    When I moved into my unit, there was a bunch of pre-existing damage. We took pictures and noted all the pre-existing damage the whole time we were there we had a lot of problems. There was even a whole week where we didnt have AC during the summer I had to spend money out of my pocket to get a hotel because there was no AC then my father passed away about three months into our rental contract. We had to break our rental contract to leave. Obviously we paid a deposit and we werent gonna get the deposit back because we broke the contract but they try to charge us $6000 worth of debt in damages. They say we caused when we moved out but theyre the same damages that we took pictures of that were already pre-existing when we moved in there and now Im getting turned into collections for $6000.

    The tenant broke his lease with 7 months left; unfortunately family matters do not negate the contract. He was charged accordingly. See tenant security deposit transmittal.The majority of the charges are outstanding rents and broken lease fee's. The "damages" he was charged for was  $450  for professional cleaning (as we had done prior to him taking possession) and he did not leave the home clean $250, new batteries for a smoke detector beeping continually $30, broken blinds that were new when he moved in $120, and some minor touch up paint around the kitchen backsplash that he managed to damage in a short amount of time $50. We emailed him and mailed him the security deposit transmittal providing him ample time to respond before sending him to collections as per ****** law.

    I am rejecting this response because: they didnt even try to reach out to me and sent me to collections for a different amount theres charges on here that we paid a deposit for . how are we liable for smoke detectors when they have maintenance people that are supposed to check stuff like that? they emailed my wife and informed her that they were unable to rent the unit out to anybody because of the damages. We left on the unit there was no damages. The ones that they were referring to that they couldnt rent the unit out because of where the damages that were pre-existing before we moved in there. Im going to attach some pictures as well as a screenshot of my wifes conversations with them. if you need any more information from me, please let me know. I have plenty of emails pictures, and other information im also going to attach a picture of the kitchen where you can see the backsplashs are perfectly fine. They are trying to charge us for things that we did not do. I also have conversations where my wife had mentioned to them about the ** and they told us to put it on our rental insurance to get a hotel I shouldnt have to put stuff on my rental insurance to get a hotel because their ** wasnt working in their unit have copies of those emails as well!

    Why is the BBB allowing nonsense?

    1.The a/c issue that transpired during the residency has no bearing on the

    2. I already explained that he was provided the security deposit transmittal which is a breakdown of this security deposit both via email and certificate of mailing in Oct. 2022 as required by ****** law. I gave the BBB a copy. It states he has 30 days to dispute or make payment arrangements or we'll send him to collections. Its now Nov 2023????

    I am rejecting this response because:
    Im confused as to where they emailed these letters to and who they spoke with because I have no phone calls from them or emails from them saying that they were going to turn me into collections or that I needed to make them a payment I never once received a letter here to my address in Washington I dont know who or where they mailed that letter to but it wasnt to me if it was certified mail I wouldve signed for it also, why would I wait until now to get in contact with you guys if I knew about it two years ago The credit collector barely called me yesterday for the first time? Also, why do I have a creditor bill for $6700 but on the one that they issued the Better Business Bureau it said its only $4000 something? I attached pictures of the backsplash that they supposedly said that we damaged that was not damaged. We even tried to recommend somebody else to rent the unit so it wasnt vacant for so long and they told us because of the damages that they had to wait to rent the unit out I have copies of those conversations as well!

    The tenants provided the forwarding address of : **************************** *********, ** ***** prior to moving out. We do not call anyone and it was certificate of mailing, proof for the court not the tenant so no signature is needed.  

    Ask Quantum why they charge so much for collection accounts. AGAIN, I've provided the transmittal more than enough times.Once this goes to collections we are no longer involved.

    I'll waive the $50 backsplash paint charge as soon as the tenant pays his balance. We do not have a good enough photo showing the food debris splattered all over the wall.

    Our time date stamped system shows no application from anyone recommended by these tenants. The first applicant we got qualified so we approved them for the unit. 

    For the last time, there was no damage to the unit, just cleaning, some batteries for a smoke detector that was continually beeping, some paint behind the stove to cover food splatter and a new blind that was broken but new 3 months earlier. This is tenant responsibility.

    I have text messages from my wife and the lady in their office, messaging her back-and-forth and offering her somebodys information that wanted to rent the unit and her replying to my wife the The unit was not move-in ready because of the damages. We caused then later on went back and said it wasnt because of us that they couldnt rent the unit out. The guy is trying to nickel and dime me for a little things that I didnt do. my wife is a housekeeper theres no way that there was any kind of food on the backsplash they did a move out inspection and there was nothing wrong with it when we moved out as well as the pictures that I uploaded to you guys that my wife took when we moved out. This is insane to me that Im being treated like this over a property that was disgusting. When I moved in there I even had to add bark chips in the back because it was just bare dirt out there. Whats crazy to me is that you guys are allowing these people to charge me all this money for things that I didnt do they kept my deposit that shouldve been good enough. Im not paying these people for months that I wasnt renting the house that they didnt want to rent it out because they were trying to run the bill up I have multiple messages between my wife and the lady in their office with her arguing with us about things that we didnt do and at the end of the day she told my wife oh sorry it was a mistake on my end ! I can provide you guys with all of this information if needed! If you look at their reviews, this place is known for scamming people. This is what they do. This is how they get their money praying on the little people. Again, they keep throwing shade at me, saying that I left food on the backsplash and I left the house super dirty. I left the house move to Washington and even had my wife stay there for two extra days to clean the house and take pictures so we didnt have to deal with this!

    Also, can they provide me with a copy of the email thats from my email sending them that address ? Because *** never once provided anybody with that address or have any correlation with it again I live in **************** and have since I left that terrible property again, if I received the mail, dont you think I wouldve reached out before it got to this point? Can you please provide me with a copy of the certified mail that they sent me that has my signature on it that I signed for it ? Because  that never happened! And now Im being turned into collections for an amount that isnt even the correct amount that I supposedly owe them!

     I have text messages between my wife and the lady that works in the office that had claimed the reason they couldnt rent the unit out was because of how damaged we left it and they had to wait 30 days to rent out the unit because the damages we left in the unit needed repaired so shelter can take that  30 days of rent off my collections as well ! Again, I can upload all these conversations if needed!

    We'd like to see the text messages. We provided him the attachment prior to them vacating that clearly states he is going to be charged rent until we find a replacement tenant.
