      On June 10, 2025 we arrived at Alder Acres to stay until August 10th. Paid $1,306.82 for balance of June and security deposit. On July 1 paid $865.85 for space rent and utilities. Then made accusation of husband urinating in public sink and were evicted. Then told us they had to give us 33 days notice so locked us out of using facilities. Husband is disabled veteran who needed to use their handicap shower. Would not provide evidence. Would not return payment. Mutually agreed to vacate that same day. Space was rented next day with current occupancy so no lapse in rent. On July 2 Alder Acres sent eviction notice with photograph of alleged act with a check for $168.19 as unallocated credit to our home address, well aware we were not there. Refused to allow an explanation of what was actually occurring on camera where my husband is leaning up against the sink. Upon repeated requests, refuse to give any explanation or itemized account of why we are not receiving at least our July payment returned and has told us not to return to ask anymore questions. Alder Acres accused us of a horrible act, evicted us, kept our money, refused to provide any summary of payments made and refuse to communicate with us further. The amount we seek is not clear because we haven't received an itemized statement but at least the July payment of $865.85.

      Alder Acres ******* reacted appropriately as per policy with the tenant's conduct.

      Mr. Blairs lude conducts on CCV in a common area was found to be indecent exposure and using public sink as a urinal.

      Multiple people witnessed this occurrence. 

      Additional CCV footage researched shows that his conduct was inappropriate and not following park rules on other dates. 

      Park management has explained that his conduct warranted the decision and handled it as per company policy.

      I am rejecting this response because: we know that the accusation is false and that Alder Acres is not receptive to allow an explanation. Guilty because they say so. Their response provided more accusations but did not provide information as to what the total of our electric bill was or where in the contract it states they are allowed to keep our July rent and utilities, even though the space was rented the next day, July 2nd. Further accusations do not provide us with the reason for keeping our payment or an accounting of the separate electric bill that was taken from our security deposit.

      Alder Acres reacted appropriately to Mr. ****** violation.
      A 30-day notice was given, and they were allowed to occupy space for an additional 30 days. They chose to move out and not complete the stay. 
      The signed utility addendum shows all utilities are tenantsresponsibility and will be charged to the tenant.
      The ****** can refer to their copy of signed rental agreement which states violation of the above provisions shall be a material and irreparable violation of the rental agreement and good cause for termination of tenancy.
      This matter is closed.

      I am rejecting this response because: We were not informed that we were forfeiting our rent when we MUTUALLY agreed to vacate since we were locked out of using all facilities for more than 30 days. You did not inform us that you had locked us out or we were being evicted until after you accepting our rent payment on July 1st. We came and asked specifically if we would be forfeiting the rent if we agreed to leave and were informed that it could take up to 30 days to process our payment and you were happy to see us go. Why were we not informed at that time that we were forfeiting the rent? Because Alder Acres makes an accusation, there is absolutely no recourse. I did not receive the response I asked for: (1) where specifically in the contract does it say we are forfeiting the rent and you are authorized to lock us out of all facilities and (2) what is the amount of the electric bill for our stay. We are well aware we paid separately for the electricity, but what is the specific amount?

      This will remain unresolved.

      I was lied to and basically hustled out of $800. Was wanting month by month but was talked into 3 months contract with a lower rate. I was told that if I left early the price would revert to the original rate and I would receive a refund. I paid for 3 months and left in two. They refuse to refund me anything. So not only did I pay for a month I never used, I also was not returned my deposit. Paid $2200 for two months stay. Will not reply and I seem to have no recourse. Makes me wonder how many other people they get like this.
