    I was tired of dealing with Darwin Homes Property Management in the home I was renting and moved out. At move out inspection they assessed no damage. About 1 month later they sent me a bill for approximately $2700 in damages. They're communication is pitiful as they will not answer any of my questions. If you are a a potential renter considering a house managed by Darwin stay away. If you are a landlord and would like quality tenants in your rental properties to be happy with management and willing to stay long term, consider another management company.

    STAY AWAY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!If I could leave zero stars, I would have they dont even deserve one.Stay away they dont even have a ****** site cause they know theyll get destroyed with the reviews. Its been a week now weve been staying in a hotel with my kids because of no air conditioning and they have not called us once I have called so many times.. I could go on and on it took 10 months to get our refrigerator. Blamed us for first week for having weeds, overgrown, and was in violation the homeowners association. It was overgrown when we moved. And were supposed to be out of the house on Saturday and its been too hot to move or do anything its literally 95 in the home. I cant wait to see them trying to bill us for not being out of the place when they dont even contact us for anything. Ive called five times and they say the same thing we will get back to you once we get a hold of a vendor. Still nothing.

    STAY AWAY FROM DARWIN HOMES. This has been the most unprofessional and infuriating rental experience Ive ever had. Unfortunately, our lease was transferred to them towards the end of our lease and thank god it was almost the end. From day one, there was no direct contactwe didnt even know who our property manager was until we moved out. Anytime we needed help or had a question, we were met with radio silence. It was nearly impossible to reach anyone, and when we did, we got vague responses or were simply ignored. About a week or so before the transfer was "official", without any approval or notice, they installed a lockbox on our front door before we had even officially moved out. This made it impossible for us to use our own front door. When we complained, they said they wouldn't remove it because the transition from the previous property company "wasn't complete yet." They claimed they didn't have my file so they couldn't do anything. If they weren't official management, then why were they on a property that isn't theirs? I had to threaten calling the police to get it removed and they didn't even respond to that. Lastly, when I asked to be present for the move-out inspectionwhich, by law, I have a right to attendthey initially refused claiming "we don't do those with the tenants present." Only after I threatened legal action did they suddenly "agree" to let me be there. If you value communication, professionalism, or even basic human decency, avoid this company at all costs. This experience was stressful, completely avoidable had they done their job even halfway competently.

    Giving a 1 star review is not as low as I would like to go. I lived in a Darwin Home for 2 years. I lost my job and I let them know I would be a few days late on the rent. They sent me an eviction notice saying you have 7 days to pay or you will be evicted. WOW!!! Then when we finally moved out because they wanted to raise the rent $300 and the house was not worth it. They did a walk through on a Monday. We moved out on a Saturday and instead of paying someone to take our trash we knew that the trash was going to be picked up on Tuesday. We were charged $90 because we left the trash...by the road in a trash can. A hurricane went through and we told them about damage to the roof and ceiling in two different areas of the house. We were charged $120 for not painting the ceilings? They blamed us for the damage??? And they claim there was a smoke smell in the house and they charged $250 for that due to they had to get the smoke smell out. I have filed several complaints to them about these charges and NO ONE returns my calls. I would sue this people but honestly they are not worth the paper. Karma is going to hit them one day. They are super unprofessional.

    My experience has been horrible. ***************** sold my contract to Darwin Homes for the rest of my lease. I had and have problems since renting the property that I am at. Paying double renters insurance, having flooding in my house several times, the foundation is horrible, the breaker box is faulty, the electrical outlets are terrible, there are cracks in the walls, the flooring is coming up, missing mailbox for 3 months. I reported all of this with pictures and videos and they assigned fees for damages that I did not cause. I have been threatened with eviction twice, they blocked me from making rent payments, they wont accept my money. They always have to get with the accounting teams and property manager. They have no communication within the company. They pass you on to several different people. They are the absolute worst!!!! I cant wait to move out. Do not rent from them. The customer service said that they were a horrible company. They put houses together with a wood panels and thats it. The light switches are placed weirdly and little lighting. They deserve a negative 5 star rating.

    Very horrible company to rent from. Darwin homes is a big scam for people who dont pay close attention to the lease agreement, they add charges in the lease for things that are not present at the property site, ive been leasing with Darwin Homes since October of 2024 when they became the new management of my current property and this has been a nightmare up until the time of my lease end date they have been trying to put additional charges on the lease as well as not honoring my modification document that was submitted for proof to update my portal to reflect the actual lease end date. Everyone please stay away from a rental company like this, they do not have live management on site. Everything is done via email. This is a very unprofessional company. Please run as far as you can when you see the name Darwin Homes rental.

    I recently relocated on May 30th, yet they continue to send emails stating I owe through June 7th. Furthermore, they have added unjustified charges regarding the property I vacated in an attempt to retain my $2,000 security deposit. This company lacks credibility. I refuse to provide any additional payment.

    We rented a house in ******, Ga back in 2022 and we had 3 property management companies during our time there. The final straw was Darwin Homes took over in March on 2025 and gave us a pretty great lease renewal, so I had thought. I signed it and sent it back and waited for our lease to be renewed. Come late April, no new lease and I reached out several times by email and phone and I finally got someone to answer on April 30th, saying that the lease renewal I had signed was no longer in effect and had been withdrawn. They are attached a new one, mind you, the date on it was from January 1st 2025, they were not even property managers at that date and it was for $250.00 more than the lease renewal, I had already signed. I declined and explained I already signed, and it was explained to me due to a pricing error it had been revised and they would not honor the one I signed. They told me there was possible ********************************************************* until the 5th of May and they kept asking me to sign the revised lease, which I declined. Now mind you our lease is up on May 31st 2025. We moved, hastily, we had to find a new place to live and move everything with about 3 weeks because of their mismanagement and horrible communication, it was very stressful and was not easy. The are now saying that we owe about $6000 for costs and repairs to the house, one that I have all the fixes and repairs on a spreadsheet that I did over 3.3 years and for them to say that we owe $6K which is insane. Absolutely awful management company. We are speaking to lawyers now and going to have to have a resolve in court over this bad mis management.

    This company took over the lease about four months before ours was up. They are an absolute nightmare to work with. They were sooo quick to response when i sent them the non renewal notice but before and after that? Forget it. They **** at communication and do not respond in a timely manner. They tried to tell me I owe and extra 1500 on top of rent for "damages". I asked for photo evidence as I also took very detailed photos upon moveout and it's been over a week with no response to my multiple followup. I asked why they didnt use my security deposit and never received a response. Only paid my portion and not the "damages" since they can use the security deposit for that. To top all this off they also refused to provide us a check out list even though it is required. The upcoming weeks to move out were the worst. You cant get ahold of a real person and when you do they are super rude and unprofessional. I asked for a lockbox code and they refused to give it to me even on day of move out saying "its on the website" when it was not so i left the keys in a safe place and left the doors unlocked. They then gave me the code the day after move out and by then I was already out of the state. If i could leave zero stars i would. Please try to refrain from renting from these people. They are money hungry and do not care about you.
