      Orchard made selling our home easy by not having to constantly stage the home for showings. We were able to move into our new home stress free. Their team walked us through every step. I would use them again.

      So good and bad. My agent and Team - ***** ***** was awesome. Although Orchard allowed me to sell my home to them and let me buy my home that I wanted, my selling Agent was not really that aggressive enough to try to sell my home for what I really knew it was worth based on comps, and that's because they own the home but are just selling on your behalf and want to move the home. So over all we have to take the good with the bad and see what's more important. Needs a lot of improving with Agents and communication on some aspects of it. Overall I felt like I was treated fair.

      We listed and sold our home in the ***************** market in mid-2022.Orchard was not active in our target market of ************* so did not use them for a purchase or equity first services.After our initial virtual walk-through of the property with an Orchard broker they made a reasonable initial offer (the 60-day on-market guarantee), but we knew we had more equity available but needed some cleanup and projects finished. So they would reevaluate their offer once needed repairs/improvements were completed.I took care of most (dry wall, wall painting, etc.) but had a couple I wanted/needed help ******* we made use of their offered "concierge" services in preparing the home for market. The project manager was knowledgeable as to items to complete and had competent sub-contractors available to bring in for the different items. Those costs get subtracted from sales proceeds.All completed and new contract evaluation in place, our actual realtor was assigned. They took care of the marketing materials and got the *** listing in place.Multiple virtual viewings via the *** (the listing content pictures and floor plan maps were excellent), about a dozen scheduled physical tours in the two weeks listing was active. Multiple offers and we rejected one for unreasonable conditions but took an offer that was $30K above our listing ********, if you are in one of their active markets and if you understand and can agree with their marketing model--then yes I can highly recommend Orchard as a broker and realtor.

      They make promises they never intend to keep. their fees are really high so they are the only ones who get money from your property. Our first realter said he could sell our home in 2 week at what Orchard had set the price at we told them it was to high, since a house just like ours sold for $45,000 less. of course we had to wait the 4 months with to sell we had an eleventh hour bid but for $115,000 less than the original asking price. let me start for week one with in a week of having it on the market orchard wanted us to drop the price $20,000 so we did a week or two later they wanted another $35,000 drop. and keep this up till we hit $495,000 then the offer. We also had a hail storm last May and the roof needed replace for the 2nd time in 2 years, we had a contractor lined up and we paid our part of the roof and orchard called us liars till we showed them the contract. and we had solar so the panels were removed. Orchard accused us of not getting the roof done (as in us and the contractor) told them that the permit is taking a long time. Orchard thought we were going to cancel the roof and keep the money from the insurance company so they made us sign a promissory note so they could take more money away from us.we feel like Orchard price it high and had us do huge drops in price so people looking would think there were major problems with the house (by the way the house is only 4 years old) so they could get it cheap which they did. there is a lot more to this but not enough room to tell everything.

      This company allowed their agent to steal my client, and my money. *** hires mixed with criminal activity create a powder keg of chaos. No one is safe from their theft.

      Before you get any valuations or offers you will receive contracts and applications. I never received their numbers. Before the realtor arrived I emailed and advised them we were on 3.27 acres. Only a week later after an unprepared although well memorized sales pitch were we notified that our property did not qualify for any offers because it was over 3 acres. This was after our initial inspection. Now a month later I am advised they have revised their policy to accommodate my property. I doubt this. The realtor arrived on time but with no comparables and only contracts and applications for a mortgage apparently open ended. None of their advertising is true insofar as a house with acreage is concerned and our meeting should never had occurred had our property not fit into their perimeters of policy. The company has an issue with honesty, integrity and transparency. The free valuation / offer they promise in their ads is a farce. I can only imagine their efficiency in actual contract negotiations. I felt misled and lied to. Use caution dealing with this company.

      I wish I could do no stars. Our Agent Bethlehem ***** bullied us and dismissed everything we told her. This was the worst experience I have ever experienced with an Agent. I asked for her Broker contact information and she hesitated to provide me with the information until the next day. Once she provided the email address only, I searched the name she provided ******* ****** and found out she was not the Broker. I later found out **** ****** was the Broker and emailed him directly and informed ******* that I wanted to speak with him. I never received a email, text message, or phone call from **** ******. I am filing complaints because **** was totally against my husband and I in selling our homes. We felt we didnt have any protection or anyone on our side. She was helping the Buyer and the Buyer Agent all along. Please never use this Company.

      I have been incredibly disappointed by the Orchard Buy First program. They will lull you in with what sounds like an easy, stress-free program only to continuously pull the rug out from under your feet. Orchard sent me a guaranteed offer to use on a loan application on a new home, and once I had an offer accepted on a home, they lowered the offer. They love to use the word trust, only to continuously betray that trust. They will have you sign contracts and then change the terms/timelines constantly.This program looks great if you're in a pinch, but I would highly advise anyone considering this program to look elsewhere.

      My wife and I are disabled veterans and we're looking to sell our house and move out into the country to get away from the city stress. We had talked to multiple agents about listing our house but they wanted us to be basically moved out before they would show it. We heard a commercial on the radio about how orchard gives you cash upfront and then when your home sells later you get paid the difference. We called orchard and we're told on the phone that would offer $466,000. We then sat down with a representative over zoom and were told that they were only going to offer us $375,000 to $415,000. I asked if that was the initial payment and we would get more later when the house sells and I was told no. That was the only money we would receive and there would be nothing later. This is contrary to everything their commercials say. I have emailed the representative twice to ask why she said one thing and the commercials say another and have not been given a straight answer yet. All this experience has done is stress my wife out and cause her PTSD to need stronger medication to control. This company says one thing and does something completely different. Their website says that after the initial payment and you have moved into your new house you get to control what the house is listed for on the open market, but that is so far from the truth and they refuse to stand by anything their website or commercials say. Pretty sure that constitutes false advertising.
