1 starRealtors BEWARE. The lying & lack of response from office was a true representation of this complex's treatment to its referral ******************* They make it insanely difficult to get referral fee paid to the point it's extortion. When my client began looking for apartments, I reached out to ****************************. They said they did & it was 125% as long as you brought the tenant to the office and they added you on move-in form. When visiting, my client liked decided to apply. Before leaving, I pulled ******* aside & confirmed referral fee once more & asked about the exact process to collect. I said I was not sure if my broker would make ops account and asked if that would be a problem.He said NO BIG DEAL & I could just email my invoice to the mgr email and they would take care of payout & wrote out the email on a business card.Flash forward, I send over an invoice w/no response for over 2 weeks.After 3 ************** call demanding to speak with a mgr or I would drive up there, the mgr picked up and said she received the invoice and they would process payment. After weeks of waiting and numerous follow-up emails, many being ignored, they finally respond saying we HAVE to sign up with ops website to get paid. First off, there is a fee to sign up, and secondly, they have A TON of criteria you have to meet... commercial insurance requirements, a business credit check, a personal credit check, and criminal background... all of which you have to pay for each of those. At any point, they can deny you for any reason & do not have to pay. They are dismissive and uncaring. After a couple hundred dollars, my brokerage still has not been approved!! There is no reason to have backgrounds run to get paid & furthermore, it should be disclosed upfront when they are calling and asking about commission/referral fees. ******* ignored all emails &manager *****, was never responsive or helpful to begin with. Hopefully other Realtors read this so they do not waste their time.Review fromMichael M

1 starMy husband and I purchased a house - and then decided to move and wanted to sell and purchase a new house. Upon pulling a credit report - we found from a long time ago in a galaxy far far away some how a final bill was not passed on to us from a community of greystar that I use to live in. When i called this collection agency that was dinging my credit, I spoke with them calmly and told them that we were "WILLING" yes WILLING to pay the bill so we can get into another loan agreement. I NEVER THOUGHT in a million years that I would be belligerently screamed at by sociopathic asswholes ever for PAYING A BILLGreystar

I am sorry to hear that the customer was not treated well by the 3rd party collection company. Such behavior is not acceptable. I have escalated the complaint to our internal team for review. Greystar records outline conversations with the customer on three occasions over the course of two years while Greystar was attempting to collect on the past due balance. Because we were unable to resolve the balance with the customer, it was transferred to the third party to collect on behalf of the property.Review fromSo H

1 starIf I could give 0 star, I would. Greystar runs an arbitrary and capricious real estate management dressed up as a sophisticated company that it would ultimately be comical if it were not real.
It dictates when you need to be home to take your trash out: from 6 to 8 pm Sunday to Thursday only. Otherwise, fines start at $75 when their own trash can is not inside your tiny space the rest of the hours in the week. Or they will take away your right to use the valet service even though you paid for it.
Heaven forbid if you have to be out late or have different shift hours; they force you to have service you didn't sign up for; claim that it is in the lease then never provided the service until several months later. Then they dictate how you should spend your own hours of your life. They love to nickel and dime workers who are just scratching by.
Greystar is stuck in the 1980s; they are unaware gig jobs. But Greystar decided that tenants should only have morning to evening jobs. Greystar, how much did you donate to electoral campaigns under Citizens United v. FEC.
Their first reaction is you are violating lease when they first put an unfair terms without my knowledge. Then they bully their tenants. I am sure they love tenants that pay rent late because they can make more money that way.
tenants must sign away their rights in 40 pages of contract. So your choice is be homeless or live in a prison called Greystar.
Update 3/27/2023: I just had a convoluted conversation with the manager of Ellipse, basically claiming he can change the lease terms anytime he wants. Then he asks were you assessed $75? That is not the point here.
And now they claim that this is not valet trash. It's just trash fee--yes, I am willing to pay and have been paying. So now, they dress it up as just trash fee, not valet.
And they say I am free not to use this service that I am coerced to pay. The trash fee will go up because they need to make more money.Review fromLauren J

1 starMy lease clearly prohibits smoking in the building and my neighbor smokes cigarettes every day. Ive complained to management 8 times in the past month and they refuse to do anything about it. 1 starI lived at *************** for 3 years. It was great until Greystar bought the place. I moved out in Aug 2022. My security deposit refund was dated well ********* days after I moved out, and there was no itemized receipt for funds withheld. I made numerous attempts to acquire the itemized receipt. I called, left voicemails, dozens of emails, never heard anything back. Reached out to their corporate office, still no response. Later I learned that any complaint that gets submitted via their corporate website gets forwarded directly to the property manager. Which is just great, because then they know exactly which tenants to retaliate against.December I filed in small claims court to recover my full security deposit. I paid court filing fees and hired a process server just to get them to talk to me. Three days before the scheduled court date, they reached out with a settlement offer which I declined because the amount did not include the legal fees I paid out of pocket. We were able to mediate in court and they agreed to pay the full amount I requested. A month has passed and they continue to tell me to be patient. I have yet to see any sense of urgency from Greystars part to remedy this issue or at the very least provide more information in a timely manner. Greystar has displayed no interest in customer satisfaction. This is consistent with my entire experience with Greystar since their purchase of ***************, and it has become abundantly clear that this is not due to incompetence. The lack of communication, providing as little information as possible when there is any communication, is deliberate.Greystar profits from exploiting tenants and destroying peoples lives on a national level, with several hundred complaints not responded to on BBB and absolutely no way to contact their customer service team, as they do not have one, doubtless so they can avoid the flood of complaints that would overwhelm them. 1 starMy lease ended on August 9, 2022 with the Gantry. It is now March 2023 and the Gantry has still not returned my security deposit of $1,640. There were no issues with my move-out nor any reasons for them to hold my deposit. I have spent several hours on the phone and over email with Gantry staff trying to get my deposit mailed to me. None of the staff there have the courtesy to even follow up with me as they seem to always hope that I forget that they still have not returned my security deposit as required by law. This is unprofessional and unacceptable. I will be exercising my legal options.
Do not move to the Gantry, they will unjustifiably keep your security deposit from you. Don't be fooled by some of the positive reviews. This company is run by Greystar and they have horrible reviews as a management company. I've realized many residents in properties run by Greystar have to wait many months to get their security deposit and Greystar corporate is no help.Greystar

1 starAs a resident for nearly two years now, Ive seen the highs and lows of this place. For a significant portion of my first year here I had minimal issues - maintenance was friendly and relatively timely given the size of the property. However in recent months things have gotten exceedingly worse. The little things like advertised amenities being unusable (namely the pool, which remained unfilled for the entirety of last summer, intermittent discontinuing of the trash service) I can overlook, despite paying for them. But now Im hearing reports, that I can personally verify, that almost all the wifi networks in 2/3 of the 13+ story buildings have disappeared for a month (coronado pays for the internet and we pay them, so its their responsibility) tells me that management has either no interest or no capability to properly care for a property of this scale. (See r/coronadoplaceandtowers for records of the wifi debacle and other misfortunes).I used to tell my friends when Id have them over that Coronado is a fine residence for a person like me who is pretty handy/independent and wants the square footage over the amenities. I no longer even think that suffices. More and more seems to be going wrong across the property and nothing is getting fixed (elevators, A/C, broken windows in need of replacement, security issues, completely broken doors, fire in the laundry room and inexplicable service outages of several services). Its just a sick joke at this point unfortunately. Vote with your wallet and stay away. Dont buy the marketing effort, ask the leasing staff for evidence of changed policy *and behavior* from management before you consider signing a lease.Greystar

1 starI lived at a Greystar Property, Sway, for 2+ years. Over those 2+ years, I experienced numerous issues with both Management and Maintenance; unfortunately, I am limited in what I can share by an Agreement. I even attempted to reach out to the Regional Manager on numerous occasions, but she refused to even speak with me.In spite of all these issues, I gave Sway the benefit of the doubt and remained a resident for 2+ years. It is a beautiful property, with amazing residents.Upon recently relocating, I provided feedback to the on-site Management Team and left on good terms. Unfortunately, even after moving out, Sway (Greystar) again let me down.In **********, Landlords are required to return the Security Deposit, less any reasonable deductions, within 21-days. After not receiving my Security Deposit, nor the Final Statement, within 21-days, I reached back out to on-site Management. It was communicated to me that my Security Deposit and Final Statement had been mailed to my new address. However, when I shared with on-site Management that I receive Informed Delivery from **** daily, which includes digital images of all of my mail, and I do not have any record of said mailing, I was told that Management would reach out to the ********************* and share an update with me. After not receiving an update, I asked for the contact information for the ********************* so that I could follow-up directly, but received no response. With no response from on-site Management, and the Regional Manager refusing to speak with me in the past, I reverted to calling Greystar Corporate. Unfortunately, I was again left disappointed as all extensions were unavailable and I was continuously put back in a phone tree with hold music.It is disappointing that a Company like Greystar and a property as beautiful as Sway would treat its residents, and former residents, so poorly. I believe my Security Deposit, which I still have not received, means more to me than to GreystarGreystar

First and foremost, we want to express our gratitude for sharing feedback. We take all customer feedback seriously and use it as an opportunity to improve our communication with our residents. We have spoken to the customer on numerous occasions regarding his situation and frustration. We sincerely apologize for any delay and miscommunication that he may have experienced throughout the process. While we did communicate with ****** effectively and in a timely manner within the same day and even hour of receiving his emails and calls, he was seeking hourly updates which was not feasible given our responsibilities towards other residents and office tasks. This will be my tenth year, living here! Owner sold this property to Greystar properties. Our previous owners,
were fabulous! New management, Graystar, Joke! Tommy new mgr., created a new lease for me, stating he could not find mine! He signed my new lease, used my credit cards on file for additional charges, without my knowledge or authorization! I hate a liar and thief, how dare you! He created a new lease for me, month to month, which is extra $100.00 each month! I have my orginal lease, with previous owners. Yearly lease for $995.00 each month from May 2022 - May 2023! I believe Greystar, purchased the apartments around July or August 2022. The reason why he created a new lease for me, to include all the new increse's! We are now paying for their utilities, office help,Carport, last 10 years already included! We are paying over $240.00 each month, plus rent.I heard that one tenant had to pay $400.00 more! I told Tommy, Hell no... I pay my own utilities, Tommy told me to move out tomorrow then! What??? Ten years, always in good standing?..Now we have to $25.00 extra for our carport, what? We have all gone through hell with pandemic, staying home for a year! Unbelievable, corrupt Tommy, Greystar has one rating! RUN do not walk!!! If I could rate this place now, its a zero. 1 starIve been dealing with issues from a water leak for 2 months now. This is the worst service and experience I have ever had renting. They do not care about any of their tenants or their upkeep. Or customer service. This has been a nightmare from day 1 and Im halfway through my lease. I had to put in maintenance requested day 1! Tried to use the dishwasher and it fell out! Holes, mold, and unfinished work ever since.
