They are complaining thats she doesnt have scrie and shes doesnt pay her maintenance fees. This problem has happened more than one time. We need help resolving this issue. She had SCRIE benefits throughout the pandemic and she paid her maintenance fee. One time the balance is zero and other times they will say she didnt pay or they cant find the transaction. We have all of the receipts and documentation to prove her claims.Business Response

My name is ************************** I am the president of Impact Real Estate Management.
I spoke about this case with our accounts receivable supervisor named **************** She informed me that when we took over management from HSC management, they had a monthly S.C.R.I.E credit on her account. When we called the city her SCRIE credit was stopped in 2018. It is the responsibility of the Shareholder to file for SCRIE with the *** ********** of ************** We are not able to file on her behalf. We have billed back all of the months that *************************** was given credit and that is where the discrepancy lies.

On September 2,2022. I paid my mainstream fee. I own a co-op. At ******************* HDFC. For 25 years I have paid my rent and each time there try to steal my funds. I would like to report that the management office claimed they never received my payment. Thats not true. ********** verified that it was sent directed to their office. I reported this issue to ********** and they are being investigated. They said that I cant be credited because they dont control the mail. Now they are saying I owe. $1,709. They are taking advantage of the elderly and retirees. Can someone look into this to make sure it never happens again. They is fraud. The co-op is in debt of 1.5 millions dollars. They are extorting the shareholders for money and saying they never received the payments so the tenants will have to pay late fees or so they can get extra money. That is stealing. I want the all federal agencies to know about this company. Thank you!Business Response

We are in receipt of this unit owner's complaint. There is no balance due on her account as of 10/15/2022
All of her Maintenace payments have been posted to her account properly.
We are the managing agent for *************** HDFC
When we were hired there was almost $2,000,000 in outstanding water/sewer payments as well as real estate taxes. We have been working with the board of directors who contracted Impact Real Estate Management
to come up with a strategy to pay the outstanding debt. Which we have substantially lowered since we have become the managing agent.
The Coopertive has an independent CPA who audits the books every year and prepares a financial statement as well as a tax return.

my condominium HOA contracted Impacted Real estate management as property manager. I have a water leak since February of 2022 which was isolated to outside wall of building. Management company received quotes for repair. Impact is extremely slow in resolving issue and communicating ANY statusBusiness Response

We are aware that this unit is experiencing a leak into his closet.
This leak is coming from the outside facade.
This unit is part of a condominium association which is governed by a board of managers.
We are hired by the board of managers who is responsible for the decision making.
We have notified the board of this leak and we have already received a proposal to fix it.
This proposal was submitted to the board of managers.
The board has asked us to acquire additional proposals which the managing agent is working on.
Impact Real Estate Management is not part of the final decision making.
The manager is working as quickly as possible to obtain additional proposals.
We have responded to the unit owner as to the status multiple times and will continue to do so.
I understand this unit owners frustration, however facade leaks do take more time to correct due to the proposal requirements and or permits.

received response from management company considering my complaint a threat, defamation and bullying. Root cause of leak as identified in early June 2022. Didnt receive any status from management company till complaint was field. my reply stating two months to review quotes and provide a start date is adequate time to provide start date for repairs. This is an external leak into building and could further damage walls and integrity of building. *** building **** should review repairs to confirm fix is correct for structural integrity as well as mold remediation. Management company extremely unresponsive to status requests.
As per attached response from management company, no estimated date to start repairs. Was the delay due to HOA approval requirements or lack of attention from management company to receive approval?

We have received notice that the board of managers is terminating our property management contract with 30 days notice.
We no longer have the ability to repair this unit owners leak in that time frame. Any proposals that come in will be forwarded to the board of managers as well as the new managing agent.
We have already submitted proposals to the board of managers. It is up to them to make decisions on who to hire to repair this unit owners leak.
We have done everything in our power to expedite obtaining proposals to present to the board of managers. Impact Real Estate Management is not the decision maker in hiring contractors.
There is nothing else for Impact Real Estate Management to do concerning this unit owners leak. This complaint should be closed.
