    ********* ******* <******************************>10:38AM (6 minutes ago)to HousingComplaint, ***** am wanting to file a formal complaint on the apartment complex *********************** in *************. When we first moved in I filled out the move sheet, put the cracks in the wall, the toilet, and the microwave on the document. We have had many maintenance people in our apartment while we lived there. The door was always getting stuck to where we couldn't get into the apartment. There are major cracks in the wall where the foundation has shifted. In the bedroom when it rains heavily the water comes through the wall. We went into the office to tell them this and they just blew us off most of the time. Nothing was ever done to remedy this issue.We had the place spotless before we left which was better then what we came into. They want to charge us a fee for cleaning the apartment as well. We have video documentation of how we left the apartment. When we submitted our 60 day notice they misplaced the document I signed and had to call after work to get this fixed. When I told them I wanted a call back the next day from the manager, nobody called. I had to call them. Now I have to pay for the microwave when I submitted the documentation for it and the original manager of the complex misplaced it. What she told me was that she wasn't worried about the cracks in any of the appliances due to the apartment being old. I tried to explain that to the leasing office, but all they wanted was money and said they couldn't lease it with a crack in the microwave. They leased the apartment to me with the crack, so I was not good enough to get a new microwave at that time frame. I have brought this up to their regional office as well and I am not getting anywhere with this.

    They are unable to find my sixty-day notice of vacancy that they lost. I'm not sure how they manage all of the important paperwork. I had to repeat submitting notice and pay the 2-months rent because I misplaced my receipt for the notice. The property misplaces the crucial document and is without a backup.In addition, even though I no longer have a pet at the apartment, they are still unable to waive the pet rent.

    Our son, *******************************, lives at *********************, which is a property managed by LUMA. He has had trouble paying his rent, but this is no reason to leave him without a refrigerator for nearly 3 months, or to not repair his smoke alarms. We have helped him pay his rent, but sometimes he is unable to make a payment even when he has the money because they do not accept partial payments. In November he wanted to pay his rent, but towards the end of the month they applied December's rent to the resident portal, thus making it impossible to pay his November rent. Because of this, a $250 attorney fee will be assessed, making the problem worse. The apartment office has told ******* that they are waiting for a part to fix the refrigerator. Meanwhile, he has had to spend hundreds of dollars on food, because he has to eat out a lot more. He cannot store things such as eggs and milk, not to mention meat. He is losing weight, and we are worried about him.We know of no reason for not repairing the smoke alarms. They are not the kind that takes batteries, and they sometimes go off in the middle of the night. They have reported his non-payment of rent to credit agencies, and it would be nice if they could take some of that off, since he has tried to work with them, and it appears that they are retaliating against him.

    Hello BBB,

    To my knowledge LumaCorp has not contacted me.  If you contact them, I would particularly like to know if there is a way to pay only part of the rent and if they have repaired the smoke alarms.  Our son got a small refrigerator, so he is okay in that area, although he would be healthier if he had a full sized refrigerator.  That you for your assistance

    Its saturday, july 1..the apartment manager helper came over to check my patio and only my patio and told me i was getting a violation for nonsense..my new lease kicked in today, they dont open until 10:30-11 ..why is she down here harassing me and only me while all the neighbors have stuff on there patios thats in the lease not to have..mine is a trashcan and a shade that isnt touching the fence..she came straight here at 10:06 and went straito the office after telling me i was getting a violation and i best get it picked up she said..THIS IS UNACCEPTABLE..something better get done about me being harrased and only me..the office isnt open and they arent answering either

    I live in copper Hill apartments and ************** keeps harassing me..ive gotten several violations for a guest that is allowed to be here no more than 14 days in a month and 7 days a week..my guest has been here since Thursday march 2nd..it hasnt been a week but ive gotten 3 or so about my guest and demanding i pay an application fee and put him on the lease..my lease says each guest is allowed 14 days in a month..I've contacted luma corp which is the corporate branch over the coplex.i have not received any phone calls back from the several voicemails i have left on the regional supervisor's voicemail which her name is *****..instead it seems she called the management of the complex and told them about me reaching out.i say this because its like the management is retaliating by giving me multiple violations for nonsense and harassing me more than they were prior to me leaving voicemails on *****'s extension..there's several issues with the management and corporate branch Luma corp that needs to be looked at because it is ridiculous that the regional supervisor and management of the complex can do all this and not be held accountable for their actions..i will find out who i need to get in contact with to get this all solved. i shouldnt be miserable and harrassed..

    This complaint was addressed directly with the resident on the same day this complaint was filed.  The resident also tried to remove the complaint and was not able to.  See attached.
