  Company will not do open houses?!The guaranteed offer is only for the desperate.The move first program sounds great on the surface, do your due diligence before agreeing to anything Decided to just list the house for sale with them, after initially dealing with an agent who lived on my area, was assigned a listing agent who lived 3 hours away and was told that Orchard does not do open houses.Cancelled contract, and listed with a REAL real estate company.

  Very professional. I was blown away. In a buyers market, on the brink of a recession, my house went into contract in 4 days. I attribute this to the Orchard teams knowledge and expertise.

  We used Orchard to buy a new house using the Move First program, and it worked out very well. However, I don't know if it was me not processing it correctly, or whether it wasn't presented clearly enough, but I didn't realize at the beginning that the way the program works is that Orchard first buys your house at a deep discount to current market value, and then gives you equity on that sale to buy another house. Your house is then put on the market with a four month window to hopefully sell for more than Orchard paid for it, and you get the proceeds after the normal 6% realtor fee.I was under the impression that they evaluated your house and gave you equity to buy a new house based on that evaluation, not that they actually took ownership of the house. This was not a bad deal, and worked out very well for us, I just don't feel that it was clearly enough disclosed at the beginning that you actually sell your own house to them in order to get the equity.

  Wonderful Service Everyone from start to finish was personable, professional, proactive and prompt. All communication was helpful, timely and overall a wonderful experience. It was also great being able to close with a ***** notary, who was knowledgeable and timely.

  All the thumbs up We would definitely use Orchard again. The ease of accessing the instant equity, only moving once, and not having to show our home while living in it was worth every cent of their commission, which is comparable to working with a realtor. Were so happy to be in our new home, thanks to Orchard.

  I utilized Orchard to sell my home and made sure that I asked all my questions up front in order to fully understand the process and what was going to be required of me throughout. My house was under contract in about 7 days and I was able to get what the sales price I wanted and the closing date that I had requested. Everyone at Orchard was very easy to work with and they made sure that all my needs were met while still doing their job professionally. They also kept me in the loop with communication which made everything go so much better and a lot less stressful. There was a phone call to explain every step before it happened and then they took time to make sure I had all my questions answered before proceeding. It really was a great overall experience and I would feel confident utilizing them again and referring them to any friends or family looking to buy or sell a home.

  Could not have asked for a better listing agent than **** *********! My experience was such a breeze because Anna went above and beyond at every step to make sure I had the best experience possible. I highly recommend orchard to anyone buying or selling!   It could of not been better!
  The original lady that sold us on the idea of Orchard was awesome. She was purely no pressure. All the real estate agents from other companies were high pressure. Which was not good because of my wife's anxiety and mental issues. Then **** ***** took over like with 2 minutes left and two touch downs behind. Now that my wife was stressed out. But **** ***** could be a therapist calmed her down with her calming voice. We couldn't sell the house in the 30 days so we had to take the guaranteed offer. **** said no problem and it was 1 2 3 she gave us over to *****. An **** never left either. ***** had everything ready for closing even after we failed the e notary security questions. ***** and **** sent us I believe her name was *** to notarized the closing. Quin to me did a pick 6 to close the deal. It was amazing team you have.
  Thank you! Thank you! Now my Wife and I are prepared for grand kids and entertaining in our new much larger home.
  Again thank you. You don't know how much we appreciate it.
