climate), and completely redid the front office. They did nothing to the units even though they upped our rent tremendously. They removed the gate, have no security cameras, have broken gym equipment, and removed all computers and printers from the "business center". Again, they raised our rent and reduced what we were getting. They tell you/advertise a rent price and then later tell you that everyone also has to pay a monthly CAM fee of $142. According to my lease, that covers water, maintenance, landscaping, pool, gym, trash, and Fetch. Before this fee was added, trash was $25 and my water was no more than $20. The maintenance, landscaping, pool, and gym were all covered in the rent (as they should be) and we no longer even have a contract with Fetch so I can't understand why it's still on teh lease. So, what used to cost me no more than $55 a month on top of rent now costs me $142 every single month! I can't imagine this is legal. Moreover, there is MOLD in my apartment. I asked S2 to check for mold due to a years-long leak and new medical issues starting (headaches, allergy symptoms, dizziness, etc.). They said they checked and there was no mold. I took some photos off the wall near the leak and there are 2 huge spots of mold (and tiny mushrooms) growing out of my wall! Obviously, they never checked for mold. Again, illegal. I have asked not to have maintenance come in without me there anymore, which is my legal right, and they come in anyway. I asked DJ at the ********* why that happened and she said, "We can come and go in your unit anytime we like". Illegal. I have called and written to S2 on multiple occasions asking them to call or contact me. I have never heard from them.

      These apt needs to be torn down. The buildings are falling apart due to absolutely no upkeep. The black mold makes my children and I sick. They haven't been updated in many years besides a few in the front. The pictures on the website are faulse. The new management and owns should be ashamed of themselves. They are pushing out the current long term tenant that have lived her for 20+ years. The front office people are very rude. ********* are never open. The equipment in the gym is broken but yet the charge an extra ****** dollars. These apartments are horrible. Drive around the complex and see for yourself.

      I have been renting my apt since the end of Aug. In October I started to hear a fan motor noise running in both of my bathrooms. At 1st I thought this noise was coming from the neighbor next door to me until they moved. Ever since me and my kids cannot find peace our apartment. Not even sleep at night. The tenant on the 1st floor use the bathroom fan to sleep bc she has to hear some kind of noise to sleep. I have spk to the property *********************** and ***. They both advised me this situation would be resolved. However the tenant on the 1st floor continues to sleep with the bathroom fan on which sounds like a motor fan running inside of my unit! I cannot find peace let alone sleep at night without having something on in my room to tune out the noise. ***** also told me the last tenants who lived in this unit did not complain about the fan running all day and night! However that has nothing to do with me and my kids! The noise keeps me and my kids up at night. This is a fire hazard as well! I no longer ever rent from S2 anymore bc clearly you guys address the issue the proper way! I pay rent just like they do! Why should me and my kids have to deal with a motor fan running all day and night! This is a constant issue that has not been resolved and I am fed up! I have never lived an any apts where someone run a bathroom fan for hours and hours! You guys should want to keep tenants as long as you can! I can tell you now I will not be renewing my lease! I cant not take a shower in peace in my own bathroom! Let alone enjoy being inside of my apt with nothing running. Everyday this has been a struggle for me and my kids. This issue is affecting my mental health! Everyone is not the same! What the last person was okay with does not have anything to do with us! I guess since the tenants on the 1st floor has been renting longer then have make the situation okay? Which it does not! I have several recordings to prove this noise and again I am still being told to allow more time

      S2 is the absolute worst company I have ever worked for. After almost a year of working with S2, my husband and I found out I was pregnant. I became extremely sick and had to be hospitalized due to a severe pregnancy illness called Hyperemesis Gravidarum. My manager as well as her supervisor were very methodical in providing me NO support or guidance on what to do during this time to keep my job. On top of that this company is so desperate and cheap they fired me but called it voluntary termination so that I wouldnt get any help with unemployment. They also evicted my husband and I from our apartment as we lived on property. I was in the hospital and my husband had to move our entire apartment alone in one day. This company is absolute trash and will not take care of you what so ever if you fall victim to any of lifes unexpected misfortunes. I hope S2 goes under.

      **********************-*****...***** has gone up ***** in the last 2 years. Totally price gouging, making up extra ways to make money off of The tenants. For example FETCH for packages to be delivered to the office. My packages ALWAYS COME TO ME. This practice of forcing extra fees on the tenants are illegal. Then to find out that they are taking the money that are hurting their tenants and demolishing the front and inside of a very nice leasing office and doing A TOTAL REMAKE!!!!!!!!!!!!!!!!!!!!!!!!!!!!! This again is unethical and they should be called to the carpet and looked into. In a time where people are hurting S2 Capital are robbing people!! I will show their rate increases as extreme and unwarranted on this old community! Shame! Shame!! Shame!!!Money grab! Investigate.

      Horrible management have complained up the ladder all the way to ***** at the contact number listed on the company website about the ***** property on Pioneer in Arlington and nothing has change no follow up or anything. Horrible maintenance closes work orders without even stepping foot in to the residence, staff are lazy and make excuses for things not been handled, sits in office with phone ringers on low so they are not disturbed while not doing job, make excuses they are understaffed, the property is not safe physically or medically. Living in the property has cause my son to come out of remission due to mold that I have made several work orders regarding. They make it impossible to get out of the lease after signing. After 4 days of moving into apartment it caught fire due to the neglect of the property management. Dont even think twice about this place
