      Ive bought several homes over the years but never had an experience like I had with Orchard. It was a smooth process from start to finish. I had a fast close and **** ***** and his whole team were more than accommodating and pleasant to deal with. I would recommend them to anyone looking to sell or buy a home.

      Avoid this company at all costs! If it sounds too good to be true, it probably is. I was sucked in by my home advisor, she was all bells and whistles, telling me how much they would list my house for, and that I could lock the equity in my home to put a down payment on a new build. That she could get top dollar for my home. Honestly I was like wow this all sounds so easy and amazing! Orchard sent over someone to take photos and that they would get back to me with an updated offer. A few days later I get a call from a different home advisor who told me that the lady who was working with me, no longer worked for Orchard, and that they had to close down the whole office due to the market changing.He then told me they couldnt uphold the original offer of me being able to stay in my home until the new build was complete and that Id need to sell my home the traditional way. Red flags all over after that conversation. It wasnt sitting right with me and I asked him to terminate my contract immediately. I felt lured in and then felt extremely upset they could not honor what they said in the beginning. Very untrustworthy! Avoid!

      We've had a horrible experience with Orchard. The home advisor valued our home at $550K. We made decisions based on this number and even assumed it would sell for less even though they kept saying it would likely sell for more. A week before closing we almost backed out because the market was shifting. They sent more comps showing that the $550K was still good. Three days after we closed the listing agent suggests we list it for $475K. The listing agent sent ** a long email explaining how comps work. The houses she said NOT to use for comps were the exact houses that were used to get ** onboard with Orchard. They are either liars or completely incompetent. They have done basically nothing to help our house sell. They also do nothing to help you find a house. Their computer program will send you suggestions, but that is it. We did all the leg work & then they get paid.

      They not onest they change there rate the day before inspection I was approved for **** they changed to ***** That's $300 more amonth do not do business with them

      There is no risk of this offer falling through. Said right on the offer and in bold print to boot! Thats how they get their foot in the door. Then they try to back you down through nitpicking and issuing ultimatums. They employ false advertising and are disingenuous in how they conduct their business. Sellers beware! They are not as they present themselves in their offers. Their deals are most definitely capable of falling throughand if theyre treating the sellers this way I can only imagine what scheme theyre running on their clients (see all the other complaints on here). Whats sad is that this company could offer a useful service for homebuyers searching for housing in a hot market. But apparently theyre more concerned about short-term profits by swindling and extorting it out of people instead of providing long-term value by helping to solve a serious problem in real estate. Im sure theyll respond to this with some sort of canned and insincere apology and really that only goes to prove their true method of operationall image and zero substance. Do the world a favor: dont use these guys and lets put them out of business.
